Passing the buck
So far my experience with Sandstone (Grant Property) has been far below par.
They have a flat above mine that their landlord renovated, but since this renovation they have had 3 separate leaks into my flat. (which I have owned for over 15 years and never had any leaks before this new landlord renovated!)
But when I asked them to send a decorator to repair my ceilings that their leaks damaged, they say they are not liable fir my damage and I should put a claim in on MY insurance!
Unfortunately I think this is legally correct but they obviously don't care to actually do the right thing, and didn't even offer any apology until I called them out on it!
Appalling experience with careless landlord
Giving this company one star is beyond generous from the service we received last year. Me and my housemates moved into this student house in 2021 and upon arrival we were welcomed by an immensely filthy house. There were condoms in draws, toothbrushes and other objects under the beds and sofas and thick dust covered all surfaces. Not only that the fire alarm had no working batteries in it which makes it very clear that the property had not been cleaned or even checked since the previous tenants moved out. Throughout the year we had issue after issue with door handles falling off resulting in two housemates being trapped in the room they entered; this occurred two separate times, the dishwasher stopped working and Grant properties tried to make us pay for the replacement despite the plumber saying the real reason for failure was due to normal wear and tear, multiple rooms saw thick black mould appearing in particular my room and when I reported it they hired someone to paint over the mould instead of getting it professionally removed. Other issues that came up within the year which we brought up to the company/ our landlord was ignored resulting in us having to chase them up multiple times or they’d reply back saying they’d sort it but nothing would be done about it for months. The garden was also extremely overgrown and when we asked if they would pay for a gardener or have any tools we could use to tidy it up they replied saying that the gardens state was left to us so we’d have to pay for our own gardener. In the end we used my parents trimming equipment. To conclude our year with Grant properties after we moved out of the house we received an email stating we owed them money for cleaning. This would be fair IF we left the house in a state; the way we found it, but we thoroughly cleaned the house and even mowed the lawn therefore leaving it in a much nicer state than when we moved into the house but apparently that wasn’t good enough for Grant properties. We tried to fight this case and send across photos as proof as the Tenant fees act 2019 states that “Tenants are responsible for ensuring that the property is returned in the condition that they found it”. The photos and emails we sent across to them at the start of the year and then at the end after receiving this accusation shows how we left the house better than how we found it rather than the same condition as we found it in, although leaving it in a “dirty” condition would be legal referencing the act above. We ended up paying the fee for cleaning as Grant properties weren’t replying to emails at all or took a very long time to reply so we became exhausted trying to fight this case.
I hope Grant Properties see this review and have the decency to improve their company particularly that they’re major audience are students, majority of who struggle for money as it is without having a greedy landlord company causing unnecessary problems.
Absolute garbage of a company
Absolute garbage of a company, IMPOSSIBLE to actually speak to a real person. They are efficient in grabbing money of you but if there requires a modicum or effort on their part they seem to go into lockdown. Never answer emails, pointless using their contact us page. Avoid, avoid, avoid .

DO NOT RENT FROM THIS COMPANY! Grant property/ Sandstone whatever they call themselves now. We rented in Nottingham, avoid if you can. They are quick to take your deposit and get your contract sorted and then everything goes wrong… It started with them not proving us with keys at check in, then numerous issues at the flat that weren’t repaired and then on check out they didn’t communicate with us whatsoever. I had to go through TDS to get my deposit back, they were also unresponsive to TDS (we left in September and didn’t get the deposit back until December, but only with the help of TDS!). Property managers were James & Manni both equally as useless. If you need something fixing don’t report it on their stupid online system- RING THEM. The flat was in an old Nottingham townhouse but it was poorly kept. Draughty, damp, cold, mouldy… Overall avoid avoid avoid!!!
Moved into the property in August
Moved into the property in August as students. The front garden/space was full of rubbish from previous tenants that was not cleaned up. The back garden looked like a jungle, and we were promised that it would be taken care of as we were moving in.
In the house, we found toenails all over the house which means that the property was not cleaned before moving in. There were stains on the walls and a grotesque stench that smelt like someone had died in the house. We had to scrub down the walls and hire a carpet cleaner which brought up a lot of filth.
In one of the bedrooms there is missing furniture and a broken chair that is lacking two wheels. Again, we were told it would be replaced but have not heard anything.
Communication from Grant Property has been appalling and it is very hard to get in touch for help. We have sent millions of emails and enquiries but have not had a proper response to any of them. However, when it's time for rent or deposits, they will happily take the time to call us multiple times and send multiple emails.
Please run from this company. Thank you.
Please, please, save yourself the trouble
I’ve had quite a few landlords/letting agents over the years but I can easily say that Sandstone/Grant have the worst customer service, the least professionalism and are the most infuriatingly incompetent I’ve ever had the displeasure of using.
Right from the get go, there were problems. Our property was ‘newly refurbished’ but clearly not ready to move in to. To highlight a few personal favourites, the kitchen and bathroom cabinets were filled with sawdust, the fridge they provided was clearly too small for 5 people to use, the back door didn’t lock and washing machine had clearly been used with the instruction manuals still inside - the remnants of which were caked onto the drum. But the crème de la crème was the bottle of fermenting urine (actual (presumably) human discharge) left in a cupboard. And it was definitely not apple juice - we smelled tested. Whilst Sandstone/Grant gave a vague apology, they did little to remedy any of the problems immediately and we were still waiting for things to be fixed 2 months into our tenancy. Garbage.
