I'm extremely happy with the service…

I'm extremely happy with the service and survey report provided by Fourth Wall Building Surveyors for my Grade II listed property. After noticing various issues around the house following the extreme hot weather we experienced this year, I decided to enlist Fourth Wall to carry out a thorough inspection of the property and help me better understand its condition.

From start to finish, the whole process was incredibly straightforward. After purchasing the report online, communication was excellent throughout, and Fourth Wall were always easy to contact and deal with. The process was smooth, professional and reassuring from the outset.

Liam, one of Fourth Wall's directors, carried out the survey himself. This is one of the things I particularly appreciated about Fourth Wall: their director-led approach gives you confidence that your property is being assessed by someone with real expertise who genuinely cares about the quality of their work and the service they provide.

The report was completed promptly, with the initial work carried out within a day and the full report delivered within seven days. At close to 200 pages, it was incredibly thorough and covered everything we could have hoped for. Not only did it address our main concerns in detail, but it also provided a comprehensive overview of the property as a whole, from top to bottom.

Having such a detailed report gives us a clear understanding of the issues affecting the house, as well as valuable guidance to help us plan and prioritise the necessary repairs over the coming months. It's something we can refer back to as we work through the improvements, helping us maintain the property and ensure it remains in good condition for years to come.

Overall, I'm extremely pleased with the experience and would happily recommend Fourth Wall Building Surveyors to anyone looking for a thorough, professional and well-presented survey, particularly those with an older or listed property who want a detailed understanding of its condition. The combination of excellent communication, a personal director-led service and an exceptionally comprehensive report made the whole experience worthwhile.

I wouldn't hesitate to recommend Fourth Wall.

This company will miss asbestos

This company will miss asbestos, Woodworm and damp. After using them for a level 2 survey I will never use this company again or recommend them. It's cost me hundreds if not thousands to put right errors I believe should have been picked up on the survey I had with them. They also don't take responsibility for the errors made. They don't even deserve the 1 star.

Reply from Fourth Wall Building Consultancy

We are disappointed by this review as it contains a number of statements that are directly contradicted by the survey report and the information reviewed during our formal complaints process.

Making public allegations that a surveyor "missed" defects when the report expressly identifies the relevant risk and provides appropriate advice is misleading to prospective clients.

The review states that asbestos was missed. This is incorrect. The report contains a dedicated section relating to asbestos and specifically identifies potentially asbestos-containing materials, advising that there is a risk of further material in the building and that specialist testing would be required to confirm its presence.

The allegations regarding damp and timber infestation relate to conditions reported after skirting boards had been removed and previously concealed areas of construction exposed. A RICS Level 2 Home Survey is a non-invasive visual inspection and does not include removing finishes or opening up concealed construction.

The report further identified moisture-related risks, recommended monitoring for signs of water ingress and advised obtaining up-to-date electrical certification and further investigation where appropriate.

Whilst we respect every client's right to leave a review, it is important that reviews are fair, accurate and do not misrepresent the contents of professional reports.

We remain entirely satisfied that the survey was completed in accordance with the RICS Home Survey Standard and stand by both the report and the conclusions reached following our formal complaint investigation.

Absolute waste of time

Absolute waste of time. I bitterly regret instructing Fourth Wall to do my survey. My report showed just one significant issue that I was already aware of so I went ahead with the purchase only to discover 6 weeks after completion that the roof needed to be replaced. I had paid extra to have the roof assessed as this was my biggest area of concern. I contacted Fourth Wall to complain and was very quickly sent a lengthy email explaining that this wasn’t their fault. I really don’t understand how it can be ok to miss something so significant. No doubt I will get a response to this review again saying it wasn’t their fault, they didn’t break any guidelines etc etc but my warning to anyone considering this company is to make sure you make clear that you want them to actually look at all areas of the property and not just give assumptions. If they can’t promise to do that then don’t use them.

Update following a Fourth Wall’s edited response after failing to get my review removed.

I may have been naive to expect the thorough survey I thought I was getting. My advice remains to be completely clear about what they will and will not look at before you use them. It should also be noted that I have had no apology or offer to refund the survey cost.

