Buying our 1st home was a long journey, with delays from the upper chain and even a failed first attempt due to titlle issue. Our conveyancing got off to a very shaky start and we lost time getting the first steps completed. A hefty prod and a shake up at Holden Smith transferred our case into the hands of Luke Underhill - and he was on it in a flash, doing his utmost to recover lost time. We had issues with the Land Registry (who doesn't?), but Luke tried every move he knew to try and accelerate the process so that we could get restrictions updated and allow our case to proceed. Inactivity and resistance by other parties strangled the process at times, but throughout Luke maintained regular dialogue with us. When Luke was undertaking other business, his assistant Stephanie was his equal in the chasing-up and updating departments. A great team working together in harmony that got us over the line in the end - and followed up afterwards to ensure we had no further issues.

Zack and Laura were nothing short of delightful to work with, and deserve a special commendation for their tireless efforts on my case(s) - three simultaneous purchases / sales.
Holden Smith were recommended by my mortgage advisor and I have zero regrets, from the onset they were reliable, trusty, proactive and communicative.

The searches carried out showed that the home was connected to mains sewerage, now after living in the home for a few months have discovered it is in fact connected to a private septic tank.
Sams conveyancing and Holden Smith solicitors want to wash their hands of any responsibility in this error.
UPDATE:
Now we are being told that WE have to contact the search provider.
I don't see why we have to chase this, we paid for a service that hasn't been provided satisfactorily and now we are being left to deal with it.
If I had the time to deal with this I'd have had time to do the searches myself.
Now we are looking at a cost of around £10k for a new, compliant septic tank.

Lack of communication from my solicitor almost lost me the sale of the house- this made the already stressful process about 10 times worse. Incredibly expensive, honestly save your money and go ANYWHERE else

The experience we had using Holden Smith Law, (with Ryanne Smith and Kirsty Jorden as conveyancers for both our sale and simultaneous purchase), was beyond exemplary.
These two women are consummate professionals with a wonderful ability to take their client seamlessly through the conveyancing process. As most people know, the process of selling and buying property can be extremely stressful, but Ryanne and Kirsty mitigated our stress by keeping us fully informed of developments and giving us excellent advice as to how best to deal with the “curve balls” that are often thrown in the conveyancing process.
In summary, we can say hand on heart, that these ladies went above and beyond to ensure that the sale and purchase were dealt with in the best possible way. We told them many times that what they might construe and just “doing their job” is to actually undermine the value of their work to clients like ourselves.
