Rude and disrespectful staff
I have recently attempted to book a viewing with Goodchilds Estate Agents Brownhills. A property went on the market on Friday, I called Saturday to make a booking but was told the Sales staff was out of Office and she would give me a call back first thing Monday morning. This did not happen, so when I called Monday afternoon the lady I spoke to was very rude and wouldn't book an appointment to view a property as 'it may be sold today'. I was not disheartened about not viewing the property it was more how she spoke to myself. I gave her my name and said that I am already registered with them but still asked me what position I was in and whether I was a first time buyer. Not happy with the response the lady gave I called first thing Tuesday morning, requesting to speak to the lady (Lisa Beacham) who emailed about the property. Telling her I was trying to request a viewing on the property and I felt the lady was very rude and reluctant to book an appointment. Lisa replied with 'well I was out of office the woman you spoke to was on lettings she knows nothing about it' the conversation continued and I explained that I'm not bothered about viewing the property if it's sold but it's how I was spoken to. Lisa replied with 'you're not viewing the property so I don't know what you want out of this call', at this point with their unprofessional tone I was very very annoyed, I requested her to remove us off the system as I would not be dealing with them ever again.
Overall I would highly recommend people to avoid this estate agent and I will be writing an official complaint to Goodchilds themselves.

Discrimination - Stoke-on-Trent
Once they know you are a foreign person they have a lot of requirements. My girlfriend call them and they told her the property is not available. I called them after that and they told me i need a guarantor who owns a house if i want to rent the property. On their website is not stated something like that, that i need a guarantor who owns a property. This has no relevance nobody asked me for this.

I had terrible service with Anisa and Leanne in the Brownhills branch. I've rented property for 4 years and have never come across such unprofessional, cocky, rude, misunderstanding, unapologetic people in my entire life. Like I stated above I am grateful they didn't deal with my application professionally as I can't think of anything worse than being tied to Goodchilds for 6 months to a year under a tenancy agreement!
I wont go into detail, they are not worth my time. Just AVOID AVOID AVOID!

Anisa in Brownhills is racist rude and disrespectful when my daughter was told to take application in to rent a property she was told no one else due in as someone has just been rejected, so tomorrow is good as well she was to pay all monies to cover rent and fees only to be told she was too late someone has now got it. She complained to who she was told was Managing Director Anisa Patel who isnt listed on companies House register of company directors so theres another lie. Told her not to apply for a property with Goodchilds in any branch as she was to black list her name for questioning why they they didnt call her to say not to come in as we had now let it out. Vey unprofessional, will not seek premises from these and certainly never recommend.

Had a horrendous experience when looking to rent a property. They use an 'independent contractor' to do the viewings who had no information about who was coming, so when 3 families turned up at the same time, we should have realised this was going to turn into a fiasco. One of the couples did leave fairly quickly as one of them nearly fell down the stairs due to a loosely fitted carpet.
We went back again and were told our offer was likely to be accepted. We contacted Goodchilds more than twenty times over a period of days to get updates. None received. Absolutely dreadful.
Stoke-on-Trent branch: easily the worst estate agency we have ever come across....
We had an appalling experience with this company - as prospective buyers and viewers of a property. The young man they sent to the house was the laziest, rudest, most disinterested and totally charmless employee (of any company - estate agency or otherwise) that I or my partner have ever come across. Goodchilds - or at least this branch (Stoke-on-Trent) are very poor. The initial contact (a phone call to secure a viewing) was unremarkable enough, but that was just inbound call handling. After the viewing there was no follow-up of any kind, even though we had been considering putting in an offer (we've changed our minds now, simply 'cos of our lack of trust in this estate agent). The chavvy and thoroughly unpleasant rep didn't engage us or talk to us - and was not interested in doing so. He refused point blank to wait around an extra five minutes past 1800 ("that's the time I finish work so I'm not staying a minute longer"). Furthermore the firm didn't take any details from us - or bother to contact us after the viewing - probably because they knew what we would think of the guy they had sent. If you are a vendor and are considering putting your property on the market in Staffordshire, avoid this firm at all costs. Atrocious.
High Tenant Fees, Slow Repairs if they happen at all.
Rented through Goodchilds for almost 2 years.
High fees were charged from the offset but were very slow to organise repairs. I requested my details be passed to electrician/ plumber but they wouldn't, resulting in repeated visits after they didn't properly expain leaks or faults or having been unaware of parts needed. This happened on multiple occasions.
Was advertised as having 2 parking spaces, and this was advised on the day. One day the maintainance company painted new markings, and we were only allocated one space. Goodchilds fained ignorance on the matter.
I reported a blind being incorrectly fitted which was falling out of the wall, this was only repaired by us when were leaving so that the deposit wasn't penealised. They inspected the property after 6 months and had noted the blind but nothing was ever done by them, in a two year period.
They also attempted to charge a tenancy extension/ renewal fee. This is a sham, as the Landlord has no problem with us and vice versa. Despite being told I would be at risk of eviction, the tenancy continued for a further year.
We did recieve the full deposit despite a redution of a check out fee, involving a minimal walk around seeing that the property was immaculate, and then myself having to perform all the meter readings, and clean the outdoor water meter so the agent could read it. I was charged for the priviledge.
If you are happy paying over the odds for tenancy fees, but not having prompt or even organised repairs, then Goodchilds are the letting agent to use for your next rental.