Thank you for your updated review.

We take all feedback seriously, however a number of the statements made are still factually incorrect and do not reflect the contents of the report provided.

The condition of the roof was not “missed”. The report clearly identifies defects, associated risks, and required actions, including:

Page 19: Identification of slipped tiles and deterioration to the roof covering, with confirmation that defects present a risk of water ingress and potential damage to the building fabric

Page 19: Recommendation for immediate repairs to mitigate against this risk
Page 20: Advice that the roof covering would likely require renewal within 5–10 years. This is based on the assumption that our advice and general maintenance is continued. Delaying immediate repairs to the roof for several months will naturally cause the roof to fail more quickly.

Page 22: Identification of defective flashing and recommendation for immediate replacement to prevent water ingress

In addition, your statement that the roof space was not inspected is incorrect.

Page 39: The report includes a dedicated section confirming access to and inspection of the roof void, noting the roof structure was viewed and assessed, albeit within the normal limitations of safe access

At the time of inspection, no evidence of active water ingress was observed within the roof void.

Your assertion that the report identified “only one significant issue” is also incorrect. The report sets out multiple items of disrepair, maintenance requirements, and areas of risk across the property, including but not limited to the roof.

We appreciate that discovering additional costs after purchase can be frustrating. However, the purpose of the survey is to identify visible defects, highlight risks, and advise on future liabilities all of which were clearly set out within the report provided.

As a small business that prides itself on providing a high standard of professional advice, it is disappointing to see a review which misrepresents the contents of the report and the service provided, particularly where the issues in question were clearly identified and communicated.

If you would like to revisit the report findings, we remain available to discuss this with you directly.

Professional, Helpful & Highly Recommended

If you are in the process of buying your first home, I would definitely recommend Fourth Wall for your survey.

From my first contact with Fourth Wall, I was put at ease by Rami who kindly arranged for Liam, the surveyor, to call me and kindly guide me through the different types of survey that were available.

I opted for a Level 3 survey and was impressed by the level of detail and simple-to-read layout of the report that followed. Pete sent me the survey which effectively highlighted some work which needs to be done on the property which enabled me to negotiate a fair price.

I honestly can't speak highly enough as each step of the process was done in a timely and helpful way. I have now moved in to my first-time home and couldn't be more grateful to Fourth Wall for their help in making my move a reality.

A bit disappointing

Communication was often slow (responses to question after report) and at times confusing (initial quotation and booking in survey time). There was also no reference to the two things I had highlighted when booking when asked if there was anything in particular I wanted them to look at. I wanted to support a newer/smaller business so didn’t initially mind the more expensive quote but given the above, it wasn’t worth it. Neatly designed survey report template.

Thorough, transparent survey on property survey

We recently had a survey conducted by Fourth Wall on a property we wish to buy. The whole process was fast, prompt, transparent and stress free. We have had many surveys in the past but this one stands out as being very informative and jargon free. Follow up questions were dealt with and the uncertainty (and stress!) surrounding the purchase was greatly reduced. We would recommend them to anyone in a similar position. We will not hesitate to commission them in the future.

Detailed and useful survey report

We received an extremely detailed survey from Joshua Weston, which contained really useful information. The level of detail that Joshua provided helped us with planning, and allowed us to go ahead in purchasing our new home. The communication with Fourth Wall was excellent throughout, and we received polite and friendly updates in a timely fashion from Zoe.

Generally high efficiency with great details.
We had our survey and the surveyor called at the end of the survey to talk us through some of the problems of the house. We were first time buyer and have loads of questions, yet he answered with patience and gave us lots of details and explanations. Report came in within a week, just as they promised. Great details with many relevant pictures. Certainly he identified a lot of things (major and minor) that we didn't noticed.

We read the report and some questions arise a month later. Email them, got really specific answers and responses with explanations.

Really happy my friend suggested them to us, and would definitely use them again and recommend them.

