Went to me kessingland on 2/9 booked a Perregrin caravan which on the website had patio doors was and brand new
On arrival no patio doors (which was imperitive to me due to lung condition) and caravan was 4 years old saggy sofa and tatty broken fridge
Went to reception no help at all said as it was a Parkdean site had to take it up with hoeseasons which we did on return there reply was the photos were only as a guideline and they cannot guarantee you get what was in the brochure photo
Surely this is misrepresentation and I would never go to Hoseasons again don’t touch this company no wonder they get terrible reviews

We booked a stay on the Isle of Wight

We booked a stay on the Isle of Wight, the accommodation was terrible, no wifi as stated, bathroom was mouldy, no tv, the beds where so uncomfortable we cut out stay short to go home as we where all exhausted. Never has a reason to complain before and used Hoseasons for years now. The one time I do complain and I get told that I should have complained while away. I pointed out the fact that even if I had the weeks it took to get a reply I would have been home anyway. Be careful what you are booking with hoeseasons as they don’t care if it’s a bad property.

Extremely Disappointing Experience After 40 Years of Loyalty

I am writing this review on behalf of my father, who has been a loyal customer of Hoeseasons for over 40 years.

Until recently, he had never encountered any issues or needed to make a complaint. However, his recent experience with a houseboat rental has been nothing short of appalling, and the subsequent customer service has been even worse.

The houseboat had numerous serious issues:

Broken locks on the toilet/bathroom and front door, compromising safety.

Severe rot throughout the entire houseboat, from the bottom upwards, including a collapsing walkway and a rotting balcony—both acknowledged by the owner and manager.

Shower tray in terrible condition (admitted by the manager but left unfixed due to it being bespoke).

The whole site was covered in sludge due to excess water, which was reported but ignored by the manager.

These issues were not mentioned in the property’s description when booking, and the overall condition was far below what was advertised. My father was so disappointed that he considered leaving on the first day but stayed only to avoid disappointing his granddaughter.

The complaints were made on arrival, but they failed to do anything. After returning, he lodged numerous complaints with Hoeseasons. Initially, customer service responded but quickly passed the blame onto the property owner, claiming Hoeseasons doesn’t own the property and therefore couldn’t be held responsible. They acknowledged some issues but dismissed the complaint by stating that other customers hadn’t complained—an unacceptable and irrelevant excuse.

Despite weeks of follow-up emails and deadlines given to Hoeseasons to resolve the issues or offer compensation, they have now completely stopped responding. This is not just frustrating; it’s a complete failure in customer service.

In over 40 years of holidays with Hoeseasons, this is the first time my father has had to make a complaint. Given his loyalty and the significant number of holidays he has booked with them in the past year alone, the lack of accountability and the fact that they are now ghosting him is disgraceful.

He is even considering cancelling a holiday already booked for 2025.

Problems can occur, but it’s how a company addresses them that truly matters. Hoeseasons’ complete disregard for a long-time customer and their refusal to resolve these issues or offer any compensation is unacceptable.

I strongly advise others to think twice before booking with them—our experience has been nothing short of a nightmare.

Customer Services

Sent an email on the 10th July regarding the accommodation we were in. Although property was lovely it wasn’t what we had booked!
Still waiting for a reply from Hoeseasons.
Seems they just take your money, and then ignore you

Aber Bay Holiday Park

Aber Bay Holiday Park , still waiting on our breakage deposit ! 30 days now and getting excuse after excuse ! The fact that we left the lodge cleaner than when we went in is maddening too !! If they do this to every guest ( and maybe hope you forget to ask for it back ) they must be making a fortune !

Booked Dylan Thomas resort was horrendous, given wrong lodge the called out of spa to repack and move to another. No guide to show how things worked called reception but no answer. Accommodation was awful hard beds and no hot water, complained when left and told they take customer service seriously but didn’t do anything about it. Had to pay a damage deposit of £100 which they said was a hold on the card but was actually taken then had to chase for over a month to get a refund and only refunded when threatened with legal action id never book with them again or recommend.

Kafka-esque nightmare

I booked a holiday with Cottages.com several weeks ago, and received confirmation TODAY (why the long wait?). When I looked into my account, the booking did not show up. I rang Cottages/Hoseasons (took me 20 minutes of pfaffing with their AS (Artificial Stupidity) chatline just to get the number, and, having got it and rung it, was given some gobbledegook regarding my having 2 email addresses. On looking at the acount again (I didn't use email to do that!), the booking STILL wasn't there, but as I have email confirmation, and have paid the deposit, I'm going to turm up anyway. Cottages/Hoseasons were once very good. Not now. They also keep getting my name wrong, and don't seem to understand that the letter 'K' is different from the letter 'C', and that my name is Willem, not William...

Inflexible when unexpected/life changing incidents happen

I booked a caravan for 5th to 7th July as a suprise break on June 12th.

My partner was contacted by his hospital specialist that he had to go into hospital for unannounced surgery on the 1st July where he is expected to stay in hospital for 7 days until 8th July.

I rang Hoseason who said they would not change the booking date despite the caravan park telling me that they could do this. However, as it was booked through Hoseasons they were under instruction not to do this without authorisation from Hoseason.

The surgery is not something my partner can avoid.

We booked through Hoseason as we expected them to be a reputable company who took pride in customer service and satisfaction. Unfortunately this did not prove to be the case!

My advice is to avoid Hoseason and use another / any other holiday / short stay provider.

My partner will be having the surgery which he has been waiting for 5 years as this will improve his and our family lives.

