Hunters Stourbridge

I'm not sure why there are so many negative reviews because my experience was the opposite. I have just sold a house through Hunters of Stourbridge, and the whole team did a fantastic job, led by Ellis Hill. It was a long and at times tricky negotiation, but they never gave up. They stayed proactive throughout, chased the solicitors when needed, and kept the pressure on until we finally got there. I’m genuinely grateful for their persistence, professionalism, and support, and I would like to thank everyone involved for doing such a wonderful job.

Rude, poor service - a must avoid for renters

Rude, get passed around from pillar to post while they try to ignore your requests or questions. Tried for years to get them to fix things but just continually fell on deaf ears. Now they're trying to claim issues are my fault which are down to shoddy contractors (which they use consistently, including at one point despite having had yearly gas checks, I get told that the previous 6 years hasn't been done properly and the build up that caused a leak was because of this. Everything is everyone's issue but theirs. Renters, avoid at all costs!

Don’t deserve even 1 star

Don’t deserve even 1 star ! Hunters Group - Estate Agents & Lettings- BurgessHill

Extremely poor and unprofessional block management. Hunters demonstrated a clear lack of understanding of the legal and financial obligations involved in managing a block of flats, they should be letting agents but it seems lot of complaints about it as well.

Hunters Communication was inconsistent, instructions from directors were ignored, and decisions were taken without authority. Overall, this was incompetent block management that caused significant disruption and cost to our residents.

They Ignored fire-safety issues, poor and inaccurate accounting, and missing payments and invoices. Failed to manage service-charge funds properly or provide reliable records.

Funny thing is When issues were raised, staff repeatedly gave the same generic, meaningless responses, showing no understanding of the problems and no willingness to address them — like a broken record.

Avoid This Agency

Avoid This Agency – Completely Fraudulent and Untrustworthy
If I could give zero stars, I would. I rented my property through this agency as a family home, but they have illegally turned it into an unlicensed HMO without my consent. Despite repeated promises from their agent Preeti that an HMO licence would be obtained, it never was.

My rent has not been paid for over amThree months, and my calls and messages are now being ignored. The tenants contact me directly because the agents refuse to take responsibility. I was told I would be reimbursed for repair costs — I provided all invoices, but not a single penny has been repaid.

The condition of my property now is appalling compared to how it was handed over. I have photos showing the before and after — it’s heartbreaking. After losing my father suddenly last year, this house held many memories, all of which have been completely destroyed by their negligence and deceit.

Do not trust this company with your property. They are dishonest, unprofessional, and exploit landlords. I strongly urge others to stay away — they will promise everything and deliver nothing.

Sales progression team lied and not very professional.

We are in the process of buying a bungalow at the moment and the sales progression team told us the vendor had been to sort the electrics and service the boiler..previous tennants had apparently got in debt so electric was cut off..Hunters lied saying this would be sorted. A second viewing 2 weeks later and a wasted 120 mile journey confirmed nothing had been sorted. When we told them we were disappointed with them we were told to leave the property.

Don't trust the photos

Hunters Bishop Auckland were agents at the time for my current landlord, who had the sense to dump them. Shown round 2 modern clean (as their website stated) flats. Hunters rep looked bored, uninterested and unapproachable as looked round both flats with family.
Flat 1. Smashed boarded up window. Grease all over kitchen paintwork. Undercounter fridge n freezer that were no longer white. Oven door hanging one hinge. Not been cleaned or decorated. Holes around light fittings etc.
Flat 2. Kitchen...oven no shelves and hadnt been cleaned. Grease on cupboards/walls. Extractor bulbs blown n filters minging. All cupboard handles corroded, fascias and 2 doors water warped. Taps corroded. Dishwasher that leaked, hadnt been cleaned, had stagnant water in it and a warped door. Sockets greasy. Around sink rusty. Botched repairs to sink unit floor. Kitchen handles hanging on
Lounge. Smashed light switch. Rusty radiator. Holes n picture hooks in walls. Damp lines along lower half of walls by windows. Cracked plaster behind door as no doorstop
Bedrooms. Double socket...half worked. Plaster damaged again behind doors as no doorstops. Carpet stained. Rusty radiators.
Bathroom. Loo seat hinges smashed. Shower tray leaked. Water marks on walls from shower leaking. Holes around shower fitting. Grouting missing and a lot was black. Taps corroded. No plug on sinks or even a metal grill on one. Shower trap had smashed and sunk into drain. Loo loose. Bath panels not secure and corners smashed. Window hanging by one hinge. Cracked plaster behind door. Door one side matt, one side satin.
Stained carpet, not decorated at all and certainly hadnt been cleaned. All radiators rusty, doors had screws that had been sunked in them. Cracks in plaster. More holes/nails around windows where nets had been. Window sills loose just sat on bare bricks. Melted holes in laminate on worktops.
Did an inventory for Hunters and it certainly wasnt passed onto the landlord. No defects were shown in the pictures.
I hope their working practices have changed

This was July 2019.

Refused due to having children – unlawful discrimination

Contacted this agency regarding a view of 3-bedroom house. The advertisement contained no restrictions regarding families with children.

During the phone call, the first question asked was whether we have children. Once this was confirmed, we were immediately refused solely on that basis. I asked several times why this restriction was not stated in the advertisement, but I received no explanation or answer.

