I am writing in response to a reply from Haus to my review.
I am writing in response to a reply from Haus re my earlier review.
Whoever prepared their reply does not appear to have checked the accuracy of their reply with the various Responsible departments in Haus.
For Example.
In the reply Haus stated that the EWS1 Form is with the sales team.
To check this.
I rang Teresa in the sales team on 16/09/25 who confirmed to me that they still have not received the EWS1 FORM yet.
In the reply of Haus they also stated that:
" Any health and safety issues that arise are shared with all residents via the portal,to ensure everyone is informed of any relevant risks."
To the best of my knowledge Haus has only informed the residents of only one of the 8 hazards highlighted
in the Risk Assessment of 10/12/2024 on Page 40/41.This was the hazard re combustible items.
When did Haus inform the residents of the other hazards? Dates please.
Haus also stated that most issues identified in the Fire Risk Assessment have been resolved.
This answer is surprising indeed.
Have the guardrails being installed on the stairwell windows?
Has the Breach in Compartmentation in the Riser Cupboards due to insufficent fire stopping being fixed?
Has the excessive gap on the bottom of the Fire doors been fixed?
Have the 11 areas of Legal Non Compliance re Health and Safety and Fire Risk noted in the Risk Assessment of 10/12/24 being remedied?
Has the excessive amount of intumescent foam in the riser cupboards been cut back?
Etc Etc.
It should be noted 6 of the Hazards were classified as Priority 2 and should have been fixed within 3 months by 10/03/25 .
I await with interest to see the conclusion of the Local Fire Brigade investigation of Haus as the Responsible Person for the block.

Highly negligent management company.
Intercom doesn't work, and you don't care. You haven't installed the button on the basement lift. I keep missing parcels and still need to keep putting my kids at risk every time I get home.
If you continue being negligent and my babies suffer an accident, you could have serious problems.

Their staff is unresponsive and create more issues than actually provide solutions to problems they cause.
It’s been 6 months that our lift is out of service and during this time they’ve made the matters worse sending non-skilled teams to conduct fire tests, which made the lift that is out of service to set off an alarm. The alarm has been buzzing since their visit and they did not send anyone to fix the issue.
With regards to the lift, over the course of these 6 months they’ve been completely inefficient in providing us with new quotes for fixing - to the point that us, residents, had to list different companies for them to reach out to. They also take 7-10 days to acknowledge emails and our property manager is incredibly unresponsive.
One of the quotes we received includes services that Haus has charged us for - but in the last 2 weeks we’ve been reiterating this to them and providing them with evidence, but Haus doesn’t seem to have conducted the works they’ve charged us for.

I regret to say that my experience with [haus block management ] has been extremely disappointing. They have been managing our building for the past 5 to 6 years, and throughout this time, we have faced numerous issues that have never been resolved properly.
The quality of their maintenance is very poor, and it’s evident that they hire cheap contractors who lack the necessary supervision to ensure that jobs are completed to a satisfactory standard. Despite our repeated requests for repairs, we often find ourselves dealing with the same unresolved problems.
To make matters worse, the service charges keep increasing, yet the quality of service continues to decline. I would not recommend [Haus block Management ] to anyone looking for reliable building management.

Nothing but great things to say about Haus. They’ve been professional, transparent and consistently delivered. Onboarding experience and removing Firstport was clear and easy. Stephanie manages our property, she’s been all over it, making sure issues are resolved (including the numerous legacy issues from Firstport) quickly and efficiently. Finally, I am selling my property and I said to both Nicole and Bianca made sure the management pack was processed very quickly once they learnt about my tight deadline for sale. The service has been exceptional and really demonstrated how management companies should act and not the 5 or so years of terrible service, unaccounted for money and lack of transparency that Firstport and Hawk delivered. I strongly advise anyone who is currently being managed by a company they are not happy with, to engage with Haus to help you out and do RTM!
