Avoid the bungalow,81 New Street…

We rented a bungalow,81 New Street Quarry Bank, property was riddled with damp, Then 1 of the locks broke and a locksmith was send round, he damaged the lock even more, then tried the back patio, he also broke this lock. We were left with 2 doors that we couldn't lock, they didn't offer any help land we had to stay in the property unsecured (apart from 2 screws on the outside ). This happened 18/12/24 we eventually moved out 28/0225. We paid to have the side door repaired ourselves but the rear door was still not fixed when we moved out.

Efficient, competent, pleasant helpful team

I contacted the team about a home we were interested in purchasing, and a viewing was easily arranged. Jon was punctual and pleasant, and pursued answers to questions we had. He also performed a valuation of our property and was so efficient and helpful that we engaged Hicks Hadley to market and sell our property. The team ensured we were kept updated about interest and viewings and advice and guidance were offered when required. They made our experience pleasant and easy.

The team at Hicks Hadley, particularly Clair, John, and Charlotte have provided wonderful support throughout this property journey. Their expertise and responsiveness made the entire process smooth and stress-free. I highly recommend Hicks Hadley and their dedicated team for anyone looking for top-notch estate agency services.

First Class Experience

I have recently sold my house with Hicks Hadley which has been a 9 month experience. If like me, you don't buy and sell property often then you may not realise the true value in having a great estate agent holding your hand, I certainly do now. In the most stressful of times, Hicks Hadley provided a calm, professional yet personal experience and helped me through the often complicated process to achieve the asking price I needed. I was listened to throughout and my opinions really did matter although their excellent advice often met with my full approval. I always felt in control from the valuation to completion feeling confident help was only a phone call away. I very rarely write reviews, I very rarely think my comments will make a difference, in this case, my thoughts may just help someone make a good decision and ease the stress of moving home. Special thanks to Jon, Clair and Charlotte, you did an amazing job.

Highly trustworthy, great service.

I have been using Hicks Hadley Lettings to rent out my property since October 2020, and they have been a great help to me as a first-time landlord.

They found the perfect tenant for my property and made sure that everything was in good condition before they moved in. If there have been any maintenance issues over the past couple of years, Hicks Hadley has always notified me immediately so that we could set out a plan to rectify the problem. Their team are extremely knowledgeable and always on hand to offer advice and assistance.

I would highly recommend them to anyone looking to let out their property.

Extremely poor customer service.

Had the pleasure of trying to use Hicks Hadley to purchase a home. Things were fine in the early portion of the process, getting the details for the house for inspection and communicating my offer to the seller.
And in the initial talks after the offer was accepted, they were great at introducing me to solicitors and and financiers that would handle the proceedings.

Unfortunately, after this point, the estate agents went quiet, with the next bit of contact being to tell me they seller was now relisting the property, because they had decided to raise the price.
While they claimed I still had a chance to put a new offer in, and despite my buying procedure still ongoing, they refused to inform me that the seller had then accepted another offer, and that the contract we had in progress would be terminated.
The first time I was told of this was from an update from the solicitor, telling me about the property being bought by someone else, but they were told that a member of Hicks Hadley had been in touch with myself to to tell me of this, but I had had no such contact, so had been left waiting for an update for a week, only to find out that had been for nothing.

Absolutely worthless company. Don't care about helping you with your purchase unless you have enough cash to pay in full it seems.

Update: A few hours after leaving this review, had an e-mail from the Sales member I had dealt with, trying to claim she had given me all the information, and had informed me that I had lost the property, still tried to claim this after showing them the e-mail chain between us, which had ended a fortnight prior, with no mention of the property being sold to another buyer, and tried to shift the blame onto myself for not having the correct information from her.

If you have to deal with this company, ask for another staff member if they pass you onto Clair Collins.

In relation to their management of…

In relation to their management of rented properties.
Due to maintenance issue, Hicks Hadley were repeatedly asked to complete repairs, these requests often fell on deaf ears and when maintenance was completed, it was to such poor standard that it needed doing again. After repeated requests were made on a certain maintenance matter it was obvious that Hicks Hadley were not prepared to manage the property with a tenant who raised issues that highlighted their incompetence. This resulted in a suspected revenge eviction by them. I have since found that revenge evictions which were made illegal by law in 2015.

Personable and efficient

Acting as a landlord for a lengthy period of time, I have used Hicks Hadley on many instanes and have always been very pleased with their service. They act in an efficient and timely manner, sort out problems quickly and most of all are personable people who care about the work they would do. I offer the highest recommendations for anyone looking to rent out or sell their home; I would not think of using another agent in the future. Keep up the excellent work!

Really Poor service. Untrustworthy Company.

Hicks Hadley Estate agents are utter scum.
They are based in Halesowen West Midlands.
I rented a flat for 3 years and Hicks Hadley were the letting agents.
Despite paying all rent on time Hicks Hadley Failed to deliver any credible service.
I write this review based on fact. Hicks Hadley are without a doubt very bad letting agents.
We have recently bought our first house. Prior to this we rented a property for 3 years through Hicks Hadley while we saved for a deposit.
From early on it seemed that HIcks Hadley treat all renters with utter disdain. They really treat you like second class citizens. They are very abrupt and sometimes border line rude in the way they talk to you on the phone or face to face.
If you encounter any maintenance issues whilst at your property then your pretty much on your own.
We had a boiler breakdown in the first year we were there. It took them well over 2 weeks to fix. They do not return calls or follow up anything. You literally have to chase every step. In the end we had to raise an official complaint to get the problem delt with.
It is highly apparent that no one in their office communicates with each other or actually takes ownership of issues (despite it being a small firm with less than 20 employees)
Their fees are ridiculous. They will try to charge you £90 every 6 months for a tennancy renewal (illegal in Scotland btw) even if no details change.
Hicks Hadley are purely there for their own financial gain. They also keep/withhold info from the landlords. We had another issue regarding maintenance. They told us that Landlord was aware of the issue. By chance we bumped into landlord, when asked she was not aware of issue and she was frankly horrified nothing had been done.
The issue was then rectified obviously because she complained.
It proves they will tell lies and play you off with the landlord. If I were a landlord I would not use them as your property would not be looked after properly.
We thought that renting would be a pleasant experience. Despite paying all our rent on time with no issues, Hicks Hadley ensured that on the whole renting was a negative experience. Speaking to friends who also rent they say that their agents are generally good. My friends have letting agents who are national. Hicks Hadley however seem to be a 'two Bob' little Black Country firm with no real understanding (or care) how to run a letting agency.
If you are a renter avoid at all costs.
We are just glad we have our own home now and no longer have to deal with this vile rude third rate little firm.
Steer Clear of any dealings with this horrible bunch of low life's.
