Well balanced risk and return – and more

Investments tick two important boxes: good returns, paid monthly, and a positive social impact.
But add some extra boxes too. How about one for communication? Housemartin are responsive to queries with a monthly plain English newsletter that sets out the pipeline ahead.
Housemartin probably hasn't been my most profitable investment vehicle, but it's hard to beat if you want to balance risk and return and throw in a bit of social benefit.

Long term user

I have been a user of Housemartin for some years. Over that time I have been consistently impressed by the professionalism of the team, the clarity of the way investments are described, the ease of the website , the "doing good" aspect of the investments and the solid return on investment, I have a broad spread of properties I have invested in , a few have had issues, bit the combined yield has been spot on 7%. This is not a site for short term traders, but is a very useful long-term, interest generating home for cash.

Loss on sale

I am very concerned about the loss on sales.This has been more than 15%
The cost ofsetting the property for particular use, is unlikely to be recovered on the sale.
There has also been some remedial work required for things that should have been picked up in the initial survey

To provide context for those looking at our track record, the properties mentioned were part of a legacy portfolio of residential show-homes. While these provided consistent rental income for several years, the final outcomes for individual investors varied based on their entry price on our secondary market.

Crucially, every property in this portfolio sold for more than its original purchase price. However, because our secondary market allows for flexible pricing, investors who bought in at a premium during periods of high demand may have seen a lower net return upon the final repayment.

We have since pivoted our model to focus exclusively on supported-living homes with long-term leases. We made this shift specifically to prioritize long-term stability; unlike the legacy properties mentioned, our goal is not to sell these assets. By holding them for the long term, we avoid the costs and market timing issues associated with physical sales. To date, we have never sold a supported-living property.

We are sorry this specific legacy exit didn't meet your expectations, but we are pleased that your broader portfolio remains in a healthy overall profit position. We remain committed to transparency and are always available to discuss our model with our community.

I became aware of Housemartin as an…

I became aware of Housemartin as an alternative peer to peer investment opportunity when a previous company announced discontinuation about 5 years ago. I am still unraveling that business and building my business and relationship with Housemartin. This has been an enjoyable period offering me healthy investment returns with involvement in a good cause.

Great investment

Housemartin, flying high!

I have been an investor with Housemartin for nearly five years now, and it has been an incredibly rewarding experience. What impresses me most is how the platform has managed to innovate and grow significantly without ever losing its focus on the user. Despite their expansion, the level of customer care has remained exceptionally high—a rare find in this industry. My investment here is now central to my monthly income, and I couldn't be more confident in the platform's direction.

Take a look - excellent investment platform

I've been investing through Housemartin (formerly Assetz Exchange) for nearly four years having been attracted to their balance between social contribution and investment return. So far so good! For balance I invest elsewhere and am also a landlord. The relative returns from Housemartin outstrip those from rentals without the ever-increasing hassles. Also excellent communications from Peter et al, very speedy ISA transfers and informative on-line account pages.

A positive experience

I have been investing with Housemartin for several years. I was impressed in the early days to receive personal phone calls and support to check that I was happy with everything. I find the balance of risk and income a good one and it's also good to be investing in something that has a socially positive impact.

Investor for over 4 years now

An investment that offers a compelling alternative to traditional buy-to-let property ownership since monthly income can come tax free through an ISA account, risk can be spread over multiple properties and Housemartin deals with day to day management of the properties and compliance with regulations.
I see liquidity as the main risk to consider as exit is only possible if there is demand from other investors to buy your loans at a price you are happy to sell at. It does take a while to fully appreciate how this investment works but testing the platform with a minimal initial amount is possible and probably a good way to find out.

Very good return on investment

Very good return on investment, easy to negotiate the website, communication is excellent so anything you don't understand or are not sure of is answered fully and promptly. Investing with Housemartin is win/win - I get a good return and my money is used in a positive way.

This is a long term investment stream with an ISA option to save tax. I have been with this company from its initial property trade.
