An exceptional lady in legals
I have struggled for months to get certificates needed to sell my property until I met Nicole Juste in the Legal Department. Nicole was pro active and helpful from the start and over a period of six months she did all she could to get the documents I needed . Nicole responded promptly to my every request , she gave feedback , up dated me on progress and was consistently kind and helpful . Unfortunately I cannot say this about all the Haus team but Nicole was exceptional and I am very grateful for her work in helping me .
If only all Management teams were like her life would be simpler !!

Incompetent and negligent
Haus continue to be a terrible managing agent. Listing all the issues we have had with them over the years would take a day to write up. But just to give a few most recent examples - leak in the garage going since November ......reported on the portal multiple times, to this day they have not even acknowledged that there is a leak. No comms, no work done, nothing. Water feature project in the development, ongoing since March 2022 (and longer), no resolution, no plan in place. Service charge certified accounts overdue since 1 October 25 - budget overspent but no certified accounts provided. No response as to when they would be. This is just to give you a flavour of what to expect from Haus. The replies they provide to my reviews are shambolic and also not true. They are not providing updates and no progress has been made on various issues raised for weeks and months. And also there is no communication from Haus as to what is happening with any of these issues. They are asking me to use the portal to report issues. I am using it but it leads to nothing. Haus, you can ask me as many times as you like to stop writing reviews - I won't until you do the work we pay you for. I have done everything you asked me to do, paid my service charge, reported issues on the portal, been patient for months and years about 'factors outside your control', but what I am talking about here is pure incompetence and negligence by Haus.

Ongoing issues at Haus remain…
Ongoing issues at Haus remain unresolved due to a deep-seated lack of proactivity and ownership. Communication is poor, and there is zero transparency on how—or when—contractors will actually finish repairs. Every interaction feels like a defensive reaction rather than a step toward a solution.

I am in the final stage of selling my property and want to leave this review specifically for Nicole Jooste@ Haus Block Managament, who looks after the lease sales enquiries. We’ve had a few urgent situations during the sale process and Nicole always understood the importance and delivered a fantastic service. She was super professional, very competent and friendly. We have had a challenging year, with some major section 20 works completed, and I would like to thank Iain Gray and Ashley Britz of the Major Works Team for facilitating the works in such a professional and effective manor. Many thanks to Kazumi Taguchi the property manager for facilitating everything and keeping us all informed. I'd like to thank Luk Ker-Fox for facilitating our FRAEW inspection and report which was greatly appreciated and critical for my flat sale. I'd like to thank Nicole Jooste who has been such a huge help in facilitating responses to Solicitor queries during the sales process for my flat as she has been extremely responsive and helpful throughout. I'd like to thank Cameron Butler in the Fire Safety Compliance team who helped me find a company to do my fire door remediation works when no one else would do it, which was essential for my sale.

Ellen Fordham Property Manager
Since Ellen Fordham has become our Property Manager I have noticed a huge difference. Things are being resolved and items are not being left for months with no follow up.
Ellen is extremely approachable and actually seems to care about the ongoing issues we have. We have gone back to monthly Director’s Meetings which I haven’t had since Pawan left.
I am very happy that Ellen is our PM and hopefully HAUS doesn’t decide to ‘move everything around again’ as they seem to do fairly frequently. It causes issues as the new PM then has to get up to speed with everything and you end up having to go through items numerous times.
Thanks Ellen for the difference you have made and continue to make. You are making the experience of being a Director a lot less stressful.

they do not even pay the cleaners for weeks - building is filthy
once again Haus did not pay the cleaners and consequently the building has not been cleaned for weeks!!!!! and garbage not collected.
person responsible in Haus changes every few weeks and they do not seem to care nor do they respond to messages. worse company i ever had to deal with.
Now i see the reply from HAUS- well all i can say to them that they are making things worse by answering with wrong information. they say they were not aware that they did not pay the cleaners- well i will only say that a property manager of HAUS was very much aware of the situation and corresponded by mail
i will not divulge the name i will just say that the first name starts with N

Great Communication
I am a Financial Director at one of the buildings that Haus manage. We collectively own the freehold and this is our second managing company. I have personally learnt so much about building management and how to manage the Companies we pay to manage us. The first Company we thought were doing really well but they managed to hide issues and didn't manage well. What I have loved about Haus is they have been transparent, unearthed the issues and have worked alongside us to get to resolution. The secret to success is partnership. I feel they genuinely work in partnership with us. I want to particularly call out Ellen Fordham, who is our day to day support. Her partner in the business is Chanel De Waal. I have also learnt that there are always issues within a building and it's easy to complain. So I thought it would be kind to offer thanks. Both Ellen and Chanel have always been quick to respond, never over promise but keep us, as Financial Directors informed. Thank you
