Useless dishonest and incompetent

Bought flat in 2022 management by this company. £230000 collected as sinking fund but it appears spent to supplement the overspends in last three/four years.
Staff that were helpful disappeared no replies in months with lift out of order making life impossible for over two months now with elderly residents trapped on 5th floor unable to walk down.
Owner and sole director son of our freeholder appointed with great promises without any proper compition.
No work done in our block for months now and cleaners not paid.
Company based in small office in Brighton and we are in London. Never see anyone visiting the building in months.
Avoid them they are a not at all honest and incompetent.
We are going to go to lands tribunal as soon as we can to safeguard our service charge money and our sinking fund before they go bust.

Impossible to get answers

Have not received an answers as to why we have identical invoices, appears we could have been charged twice for the same service, we have tried to contact them multiple times since early December but have not had an answer

My wife has struggled to get any…

My wife has struggled to get any responses from them via email regarding our flat in Guildbourne Court which still has a leaking ceiling because of the building not being watertight and it is coming out through the light fitting area which is dangerous and also damaging the plasterboard/plaster, despite contacting Harper Stone numerous times the water is still entering the flat through the ceiling and no action has happened to resolve this. Harper Stones communication has been terrible. They tried to invalidate my review on Google by responding with a generic response which had been copied and pasted with errors claiming they didn't know who I was. So much as to say my review was fake.

The 5 star reviews are so very obviously fraudulent.

Extremely disappointed experience

We have had an incredibly disappointing experience with Harper Stone for many years and this review is overdue We would strongly advise others to avoid working with them if possible.

Communication is poor and inconsistent; emails go unanswered for days, calls are ignored, and when we do manage to get a response, we are presented with excuses rather than solutions.
Maintenance issues are constantly overlooked. From the lifts break downs lasting for weeks, to poor workmanship from their suppliers, and the general lack of upkeep of the property is far below any reasonable standard. For the high service charges we’re paying, the level of service is shockingly poor.
There’s little accountability, no urgency, and no sense of responsibility from anyone at Harper Stone. Staff seem to come and go, which only makes the management chaos worse.
Transparency is also a major concern, it’s never clear why things take so long to fix, what the plan is for general upkeep of the building,etc
Honestly, if it were possible to give zero stars, I would. Harper Stone has been one of the most frustrating companies We have ever dealt with, and I wouldn’t recommend them to anyone looking for reliable or professional property management company.

Incompetent and rude

Had one of their agents, Leonora(?) turn up, it was clear that there had been a misunderstanding between Harper Stone and the Estate Agency, either way it was unbeknownst to me -the tenant, although you wouldn't have guessed from Leonora's attitude, as if I was at fault for the scheduling error. She then walked straight into my flat, didn't offer to take her shoes off, and then when proceeding to take photos of a pigeon infestation at the back exit and patio of the flat, that is covered in pigeon faecal matter, I asked her politely to watch her shoes as I didn't want that walked back into the flat, a fairly commonsensical and courteous request that was simply ignored - I'd heard on the grapevine bad things about this company and their competency and now having experienced it all first-hand, I can confirm the rumours are true.

Avoid.

Avoid.
Unprofessional managing agents.
They've been managing a block of flats I own for a few years and the service has just got worse and worse - and the prices have risen exponentially.
The sooner the government legislates against the cowboy culture that allows all this nonsense, the better.

Harper Stone 1st class management company

I have owned a property in Haywards Heath for rental approximately for about 29 years with various management company's Harper Stone Properties have been by far the best company I have had to manage the block of flats my property is part of.

They are always on the end of the phone to speak too reply to your emails promptly and very helpful if you have a problem to solve

I have been dealing with harperstone for some years now and always found a good response to our problems.

This company manages our block

This company manages our block & it seems rare in todays society that good service/happy customers take the time to review, so I felt compelled to leave one as I have never had any issues with the maintenance team before.

Sometimes they dont answer the phone straight away but always call back, I find them to be helpful and informative, laying out timescales and journey for the improvements or work.

We had a toilet leak/blockage from the above flats earlier in the year, They got someone in to sort it quickly, kept me updated all the way and were very informative & highlighted how to claim on various insurances.

They checked on us throughout the journey and even put notices in the entrance and emails to all residences reminding them not to put wipes & other products down the toilets which had caused the initial damage

Not sure they could have done much more in the situation, hence the review.

They can't even convincingly fake 5-star reviews

A thoroughly unimpressive company on all fronts, dealing with them is nothing short of a nightmare. Their ineptitude is so glaring that even their attempts at faking the 5-star reviews are laughably transparent. It's a testament to their profound mediocrity and blatant cynicism. Really, what kind of company has to resort to making up 5-star reviews?

Harper Stone are experts!

I have found the whole team at Harper Stone to be incredibly efficient, trustworthy and knowledgable. Flynn heading the legal department has been very supportive, Leonora and Donna are a strong team and I’ve been thoroughly impressed with Harper Stone.

I can only echo what has recently been…

I can only echo what has recently been posted about The Pinnacle, Hove. It feels like we, the residents, are doing their job half the time and only receive updates after residents are pushing the issue with HS. Replies, on the phone and in email, are blunt, rude and often with no new information. Little to no consideration is made for our safety, especially in regard to theft of parcels and property, CCTV, lift, vulnerable residents and families.

Totally incompetent

Firstly I totally agree with Susan Kelly's review. I have lived in the Pinnacle for 18 months and HS have been totally incompetent and inefficient. In addition to what Susan noted, there has been problems with window cleaning which is of a very poor standard and the planting of a 'garden' . However the main issue if the lift. Its impossible to count the number of times the lift has broken down.Currently the lift is broken and HS has no idea when it will be fixed...it is 5 days with no lift and this now is a serious health and safety situation.

Unacceptable

Since moving into a property managed by Harper Stone there have been multiple times when this company been contacted to help residents and they have repeatedly failed to do so. Our lift is frequently out of action, security in the building is compromised resulting in regular theft and vandalism, and HS have changed parking regulations in our private car park, without consulting residents, which has led to great inconvenience and residents being fined for parking in their own parking space.

Terrible bunch of thieves

Terrible bunch of thieves.

I have owned a leasehold property for nearly 3 years in a building managed by Harper Stone. We collectively (4 flats) pay nearly £8,000 a year in management fees. The only thing they are responsible for is a bi-weekly cleaner, insurance of the building and electricity.
We have been complaining about damp in the rear of the building for over a year, we were sent a letter once saying it would be looked into, heard nothing and have now been sent an astronomical bill of £27,000 (to be paid in total) between the 4 of us. On top of this, we have been told there is only £1400 left over from the £8k we give them every single year. Where does this money go? I am seeking legal advice, and a way to try and remove harper stone as the management company of my building.
I would not trust these imbeciles as far as I could throw them. Stay CLEAR of Harper Stone.
