I recently used Express Conveyancing to review a legal pack pre auction. They turned a full report around in three working days and it was incredibly detailed, with all key information highlighted in red and drawn out specifically within the email. Being an auction property, time was limited and any questions I had about the legal pack report were answered in detail on the same day. I didn’t move forward with the property but if I had I wouldn’t have hesitated to use Rebecca and Express Conveyancing to handle the purchase. I am continuing my property search and will absolutely use Express Conveyancing in future.

PASS YOU ON TO ANY INCOMPETENT SOLICITORS
I was recommended by my sister to use these solicitors for the sale of mine and my stepdad’s house back in May 2024, I didn’t realise that they don’t deal with it themselves but refer you to another solicitor, I had been given Appleby’s solicitors, and the solicitor assigned was useless from start to finish and I had to contact Express Conveyancing on several occasions about them but all that they did was email them to ask them to sort it out, this wasn’t good enough and after 6 months of dealing with this the buyers have pulled out. This was an auction sale and should have been completed in 56 days. DO NOT RECOMMEND

For context, it is important to give the following details:
- We do not “pass you onto any solicitor” – we operate a closed panel of solicitors who are appointed on a merit basis depending on the type of transaction, and removed from the panel where they do not deliver to our clients the level of service we expect, as in this case.
- We cannot accept your comments that you were not aware that we operated a panel arrangement especially noting you were recommended to us by a family member who was happy with the service they received for their property. Before the instruction was accepted, our team spoke with you to run through the process, the quote etc before your instruction was accepted and we explained how we work. We also provided details of the firm you were appointed with on the date of instruction and you raised no objections to this.
- By no stretch of the imagination was this a straightforward sale as it involved complicated Power of Attorney and Trust matters. Whilst it is unfortunate that the buyers withdrew in the end, such is the case with complicated transactions.
- This was compounded by the fact that the sale was under auction conditions to a buyer who initially did not consider these an issue, and then discovered issues preventing them from completing on the sale, having placed a winning offer.
- As to your comments that the team here did nothing more than send an email on several occasions, you are well aware that this wasn’t the case.
Again, we are very sorry that the sale of the property did not proceed to completion and under such difficult circumstances for yourselves. Your conveyancer has also explained the complex nature of this transaction which we hope you will consider before you remarket the property again.
We can assure you that we worked incredibly hard to try and resolve matters and have taken the necessary steps within our panel and team to ensure that this experience is not repeated.

Selected this company for a fast conveyance!
Selected this company for a fast conveyance, the solicitor was allocated at Cartwright King and despite receiving the necessary documents from the Vendor lied about receiving them then lied about responding.
Rebecca at Express Conveyancing is not able to get them to communicate and we are now over 2 months in and they have still not given a date for exchange.
If you are not in a hurry and want a very slow but cheap service they may eventually get the job done!

Whilst we are happy to issue a timeline of events (which we are sure you have received from Cartwright King confirming the true course of events), we are surprised to see your accusatory/misleading review suggesting we haven't been able to press Cartwright King to respond. Noting your review is dated 17th October, and the latest update you have received from them being dated 16th, we can only imagine this is as a result of mis-information.
We appreciate you might not be familiar with the Law Society’s current guidelines of leasehold/share of freehold matters taking between 16 and 20 weeks to complete, however, we are pleased to hear that our “very slow, cheap service” has brought a new build (conversion) leasehold matter to a pre-exchange stage in just over 10 weeks.
In any event, as you are well aware, Cartwright King are preparing the matter for exchange and we wish you well with the new property once completed.

I considered a few firms before approaching Express Conveyancing. I was a little unsure initially as I last purchased a house many years ago and I haven’t used an online firm before. I decided to give them a call and the person I spoke with was so friendly and explained everything to me about my quote and how things would work being online. I was assigned a solicitor who was not based near to me and they were absolutely excellent. My contact Rebecca kept me in the loop all the way through. I selected Express Conveyancing because of the great reviews. Fast, clear, on-line, fixed fee. Anything but! They out-sourced me to a solicitor 2 hours away from my home. She was facetious and very unhelpful. Express Conveyancing promised much and delivered nothing. Condescending and useless. They advertise an on-line platform and supposedly coordinate your conveyancing, but when the out-sourced solicitor doesn’t engage, it’s impossible to see the benefit of using Express Conveyancing. Avoid.