Refusing access to rented accommodation because a family has children constitutes unlawful discrimination under the Equality Act 2010. Letting agents are legally required to comply with this legislation, regardless of landlord preference.

This experience raises serious concerns about the agency’s compliance with UK equality law. I am sharing this publicly so other families are aware.

Bad communication

I have been trying to contact them for 4 months in regards to my flat and contract but they are absolutely appalling at responses and making things clear and helpful for those they are letting to. They have sent me in so many different directions on who to contact and have stopped responding to me within one week of me first contacting them. On top of this it took them weeks to respond and report to maintenance issues, and when they did the response I got was rude and abrupt. As well as that they issues weren't resolved fully resulting in me feeling uneasy in what was meant to be my own space. Absolutely awful service and wouldn't even consider letting/renting from them again.

Valuation and extension options - excellent service

We contacted Hunters to explore our property options, particularly around extending our home, and to better understand both current and future values. From the outset, the service we received was exceptional.

Adam visited our property with genuine interest and took the time to understand how we currently use the space and how we hope to use it in the future. His thoughtful suggestions opened our eyes to possibilities we hadn’t considered—creative yet cost‑effective ideas that could give us the extra space we’ve been craving.

What impressed us most was Adam’s honesty and depth of knowledge. He provided clear insight into the current market value as well as the property’s potential, even highlighting grants we might be eligible for. His advice helped us think far beyond our initial plan and gave us confidence in the decisions ahead.

Hunters have proven themselves to be true experts in their field—professional, approachable, and genuinely invested in their clients. Adam, in particular, deserves recognition for helping us picture the full potential of our home and for giving us so much to consider.

We would not hesitate to recommend Hunters, and if we ever decide to sell, they will be our first choice of agent.

Very unprofessional and rude agents

Very unprofessional and rude agents. They repeatedly called me while I was at work, and when I finally got back to them, they booked a viewing for the next day and told me to meet outside the property at the scheduled time.

When I arrived and called their office, they initially lied, saying they would sort it out and call me back. After waiting 20 minutes with no update, I called again—only for them to blame me for going without having received an email confirmation, instead of acknowledging that their agent cancelled the appointment without notifying me.

Overall, very unprofessional.

Criminals

Misrepresentation, poor service, property management and unlawful practice

Unlawful terms in the tenancy agreements, do not uphold their mutual terms as the agent, assume consent to access outside of tenants availability and threaten to break in unlawfully. Have done repairs in house that have caused injury and condition of rental has damaged tenant belongings, mould not disclosed, just covered up to blame tenant later when we leave, constantly asking for access and putting employment at risk but accuse tenant of breach when asked for compensation as in the tenancy agreement . Barely manage property unless theyve been reminded something important has expired.
Estate agent happy to make threats to break and enter without legal knowledge, on behalf of a company that is owned by another agent that is well known for illegal practice, unsure if landlords know the legality of the contracts they've signed with Hunters without knowing and checking whether the terms are legal and lawful. Convinced they will be attempting to take money from the deposit as a form of ponzy scheme that pays for more unsafe repairs in propertys, check your doors, lights bulbs and curtain rails dont fall on your child's head, and if the property sets on fire Hunters will deny any accountability, so I doubt they will have integrity in the case of death and if you lose your job because of them they'll kick you out after breaking in (illegally) to make it possible to kick you out.

Staff cant cope with reading lots of words in a row, so they don't acknowledge or respond to complaint and the staff will reframe anything you say or do in their favour anyway.

Eve's review confirms our experience, its almost the same. They will evict if you ask them to ensure your home is safe and to uphold their mutual terms of the tenancy, they do not follow the eviction to repossession procedure lawfully and expect you to agree to hand the keys back by the notice period they decide at random without serving recorded notice and further violating access law. Using commercial laws for residential properties hoping noone will notice and they will not be accountable when the landlord is in court at their own expense.

I would never ever used this Company again. They failed to tell my tennent I was selling up, because of mortgage increases, I even even emailed them. Heard nothing so I assumed they had told the tennent. Two months later when I thought I'd have my property back, they told me they hadn't told the tennent. Also the tennent flooded my bathroom and cost me £2000 to fix!

Hunters - Tring - useless

Given that the purpose of an estate agent is to bring sellers and buyers together, as a potential buyer I found Hunters service abysmal

I tried to make a viewing appointment for a property they had for sale. They said they would phone or email me. Nothing.

Tried again two days later. Person I spoke to seemed surprised at what had happened and said would get back to me. Nothing.

Were I to be selling a property, I would not be using this estate agency. Perhaps they only do it as a hobby.

Lichfield is the worst

Dealing with a customers worrying about their behaviour and complain after the contractors work like put soiled toilet to the carpet when they fixed the pipes, or left behind a sharp opened carpet tool knife where a toddler crawling ... with atleast three huge RUDE thing.
1. I can't deal with this STUPID woman !!!!! (me, after my complaints what can see above)
2. ONe of the contractors has covid, now se will probably get it (right after the big histerical pandemic it could be a huge wish especially with small kids in the household)
3. all or her racist CRAP ( after i told her my concerns why they are so rude and unpolite to me and why we had to wait 3 years to fix a broken window what was forgotten again again and again )...
EACH of these ARE perfectly describe the policy and the workers of the LICHFIELD TEAM !!!!!
All of these experiences are from 2 years ago , but unfortunately Trustpilot can not deal with longer issues .
