The app is very useful and user friendly and it’s a very great idea for small and big investors. But me personally as a Lebanese citizen I'm facing a high fees on deposit because of the Lebanese banks high rate, i don't know if it can be solved in another way to evade these fees.

My experience with Stake has been disappointing. The exit process is far from easy, and I honestly can’t tell whether I invested or got scammed. The property value moved from appreciation to depreciation, and when I requested to sell, I was advised to list it at a 10–20% discount or will not be easy to sell which completely defeats the purpose of an investment.
There’s a clear lack of transparency and accountability, and the overall process does not reflect what a real investment should offer. By the ways still not able to exit 😏

Real estate is a long-term investment, and unlike stocks, it’s not designed for quick exits or guaranteed short-term gains due to the transaction costs involved. The value of your property can fluctuate based on market conditions, and early exits — especially after just one year — may not fully reflect the long-term growth potential of the underlying asset.
Our biannual exit windows are designed to provide liquidity while maintaining fairness for all investors. Listing shares at a discount is optional, but sometimes necessary if there’s limited demand in a particular window. This is similar to how pricing works in any secondary market, where sellers and buyers agree on fair value based on current conditions.
We take transparency very seriously. Every property on Stake is professionally valued by a third-party RERA-licensed valuer on a semiannual basis, and those reports are made available directly on the platform. You can always see the latest valuation, your ownership share, and total returns on your dashboard.
That said, we understand how frustrating it can be when expectations aren’t met and when liquidity takes longer than hoped. Our goal is to ensure that every investor has full visibility and confidence in their portfolio.

⚠️ Warning — Highly Disappointing Investment Experience with Stake Property App
I invested in a property through the Stake app in Dubai expecting a transparent, professionally managed real-estate investment. What actually happened was the opposite.
My funds were locked for more than 18 months with no flexibility and no realistic exit option. Throughout this period, communication was minimal, and there was no visibility of project performance beyond generic updates.
When the time finally came to sell, the platform unexpectedly reduced the property valuation just before the selling window opened. Dubai real estate has been climbing, yet Stake’s adjusted valuation suggested the opposite. The timing and lack of justification raise serious concerns.
Trying to exit the investment was even worse. To sell your shares, the app forces you to list them below market value (5–20% discount), and then applies additional fees. The platform design almost guarantees that the investor loses money on exit—while Stake still earns.
From a quality and transparency standpoint:
No control over your investment during the lock period.
Critical decisions (valuation changes) are not communicated with supporting data.
The selling mechanism is clearly structured to benefit the platform, not the investor.
After going through this, I do not consider Stake a fair or investor-centric platform. Your funds can be trapped for years, valuations can shift without justification, and selling requires you to accept losses plus fees.
With so many better and more transparent investment options available in Dubai real estate, putting money into Stake is, in my experience, a high-risk decision with low accountability.

⚠️ Be Very Careful – My Worst Investment Experience with Stake Property App
I invested in a property through the Stake Property app in Dubai, and it has turned out to be one of my worst investment experiences. My money was locked for over 1.5 years, and I had no control or flexibility during that period.
When the selling window finally opened, I expected to see gains — especially since Dubai property values have risen significantly in that time. However, just minutes before the selling window opened, Stake suddenly lowered the property valuation. This was shocking and extremely frustrating.
To make matters worse, if you want to sell your shares, you’re forced to offer them at a discount (5–20%), and then Stake also charges fees on top of that. This means you end up losing even more money on an investment that was already performing below expectations.
It feels like the platform is structured in a way that benefits Stake, not investors. The lack of transparency around valuation changes and the heavy selling penalties make it very hard for investors to get a fair return or even exit without losses.
In my opinion, do not invest your money here. You risk having your funds locked for years, facing sudden valuation drops, and paying high fees just to sell. There are far better and more transparent ways to invest in Dubai real estate.

I have been using STAKE for over a year now, and I started by testing it by investing $ 1,000 and seeing how it worked. I also withdrew the money to check if I could really get it back. Which I did really easily.
Additionally, the verification, setup, deposit process, and choosing your investment are very Transparent and easy to navigate.
