I have recently had dealings with Brownhills Goodchilds

I have recently had dealings with Goodchilds Brownhills office, and I can not thank the staff enough. Leanne was my main point of contact when I was helping my daughter and her partner complete on a property to let. Leanne was always extremely friendly and helpful. Rebecca is now point of contact regarding any repairs, and again very helpful.

Can't even get a viewing as a buyer

I am having the worst experience with Goodchilds.

and all I'm trying to do is view a property. 3 days ago, I saw a property advertised. I telephoned to book a viewing. They took my details and I was told someone would call me back.

That didn't happen, one would assume that this means someone calling back in a couple of hours. Apparently, not.

It means someone will call you at sometime in the future but they don't know when.

Third day of phone calls today trying to arrange a viewing; was told 'your details are here for us to contact you.' I told them I know this, because I've been phoning every day to try and get someone to call me to arrange a viewing.

I feel REALLY SORRY for ANYONE who is selling a property through this estate agents. Dragging their feet with a viewing, what on earth will they be like when it comes to actually putting offers / sales through.

This is my first house purchase. If it wasn't for the property specifics being a perfect match I'd have ditched trying to get a viewing by now.

If you are selling, I'd go elsewhere.

Good Service

I’ve had various conversations with different staff regarding the purchasing of a property sold via Goodchilds. I can’t name a single person that stood above the rest with delivering great customer service. As you may be aware moving house can be stressful and daugnting. I can’t say that Goodchilds helped with the ease of this process. Other than just doing their job. If I’m completely honest the service was just ‘ok’. Nothing more nothing less. It was just ok.

Goodchilds Brownhills

Goodchilds Brownhills. Very poor response to over three months of logs of nuisance behaviour of tenants and regular formal complaints.
They phone the tenants who deny it all. So, apparently, they have no evidence.
Would you disclose your noisy sexual activity, your barking dog with guarding behaviour issues, your inconsiderate banging of doors, oh, and your blatant use of Class B drugs?!.....
This apparently does not relate to any aspect of the tenancy agreement so can't be 'policed'. It's a neighbourly issue. Yes, and which managing agent made the contract for them to become my neighbours?! Not my responsibility for sure

Excuse after excuse after excuse

Had holding deposit down on a flat for 7 weeks and Goodchilds cancelled it due to messing about with gas and electric certs. I was promised all work would be done whilst office was shut over christmas. 4th Jan came and they still hadnt even got credit on the gas meter to do a gas cert. 11th Jan and then they had done the gas cert and it failed, it was this point Lauren phoned and wanted to cancel. She would not allow me to speak with Anisa Patel.
Brownhills Goodchilds are not to be trusted. If you're a landlord i would rent your property with a company that is fit for purpose.
I was apparently their "top priority". I would phone for updates every other day to see what was happening and they would not treat you like a customer. They dont take responsibly for their incompetance, blame the landlord and could not even apologise for wasting my time for so long. AVOID!!!!!

I live next door to a rental which is…

I live next door to a rental which is with the Brownhills office. Over 6 years the Tennant's they have put in the house has been appalling! I have had damage to my property at a cost of over £500.00 and have found people in my garden, had stones thrown and numerous other things at my house. They have caused enough trouble the police have had to be called. They have had to evict Tennant's through non payment of rent. Thugs trying to set fire to the property door. All this time I have kept quiet. Now we have a couple who have no regard for the residents. The noise from sexual activities is disgusting. You can hear the screaming outside the property and through the walls. We have children in the close. They have an anti social dog that has lunged for me snarling and luckily it was on a lead. Foul language. Constant visitors during lockdown. I have contacted the Goodchilds branch twice now as again they have attached things to my property which caused the damage from the last Tennant's who were running an illegal car repair business and made enough to put a deposit down on a house. I have asked for copies of the fictitious letters they have supposedly sent regarding removing the item from my property. Nothing! I have spoken to the owner of the house and he knows nothing about the problems. This is a very discourteous company. They don't follow up on issues. They just go quiet. I hope the other branches do a better job. I do not have a problem with it being Tennant's in the house just do your job and sort your Tennant's out!

I do not recommend this agency at all

I do not recommend this agency at all, because there is no professionalism and no misunderstanding towards the client. We a family with 3 children wanted to rent a house from them, our experience with this agency started well, we paid £ 100 advance for the house, but after we took the spike from the guarantor, the agency refused to return our advance, plus it closed the receiver for no reason. Be very careful not to fall into the same net! £ 100 is money for a family with 3 children !!!

If I could give 0 stars then I would.

Very unprofessional, several staff members told us bare-faced lies when we were in communications, which all contradicted each other.

One of the most frustrating problems was Goodchilds' inability to adequately vet buyers' details. We have now gone with an online estate agent instead, Purple Bricks and we have to say that the service and price is far superior.