Brilliant house survey

Joshua Weston did a full survey on our C.1900 property. This is our first property and he really helped us understand the process. The survey was set up quickly and came back within a week, we were so impressed with how comprehensive it was. Following some of the issues raised Josh then referred us to contractors who could provide quotes for the issues within our area going above and beyond after we had bought the property. Brilliant and couldn’t recommend them enough.

Excellent from start to finish

From my very first interaction with Forth Walk I was impressed. The speed that the quote was delivered, works booked in and the turn around time of the finished report was excellent, also the quote was competitive. As a surveyor who has worked in the industry for many years I have come across a variety of firms, however, this one truly stands out.

I wish Josh and his team all the best for the future and I offer Fourth Wall my full recommendation to anyone thinking of using their services!

Fourth Wall gave a very competitive quote to undertake a RICS Level 3 survey.

Their communication on the day was excellent and the survey report was a comprehensive document provided after 5 working days in an easy to read format.

I will definitely be using this firm again and also recommending them to other people.

Thankyou for an excellent service.

Didn’t get my survey, rude, waste of time for vendor and agent

The problem with this company is the young founder Josh, he can’t take criticism, and I’m guessing his couple of years in business haven’t taught him how to handle customers correctly. He is rude, abrasive and arrogant. I waited 3 weeks from start to finish to try to get a survey completed from fourth wall. I digitally sign contracts a lot in my 25 years in business but the link that was sent to me was broken - apparently Josh tells me no other person has ever received a broken link (it seems Josh is always right and the customer always wrong). I couldn’t access the invoice and only received one email on the day before the survey should have completed asking me to digisign (broken link!). I went backwards and forwards with codirector Annie, just simply asking for a correct link. All I wanted was my survey. Moving house is stressful, and it’s been made easier by using professional companies who understand time is usually of the essence. Fourth wall (Annie) told me she had marked it as urgent which should mean speedy delivery. Urgent to Annie apparently means it takes their standard 5 days. Which is kind of stupid baring in mind this is a tiny company, with 2-4 people in it and a virtual office to make it appear they have a central Manchester address. Young companies should be hungry enough to be able to complete a survey in a few days (I’ve since spoken to Novello who are a large surveyors who can complete in 2 days!). My other gripe was the fact they couldn’t offer credit card payment. I did ask in an email but was told only bank transfer into their Monzo account. This left me feeling uneasy. I emailed on the Friday when I was to receive the survey to let them know my money was tied up and payment could be made the following Thursday (Josh has since called this ‘refusing to pay’ but I was very clear) But I then got access to funds and paid on the Sunday which was 2 days after I finally gained access to the invoice. I received an email from Josh who basically told me that my email (though he had now magicked up multiple emails) saying he wasn’t going to take abuse and telling me I couldn’t have my survey! Most of what he said was made up, he embellished and exaggerated, making a mountain out of a molehill. This is not how business should be done. He then sent a number of schooling emails to myself, my solicitor and my agent (all of us grown women who have been in business 20 years longer than him) he also copied his entire Fourthwall team in on the emails (2 other graduates) - you know to really show us up, which must have made him feel like a big man. In the end, Josh showed himself up, he showed himself to be a very insecure and inexperienced business man who does not know how to behave. His temper and immaturity had got the better of him and he has opened himself up to criticism of this nature. If Josh had left Annie to deal with the situation and he hadn’t tramped in with all his bravado then client would have been happy and they had retained business. I called Novello to tell them what had happened with fourth wall and they have already booked a surveyor and given me some really good advice because my job is a tricky one. In hindsight I shouldn’t have chosen such a small and new company like Fourthwall who doesn’t have the experience, expertise or sense to deal with this type of structural survey. Dealing with a company like this, with Josh trying to be at the helm, is going to cause problems for customers as if they do have any problems, Josh will make it their fault. He will ruin it for the other people in his team.

Fantastic service - highly recommend!

I can't thank Fourth Wall enough for his professional, efficient, and superb service. We got booked in for the house survey in just a few days and then communication with the team was fabulous. The report is fantastic - really thorough but easy to understand too - and a follow up chat offered to explain the details of the issues and recommendations. The professionalism, efficiency, and communications of Fourth Wall are really impressive and I highly recommend them without reservation!
