A really good investment platform. Great inflation linked returns and helping people in need at the same time. Would recommend.

I've been investing since the very first property they launched which must be over 5 years ago now. I have been very happy with the balance of risk/reward for an investment of this type and I would have no hesitation recommending it as part of a well diversified portfolio (e.g. alongside cash, stocks & shares) but please do your own due diligence and make sure you are comfortable with the risk.
The customer service is excellent with the team always very responsive to questions and are very open to suggestions for how they can improve the business, processes and website.
A good example of a business built on solid foundations, with a sustainable business model that has been growing steadily over the last 5 or so years. A far cry from some of the other Peer 2 Peer investment platforms.
Of course, the icing on the cake is that you get to help so very good causes whilst also making a healthy return on your investment.

I trust Housemartin. I am confident they will continue to act in the best interests of their investors, and be supportive of tenants needs. In my opinion, Housemartin is highly professional and reliable. In my experience, Peter and Ben are always pleasant, open, responsive, patient, and helpful.

I continue to be impressed by this company. Recently one borrower has reneged on their contract to buy back a property, and this will entail long legal battles to sort out. Every other P2P company I have dealt with leaves its myriad of small investors just hanging, waiting for whatever outcome. However, Assetz Exchange, or Housemartin as they have recently rebranded themselves, have offered to buy out us small investors while they take the hit of pursuing the errant borrower. Fantastic – I wish other P2P companies would look after their small investors in the same way!

I have been an investor on the platform since 2019 and I am extremely impressed by the product and team! Transparent fees and intuitive platform interface. You can select each individual property to invest in, with all necessary information provided and competitive yields. Great way to diversify into UK properties without hands-on management or high capital requirement. I also value the focus on charities to provide good quality housing to an underserved group.

My previous review of A.Ex. was written at the height of the theoretical fall in A.Ex. house prices - around March this year, so I was not very pleased with my investments. This was nothing to do with A.Ex., but purely the result of the UK housing market. After a period of fairly steady theoretical losses on most of their properties, there was a slow marginal improvement in prices, followed by a further steadying up. Over the last couple of weeks, the theoretical prices A.Ex. properties have, on average, been improving again. As I am very keen to invest in this type of product, by helping society, I would suggest that now might be the time to invest, while the 'bottom' seems to have been passed, and the more recent properties generally have a better rate of return, as evidenced by their prices on the exchange.

The team at Assetz Exchange have been very helpful on all my queries and I have seen a material change in the new offering of higher income payments from new properties. I look forward to steadily increasing my investments.

Awesome investment platform. I have been investing for around 18 months and all my rents have been paid ontime. In addition many of the properties rent yields have increased significantly since I invested because of the built in rent rises. Most of the tenants are being paid for by local authorities and they pay happily. The leases are also internal repairing. I get a better net return on Assetz exchange than my gross return on my own properties I own directly. I then spend a fortune on maintaining my own properties. To me Assetz exchange is a no brainer for landlords or people who might invest in property. You can even sell off parts of your investment on the exchange when you need some cash which you cant do easily if you own properties outright. I have sold some bits and tested that and it worked fine. My only complaint is that you have to withdraw manually so if you need an income monthly you would have to do a manual withdrawal (which is very easy) othwerwise your earnings sit on the account.

I have been investing with Assetz Exchange for the last year, allocating across several properties. The main attraction is that it provides a fairly stable inflation-linked income. The fact that it is inflation linked makes it superior to nominally higher yields available in other P2P lending. It is essentially a hybrid between owning property and lending to social housing institutions. I consider it a good addition to my overall portfolio, which consists mostly of equities and bonds. In terms of risk and expected returns Assetz Exchange sits somewhere between equities and high grade corporate bonds. But given the inflation-linking of interest earned, and effective local government backing of many of the properties, it has the potential to outperform both equities and bonds in a stagflationary environment, and as such I consider it a useful diversifier.

A great niche into social / charitable lending.
My loans spread now over 65 loans to lessen overall risks around 7% return realistic with any price appreciation or deprecation over time.
Liquidity improves as Housemartin continues to grow, which also let's investors sell part existing loans invest into newer properties.
Inflation linked returns should benefit over time.
7 %/ 7.5% the higher rates comes with slightly higher risks however the low minimum allows to invest over many loans.
P2P investment really should be further diversified multiple P2P lenders and over many multiple loans.

Over the two plus years I have been investing with Assetz Exchange they have never missed an interest/dividend payment or not answered their phone....how many companies can honestly say that?

I have been investing a small amount each month on the Assetz Exchange platform. I am getting about 5% per year on my money, backed by property and the income is paid every month. The great thing is I can spread even a modest amount across several properties so minimise any underlying property risk or tenant void periods. All my investment is done in their ISA product too. The platform is really easy to use and their customer support is very friendly and attentive. I would recommend this to people wanting to invest in UK property without the hassle.

I am both an investor in the Company through Seedrs and a lender on the platform. It is very easy to use, provides a good income stream and, so far at least, the capital value of the properties in the portfolio have also appreciated.

I began investing this week and was nervous about my understanding of information available on the online portal . However the help desk is excellent with one 2 one chats available to discuss any concerns I had .
The website ( Assetz ) portfolio of properties provides full disclosure of all you need to decide whether to invest and having done this I am happy the investments provide a good return backed by the security of investment in property . As the properties provide the opportunity to improve social housing this is a plus .

You have access to a large number of low risk, long lease properties providing a 5 - 6% regular monthly return. You have control over the amount to invest in whatever available property you choose, and can trade them based on your own judgement. The platform is simple to use and provides full data on all properties for your own assessment and analysis. The accounting is fully automated and FCA approved providing added confidence in the operation, and I have used an ISA account so its all tax free. Brilliant. The bonus is that you are helping charities providing homes for the disadvantaged.