Rude and anti pets! Hanley branch

I am pretty sure that this agency make the decision for their tenants, when asking for pets they are just straight up blanket banning pets without a good reason. Tracy is the one who is extremely rude.
A property advertised look grubby, like it has had animals or children in there, offered to re decorate and get new carpets ourselves. She said then she would ask the landlord (so I'm assuming she just said no without actually asking) never got back to me, again! Stop advertising as family properties. And put no pets if its the case instead of making people call up. And she also told me that they don't accept garantors but told my husband they do, she was so rude! Kept over talking me too.

Just to add to the plethora of scathing…

Just to add to the plethora of scathing reviews - If I could give this company no stars - I would. We viewed a property - the ad did not state “no pets”. When we asked the viewings manager about pets, she was incandescent with rage, told us that we should never have viewed and we’re wasting her time! We tried to consistently call her Manager - the owner, to discuss this. She flatly refused to speak to us. Shocking discourtesy and totally unprofessional. Despite continual requests, no one called back, just treated us like something on the bottom of their shoes. Do not put your house up for rent with these clowns, they are rude, abusive and plain arrogant. I’m not sure who they think they are? However - the person at the helm has no care about her business, so why should any of the rest of her staff? AVOID, AVOID, AVOID

Dreadful

Dreadful. The office manager has all the chat. Three weeks before we got a “ for sale” sign, over a week for any feedback from the ONE viewing they managed to book and the house we were after was sold by the same agent who knew we wanted it but did not keep us updated. We had to find out by driving past ourselves.

Unprofessional

Wow, I have no Idea that they were this bad. My friends told me about them but had to experience for myself.
We live in Stafford and we found a place that we would like to rent on stone road. Been calling them and Calling them and no one ever calls back to us even though I talked to them 3 times in a week to make a viewing for the property. Everytime someone new answers and says we haven't heard from the landlord.
First of all, sad to see landlord loosing money because this company doesnt do their job. If someone is seriously about renting the place how hard is to call back and set up a date for viewing.
How are they still in business?
Dear landlords if you are reading this know this, there are many renters who want to rent from you but because of this company you are loosing money because they dont call back to renters and very unprofessional. Look for new agency or rent it yourself.
Sad that we cant rent that place and sad we cant get hold of the landlord himself/herself.

Please nobody rent with Goodchilds…

Please nobody rent with Goodchilds Brownhills. We had a few late payments paying rent and have been told we can't rent with them again, which is very wrong as we have never missed a payment.
Leanne Tambs issued us with a section 21 letter to get us out the property in 2 months time but when speaking to the council they didn't send us the correct documents. The council said they will need to re-issue it again but Leanne lied to the council and told them they issued us with the correct documents and emailed them to the council what they supposedly sent me. It is very unprofessional and wrong to lie to the council. I don't have a clue what I have done so wrong to her. We found somewhere to live but because they gave us a bad reference suggesting late payments we couldn't move out. Therefore they're not helping the situation as they can not want us out the property but also give us bad references so we can not get out the property. Also they think it's appropriate to just invite themselves round your house without asking and booking themselves in with a timeslot. That Leanne Tambs really must have a sad low life. All the properties in the area are Goodchilds brownhills so we are finding it very difficult to find somewhere. Seriously something needs to be done about this company. Its a badly run business. They have never helped us with anything in the past.

Goodchilds Hanley put my property on…

Goodchilds Hanley put my property on the market for sale, created viewings over the weekend had an offer, negotiated a deal all agreed within 5 days. Maintained control with the buyer and solicitor and had it all completed within 6 weeks. Rob and his team kept me in the loop all the way and never had any issues. A fantastic team and highly recommended, Would definitely use again.

Worst agency out there

Worst agency out there first ones to take your money but they find a million issues to return it. Incompetent staff who give false information to rent your property out and can’t return your deposit in time because their staff are on holidays.

Shameful they call them selves Estate agent.

Goodchilds in lichfield stay away!!

Goodchilds in lichfield stay away!!! My friend viewed a property and got told if he paid his holding fee noone else could view it, he did that. Did everything the estate agent asked him to do regarding forms and things to then be left with no communication for nearly 2 weeks!! To receive an email with some rubbish that the landlord no longer wanted to take his application further. However the very same day the property was then let out to someone else which means it was viewed after he had played over 100 pounds to hold the property and he was the first one to view it!! Hes now also waiting for that to be returned after 2 weeks of asking. Absolute jokers. Avoid at all costs!!

GOODCHILDS Brown Hills-Please avoid

GOODCHILDS BROWNHILLS: The worst estate/lettings agents ever. Our flat was taken on my them after our local estate agents sold us out to them. The staff are rude, arrogant, unprofessional, poor communicators, don't stick to arranged appointments (then will lie to your face and accuse you of not making the appointment - all with a tone of attitude might I add). The way they conduct themselves is shameful. They over inflate/exaggerate the need for, and cost of work to be done, and ignore tenants when they raise issues.
LANDLORDS: AVOID of you don't want your property swiftly vacated by your poorly looked after tenants.
TENANTS: no rental opportunity is worth having to have these amateurs as your agent--avoid avoid avoid I cannot amphasise this enough.