The ‘refurbishment’ they carried out included work to what was termed as a ‘living room’ but would be more accurately described as a ‘living corridor’. So narrow was this corridor that rather than using the sofa they’d provided, we have to use beanbags if ever we wanted to sit down and store them in our bedrooms. I’ll set aside the numerous times we stumbled over each other trying to move through the corridor into the kitchen as our own fault, but I’m sure you could agree it shouldn’t have been an issue in the first place. Garbage.
Maybe it’s difficult to make friends at the office when you’re too busy plumbing the depths of ineptitude, but there’s clearly no internal communication - getting contacted by several different people/teams to provide the same information or help with any issues was commonplace. Any issue or defect raised takes weeks to even hear back about, let alone sort. And even when it does get ‘sorted’ the fix only lasts a short time before being needed to be fixed again, starting the arduous cycle all over again. For example, our washing machine wasn’t installed properly and the vibrations caused a machine-gun like noise whenever it was in use. The noise came from the kitchen at the back of the house and was enough to disturb work calls at the front of the house on the first floor. Unfortunately, we had to live with this for several weeks as we weren’t able to put the machine on at night instead as it would have stopped us from sleeping. The vibrations were so intense the whole machine burst free from the cabinet and ripped the skirting board and end board from the kitchen cabinets. We immediately raised this again and made it clear the effect it was having but our ticket was ignored for several weeks. When someone eventually came to bodge a fix the same thing happened a couple of weeks later and the same process played out. Garbage.
To make things more difficult, it’s impossible to speak to a living, breathing, defecating human being. The automated ‘assistant’ you get when trying to call will either tell you there’s nobody available, automatically claim to have ’solved’ your problem and put the phone down on you or send you a text with a link to send an email to them which, I can assure you, will be summarily ignored. Garbage.
I could go on, but I fear the post-traumatic stress of being affiliated with Sandstone/Grant will vanquish what little of a soul I have left. If you’re still reading this, I hope I have painted even a vaguely clear picture of my experience and would encourage you to avoid Sandstone/Grant with as much diligence as you would Prince Andrew and exorcise any thought of renting one of their properties from your precious, precious faculties. Go well, brave Stallion.
Thwy are unable or unwilling to do promised repairs.
On 14th June 2021 there was a fire in the back garden of the house of multiple occupation, at 22 Moat Place Edinburgh. The tenants are students and the house neighbours ours
In dealing with the fire the Fire Brigade had to damage the fence between us and no 22.
Sandstone (formerly Grant Management) promised us the fence would be repaired. It has still not been repaired despite several reminders.
On the night of 28th August 2022 someone entered our back garden, removed the washing from the line and strewed it across the lawn. They removed the religious statues from the grotto in the back garden and pushed the rubbish bins up against the padlocked seven foot tall gate to the back garden, possibly in an effort to deny access to the garden.
As a result of this we are worried about our safety.
This incident has been reported to the police and we have a report number.
Very poor communication
Very poor communication. Have been moved out for almost 2 months and have still received no deposit back and no communication as to how to get it back. Do not rent with them
never able to contact a genuine human
I saw a rental property which I am interested in, send an email and waited for two days with no reply, then try to call them and realised the name has been changed to Sandstone (not that it matter to me). After holding for 20 minutes, was ask to leave a message and so I did. was sent a link to book my viewing, unfortunately, the link didnt work, inform them via emails (numerous times) and calls, left messages etc, back and forth (they keep sending links that dont work) for about 2 weeks, during this period, was never able to speak with a human. Very frustrating experience and just give up wondering why would a landlord feel confident using this property agent is beyond me.

COMPLETE disaster at every step
Literally every aspect of our experience with them as been an absolute disaster. Giving us short-notice for keys even though we told them we were out of the area because their representative wanted to ignore us all morning and then go to lunch. Being given incorrect details for our energy supplier and then being told by another that our meter wasn't even on the government database. Broken dishwasher, broken shower upon move in. And telling us that they need to send in a surveyor less than a week after move-in to asses the value for selling the property.
I'm a commercial and property photographer, and work with similar agencies all the time. I've never seen a level of incompetence like this. Take my advice and AVOID this group like the plague.
Avoid as a tenant
Avoid as a tenant. Throughout our tenancy our emails and maintenance requests were repeatedly ignored for urgent issues such as the front door lock malfunctioning and a leak over electrical cables, a potential fire risk.
Upon check-out we were charged an enormous cleaning bill, despite leaving the property cleaner than we found it (complete with maggots on the bed and some mouldy chocolate behind the desk!) When we asked for proof of a cleaning invoice, there was much hesitation, they eventually admitted errors on the bill of over £50 that had been "accidentally charged."
To top it off, months after finishing the tenancy I realised my initial non-guarantor payment (of two months rent!!) had not been returned to me. I had to directly ask for it back.
For the hassle, countless emails and emotional upset they caused, I would never live with this agency again.