How fix a genuine booking which looks like a scam

Hoeseasons telephone support are great at sorting out the mess created by their overseeing company Cottages.com. This post is also going on Cottages.com with a zero star rating. Others in the group are Vrbo, Hometogo and Awaze Vacation Rentals Ltd.
We booked via Hometogo but the online deposit payment failed. Hoeseasons phoned us up and gave us another number. I checked with my bank, then phoned the number which turned out to be Cottages.com. Eventually sorted by Hoesons. This week we received a Hoeseasons reminder to pay the balance via "my account" online. Except that the booking failed to show on line. As before the Hoeseasons phoneline was excellent. Apparently bookings with some of the group do not show on-line. After payment, the receipt referenced both Hoeseasons and Awaze Vacation Rentals Ltd. All sorted, great property, great price.
Previous experience of Cottages.com was 18 months ago when they cancelled a holiday without telling us. We thought the balance payment was automatic, but it wasn't. We missed payment and within days Cottages.com had let the property to someone else without contacting us first.
Thanks to Cottages.com, our current booking has involved 4 companies, several phone contacts, a "failed" payment and a booking missing on-line. The scenario screams SCAM, except it's just Cottages.com being incompetent.

A great way to scam extra money

I had one email since booking a break confirming then last night an email saying we’ve cancelled your break due to not paying balance on Christmas Day for a break 8 weeks away. The minute I remembered once seeing the scary email I called them to pay balances but I had to pay in full again and extras!! Cold robot service. A manage wouldn’t take to me. I have asked for a call back from manage

Penrhos Park

The lodge was great and so was the hottub, the only down side was the boiler kept losing pressure, I called l the site around 11.44am Christmas Eve as we had no hot water (yes we were aware there that there was nobody in the reception) but I would have thought they would be monitoring the voice message that were left, but they didn't they came on boxing day around 10.30 luckily enough we managed to top the boiler up ourselves, the other down side is the rubbish you get 1 bin with a black bag in yet when it comes to leaving they want you to sort out your rubbish into separate bins surly if this needs to be done before so they need to supply either a different style of bins or recycling bags as well as the bin. so you can sort out the rubbish in advance and don't mix it with your general waste and food waste

AVOID AT ALL COSTS !!!

Booked a log cabin in Scotland for this coming christmas and paid a deposit with the final amount due later in the year. Contacted the company several times over the year with questions and never got one reply so i took it i had been scammed. The final payment date came and went so i took a hit on the deposits.
The next thing some debt collection company is demanding money and threatening small claims court. Explained my emails and was told to read the small print in the terms and conditions. !!! Not only do you loose your deposit, wait for it. They add extra charges and fees and then pursue you throught the small claims..... See you in court, because no matter what your not getting a single penny. even if you get judgement!! AVOID AT ALL COSTS OR read the small print for hidden extras..

AVOID !!!!!!

If I could give a zero then that would still be too high a score , booked a short break only 4 days ago , unfortunately I was told this morning that I can’t get the time off as I work in a hospital, thankfully we paid £47 cancellation fee in case something like this came up , or so we thought , called hoeseasons to cancel as holiday is still 3 weeks away , spoke to a robot called Sean who’s every second was unfortunately!!! Demanded to spoke to a manager and was told they would just say the same . Eventually got through to Lauren the manager who was equally useless , the £47 cancellation fee doesn’t cover work commitments, basically someone has to die and they need proof of that into the bargain , absolute vile company, customer service is just shocking!!! Anyone reads this please find somewhere else to book through , scumbags 🤬🤬🤬👌

The worst experience ever.

Tried to cancel a holiday over 200 days before departure for very valid reason -Hoseasons still insisted on full deposit payment. They are uncaring, insensitive and treat you like something you’ve trodden in. You won’t be able to speak to anyone, they can’t be bothered - just want your last penny. Avoid at all costs!!

Never use them as a host!

Never use them as a host!! any of them or their groups, they have gotten too big. I just need their systems to work, they promised me that they would update my calendar (ical), and the only way I would stay with them as a host I now have double bookings as they did not hold their own end up. Just in case you bother to read this, it is very stressful for both the host and the guests sort your act out.

This company is full of con merchants

This company is full of con merchants! I raised a complaint that was for some reason dealt with by finance! Makes sense as this company is only interested in money. They made up their terms and conditions as they went along and when questioned, they even admitted that the terms they were forcing me to agree to, were not actually in their T&Cs? Avoid at all costs they only care about what they can scam from people!

Would avoid in future given the standard of aftercare. Statues at a hoeseasons property in June 2023 and the property was generally ok however an accident happened in the property when we were there meaning we need the details of the owners of the property or at least their insurance and insurer details.

Despite contacting hoeseasons 4 times they refuse to give us the details and keep fobbing us off on the basis that they are just the agent. They have advised us to write a letter to the property however as the owners don’t live there then this seems rather pointless.

Awful after service in my opinion.

Sending me on a holiday that did not exist

I booked a lodge with hoseasons weeks ago as they sent me an offer which suited me and my disabled friends.when I got there today the holiday park had never heard of us and the lodge had been booked since march by some other group, hoseasons straight off said not there fault so we waited around in the car at the side of a road while they said they were trying to find us another lodge which they did but it never had the amenities we had booked so we travelled another hour to it but it was unsuitable for one of my disabled friends. So again this was not there fault .then they said we will refund your money ..after taking three days off work six hours in the blazing sun , and one of my party having a serious breathing attack which meant stopping every few miles on the way home to keep her ok.They then offered a compensation of 200 pounds which didn't even cover my expenses for the day,,they then said if I did not accept this in seven days they would give us nothing. Now I will add that the whole experience was a deliberate ploy to rent out unused lodges. I can not say that is fact but it's how I feel,,play it safe and go with another agency
