Fine & Country have a bizarre selling strategy, at least in London (Tufnell park). I imagine I'm a fairly typical buyer; a very busy London professional. When enquiring about a property, what I want is to be efficiently and quickly booked in for a viewing. If the agent also wants to do a quick LinkedIn search to check I'm likely able to afford the property, that's all fine. But the actual experience on the phone is more like:
1. Listen to the agent's (literally) 10 minute uninterruptible spiel about how amazing the property is and how it's guaranteed that I'll be putting an offer in once I see it.
2. Get told there is a 20 page "application form" to be able to view this exclusive property, only to be told at the end of the phone call that I'm speaking to a "director" who can bypass this with a quick LinkedIn search. This is complete nonsense; I highly doubt such a form exists, and if it does it's completely unreasonable.
3. Listen to the agent continue his spiel about how he has clients flying back from LA and Paris to view this property. Even if this is true, it's completely irrelevant to me as someone who just wants to view the property, and felt borderline unprofessional.
4. Finally, after having about 20 minutes of my time wasted, getting booked in for a viewing.
I suggest that you align your selling strategy more with typical buyers in the area. They likely consider their time as valuable, so don't waste it. Do a quick LinkedIn check, or whatever you need to do, and then get them booked in quickly and efficiently. Drop all the nonsense about exclusive application forms and clients flying back from LA. Your typical buyer is smart enough to see through it, and it's not going to influence the offer that they end up making.
As a final point, you should update your "discrete" listings on RightMove to at least contain enough minimal information to let a potential buyer work out whether it roughly matches their criteria, such as square footage and cluster-of-streets (rather than an entire vague area, which is not nearly specific enough when considering things such as proximity to nearby tube stations). You could easily do this without losing the "discrete" aspect of the listing.

Fine and Country are by far the most professional estate agents I have ever used. Buying and selling a house is not easy and can be quite traumatic, so you really need a person with lots of experience and a calm manner who can pull all the elements together and make sure that things stay on course

We sold our house through Richard Hughes from the Chester office of Fine & Country. From the very first meeting he exuded a calmness and professionalism. Due to dealing with someone from the Shrewsbury Fine & Country office for a purchase we wanted to make, the agent for which was totally useless, Richard asked whether we wanted a quick sale to meet the potential purchase and the sale price suggestion was considerably lower than we wanted to sell for. Undeterred, we were steered by Richard towards a sale in difficult times for our niche property and he secured a sale by first-class marketing and an excellent sales strategy relying on an open day. This master stroke negated the requirement for painful days upon days of cleaning and polishing, constraining us to only do this for the images and for the open day. F & C offered a consultation for staging the property through a partner company and the advice, included in the package, was invaluable in preparing the property for market.
Richard made himself available at every step of the way to guide us in what always appeared to be the right direction for us, not him.
All in, apart from the chap from Shrewsbury branch, a first-class experience and I would have no hesitation at all in recommending Richard Hughes to anyone thinking of selling their property.

Asked for an evaluation and the person scheduled, who I understood to be the valuer, didn’t turn up. The lady who did stated that as my neighbours had sold for £255k and we didn’t have an extension we should market it for £250k. I pointed out that they bought 3 years ago and I have had a valuation for £325k since then. She advised that she was not the actual valuer and would go back to the office and discuss and call me back. Five days later and nothing!! No way has this place dropped £75k. It was almost as though a figure was plucked out of the air. Similar properties locally are all on for over £280k Shocking waste of my time