I have read some of these reviews, and I am flabbergasted. I have dealt with GOODCHILDS in Wellington for over 8 years now - Nick Labocha is the Manager, and what a lovely guy he is. We originally let our second house through him and he found the PERFECT tenants who stayed there for years, until we sold the property to an investor 3 years back. Nick negotiated for these super tenants to stay there and they are still there. We let our own home out via them 4 years ago when we came to Spain, and again we had perfect tenants, no problems at all. Even on Christmas Day when the tenants had a water leak that was approaching an electricity switch, Nick arranged for a plumber at 3 pm Christmas day afternoon. He has carried out the Gas Safe checks and his own tradesmen have done the jobs that required to be done. Living in Spain it is absolutely necessary to have a Lettings Agent that is first class. And when we decided to sell our house in November 2017, Nick gave us our valuation - above what we thought, and our house sold in less than 2 weeks, and we got just £500 less that the full asking price. Unfortunately, we had a SH** Solicitor, the worst - in Telford. (Terry Jones - would not recommend Them, to our worst enemy). BUT with great business management - and control - in very difficult circumstances, Nick personally sorted everything out for us - and the purchasers, who were at their wits end because of our solicitors. Very rude manager and poor customer service
Called the letting agency today to let them know about the maintenance that needs to be done in our property that they are letting us in Walsall to report about the issues because it has been raised a couple of times but we did not receive any response from them to sort it out. The issue such as the fence including the wear and tear paint work that needs to be done as well as the peeling wallpaper has been addressed when we signed the contract last November 2017 to Brad which has not been follow up since by the agency.
I calmly addressed the matter to Elsa at 9am today which she stated that she gives us a consent to "redecorate" as she described it (a term I would not use for maintenance since we have been renting the property for 3 years). I did highlight if this is the case, "please provide me a written email" which is a request I asked to cover us just in case the landlord would not agree on any changes to be applied. Called again at 3pm during my lunch break but the staff keep passing the phone and states that she is unavailable.
As a family and my overall experience as being a university student and a Biopharmaceutical professional who lets houses, I am astonishingly appalled on how someone in a high position would talk to a client or my mother who is the sole tenant who signed the contract. Goodchilds is stating that they are offering a highly ranked customer service and for someone in a managerial role to not resolve a simple request via email or call my mum or speak to me, a client that way, I am shocked on how we were treated today.
All estate agencies that we have dealt with in the past resolve maintenance issues straight away.
I called again after work (5pm) to follow up her email as we are looking to see the house in a good condition as good tenants who are renting the property for 3 years. She rudely highlighted that I am not living there. My mum and my sister lives in the property due to I have to be relocated for a few months in Bedfordshire to work with a Biotechnology company. I am moving back end of this month which i highlighted to her that I am not happy about because maintenance issues has been raised to them a couple of times.
Secondly, she highlighted that she spoke to my mum and I can't directly ask Elsa for an email because I do not live in the property. It has been highlighted before we rented the property all the way back in 2015 that 3 people will live in the property. I have just moved temporarily after already living in the house for a couple of years which terminates her statement. It was so appalling that she has to make a point that she is the manager which raised more of a concern for me since this is clearly not handled professionally and has to be raised to the Director of the company.
Thirdly, I am quite concerned that she asked me to fill in a form to move into the property that I also live. It has been highlighted again before we rented the property in 2015; that this property is to be rented as a family by 3 people. Goodchilds did not put all our names in their contract.
The level of disrespectful that I received today and for trying to chase up a company that is supposed to offer clients the best service "managing" estate properties for landlords made me ask Elsa the office hours and will be driving to sort this out asap all the way from Bedfordshire this week with my mum. We are aware of our contract agreement and it clearly states that the landlord is responsible to repair wear and tear. This agency has been making us pay £120 annually to "processing" of papers... (which has a lot of errors...).
I have numerous networks in lettings and would not recommend this agency unless they sort out their core values, standard of customer service as well providing training on how to treat clients properly. I strongly believe staff training is required or else, there will be numerous loss of clients and continuous bad reviews online which could affect the reputation of the company overall.
We will also seek advice from Citizens Advice Bureau.

Goodchilds is the worst estate agent ever. All they do is lie lie lie. Very incompetent and it looks like they do not even know what they are doing. They make terrible mistakes and will never accept it is their fault. Instead they want you to pay for their stupid mistakes. Full of untrained, unqualified staff with no attention to details. Absolutely useless and I think their staff should go back to college .They forgot to get me to sign a new contract with themselves on a house i was renting out. I decided to leave because they weren't providing the service i was paying for. Because of this they wanted money for leaving.

Keep away from this Company, they took on my property from Futures, I didn't get any correspondence informing me of this. Got a phone call to say my Tenant wasn't paying their top up rent, cut a long story short, turned out my Tenant had left the property 12 months earlier and they didn't know, £3,800 in arrears, my property is damp, cooker, sofa, all curtains tracks and curtains missing, none of the storage heaters work, kitchen needs replacing and all rooms stripping and painting and new flooring through out. They say because I am a Futures Tenant they are not responsible for doing house checks or rent arrears as they took the property over under Futures Contract, so how does this work as Futures no longer exist, they also tell lots of lies. How are they allowed to keep trading. I will be complaining to the them and then the Ombudsmen and suggest other people do the same as they will carry on taking our money.
Absolutely useless estate agents
Absolutely useless estate agents. After living in a rented property for 1 month our boiler overheated leaving damp in the hallway, bedroom, a warped door and doorframe and minimal hot water. After reporting this nothing was done. It took 18 months of ongoing complaints to get the boiler repaired, even with advise that it was unsafe and having 2 weeks of no hot water. To then get the other repairs done was an ongoing battle during which time they also put through a rent increase! After initially telling us we would get a reduction but going back on that because the person who said it left the business. When my partner complained again 23 months after the incident about the state of the property he was told someone would call the next day, the next day came and we had been served 2 months eviction notice. We had never missed rent in the whole time and the property was kept to a high standard minus the damage from an overheated boiler. This left us one month before Xmas with having to find a new property.
Disgraceful company who wouldn't know whatcustoner service was if it slapped them in the face.
