We required a Level 3 building survey on an old cottage and having contacted GAR Property Consultants Ltd (Graeme Rich) and read the previous excellent reviews, we decided to appoint him to act on our behalf.

Great communication from the outset; Graeme scheduled a survey of the property within a week of first contact and provided an extremely thorough and comprehensive report within the seven days following. We were particularly impressed with his attention to detail and the extensive number of photographs included in the report. He made many recommendations concerning the remedial work required and offered ongoing advice if this was needed. We found Graeme to be friendly and very approachable and his services have proved invaluable.

Following my initial enquiry I received a response, within minutes, from GAR. They consulted with me about the most suitable survey for our property and we are glad we went with the Level 3 report.

Graeme arranged the property visit directly with the selling agent and kept us fully informed at all times. He provided an extremely comprehensive 178 page report, complete with photo evidence. He was able to provide rough (unofficial) estimates for immediate remedial work and the report even includes a list of things that our conveyancer should be querying with the sellers.

He regularly went above and beyond in terms of personal service. He noticed the property incorrectly located by a number of official organisations. This will likely have helped us to avoid severe delays in our conveyancers searches as I was able to fore-warn them to double check the location of the property within the search results. He also provided links to official trade bodies where I can find a suitable specialists for additional quotes, along with recommendations of his own.

All in all, I simply cannot recommend GAR Property Consultants services highly enough. Even the selling agent recalled having had very positive experiences with them. Honest, trustworthy, efficient and knowledgeable tradespeople are tough to find but this company is well worth the money.

Concerned about possible damp in my property, I contacted the company. I was most impressed by the gentleman's readiness to offer help and advice, explaining it was not his specialism.

I contacted Graeme at short notice to step in and conduct a survey for a holiday house purchase. His communication was fantastic from the initial conversation: thorough, considerate and very helpful. Truly outstanding! A very thorough Level 3 Building Survey on a property we are purchasing subject to contract. Graeme left no stone unturned in his search for faults and the report was packed with detail, useful information, and a miriad of illustrative pictures that helped to bring the words to life. GAR provided a really comprehensive service. The report was extremely detailed, with good explanations and practical recommendations. The report was produced within the timeframes discussed (slightly quicker actually) and replies to questions were really quick, which was very much appreciated.

There was a small initial wait to engage but that was entirely due to the fact that good surveyors are super busy at the moment. If your surveyor has immediate availability it's worth considering why that might be. Likewise, GAR are not in the bargain basement price bracket, but considering the level of service, there is a lot of value in the price paid. We certainly felt so and we were not disappointed.

Booked in for a structural survey, Graeme communicated throughout the process with updates so I knew where it was up to.
The report came back within in days after it being done, it was easy to read with guidelines on what can be done next to further investigate or what needs to be fixed. It was clear but very detailed. I would definitely use Graeme's services again in the future and I will be passing on his details if anyone needs a surveyor.

An excellent service, a very thorough survey that helped me to avoid a dangerous purchase and to get the right house. The detailed report is very useful now for the house maintenance.

Contracted GAR to perform an in-depth building survey on the property we wished to purchase. Very thorough and comprehensive. The report outlined a number of issues which needed to be addressed prior to purchase, as well as issues that could be taken care of once in the property. A detailed set of photographs was also included in the report along with a description for each. The survey itself took 3-4 hours to complete, and the report was delivered to me within 7 days, so I class as a very good service indeed. I would thoroughly recommend GAR to undertake building surveys, and would use them in future for any survey work of this nature.

Graeme was very helpful and friendly, contacted the vendor promptly to arrange the survey, and the survey was incredibly detailed, just what we needed with a property of that age that we’re looking at. This is the 2nd time we have used GAR property Consultants for a survey. They carried out this homebuyers report very speedily for us and also sent me the finished report within 2 working days. They are very helpful in their recommendations, and available afterwards for follow up clarifications if needed.
Comprehensive photos are included which are themselves very useful to get a view of parts of the property we could not access.
The report gives some basics of property construction and covers defects in the grounds and outbuildings as well.
We would not hesitate to use them again.
