Hunters Letting Sutton Coldfield

Hunters Letting Sutton Coldfield have let my property for several years now. They have found excellent tenants that have been right for the property. I like their approach to communication and work. They have always been professional and efficient when dealing with me and finding new tenants. They are straight to the point and quick on the work in hand. The team are easy to communicate with and Sharon is exceptional. I have used several letting agents over the years and Sharon and her team are easily the best. I can not praise them enough.

Very bad customer service.

Very bad customer service.
I requested for a viewing and the agent texted me over WhatsApp about the viewing times and said viewing can be done only on weekends and evenings. No other estate agents texted me over WhatsApp and others called me directly when I made a inquiry and even scheduled my viewing appointment according to my preference but this agency seemed not so interested in selling the property or whatever. Next thing when he finally had a suitable time for my viewing, I had to cancel the viewing because my car was in the garage and they said it was not ready for collection so I called the estate agent to inform him about it and this guy was so rude. He didnt even say bye and just hung up. Very disappointed.

I have just bought a house where the…

I have just bought a house where the seller's estate agent was Hunters. two items to note : 1. their pestering me to prove I had the funds via endless email demands, then when my solicitor raised one issue, total ignorance for 2 weeks. Not good. 2. I feel for the seller in that they totally missed off the presence of a very long private tree-lined driveway, and a full size totally convertable loft.

Less than 2.5 stars overall says it all!

Just when you think Hunters Yeadon can't really be as bad as their reputation suggests, they prove you wrong I was fortunate not to have too much to do with them during my recent tenancy but once they took over management of my AST for the house to be sold, I really did experience the full Hunters package. The manager is pure smarm, a sniff of money and all limits are off - including coming onto the premises of the house I was renting without notice or permission, and taking photos of my possessions and car, and using them for sales particulars despite me asking for them to be removed (a request which was ignored). The Hunters way is to make veiled threats of illegal rent increases and refuse to acknowledge that as I worked from home I would need additional notice of viewings. They seemed to think I was somebody to be pushed around (stupidly) - they tried to bully me, and failed. The difference between how they treat potential purchasers and tenants is incredible, and unacceptable. They either ignore emails which require a response or, in the case of Rebecca - write patronising and pointless responses when no reply is needed. Go figure. Apparently being insensitive and ignorant is the way forward - and respect is only offered if you are paying for it. They are disorganised - requesting my bank details for my deposit return several times, saying they didn't have them, and then making up some nonsense about how they had to ask me several times to 'check' them, rather than admitting they had made a mistake - and being snotty about it in the process. They expected me to provide my forwarding address because it's 'standard practice' and they apparently needed it for my deposit return (nope) and even sent me a list of how to clean the house - don't forget to wipe out the sink!! Yes, really. And when queried, I was told it was sent 'by mistake'. Yeah right. Oh and refusing to hold my post for collection, which had arrived before my mail forward kicked in. And then 'losing' post which was sent to the house and denying all knowledge of it even though I know for a fact it went there. I am now looking to buy and guess what - I won't be using Hunters under any circumstances. Moronic. Avoid at all costs.
EDIT: The manager contacted me to ask me to remove the reference to him - but he has no issue with the rest of it apparently!

Really poor service from Allison…

Really poor service from Allison (Sutton branch) where she failed to assist with referencing as she failed to understand how self-employment is orchestrated via accountants. She did not acknowledge my income despite having 2 years rent in my savings account as proof of funds and a impeccable credit rating, not to mention 25yr working history.

She withdrew the offer (despite the landlord agreeing to the asking rent of £2150 on Braemar rd) without the landlord's permission. The landlord will certainly be at a loss as it will remain empty for months like other neighbouring properties asking for 2k+ in rent.

Rocky start but some excellent staff (Pudsey branch)

We used Hunters (Pudsey branch) to both sell and buy in summer 2025. We started off on rocky footing, being passed from person to person when we were first listed and not told we’ve been passed onto a new person. It felt like because we didn't sell in the first two weeks that nobody wanted us as their listing. It was stressful and disappointing, but when we finally landed with Jackie things became so much more positive. Jackie, then later Georgia, then once we moved to Sales Progression, Lavinia, were all excellent. They treated us with patience and kindness every time we called. We could trust what they told us and that we would be able to reach them.

I can’t confidently say I would recommend Hunters Pudsey 100% given the issues at the beginning, but I do wholeheartedly recommend Jackie, Georgia and Lavinia.

Awful experience

Awful experience. Poor repairs. Illegal eviction - should have been a section 8 as landlord was selling up and tried to use the deposit for renovating the property into a HMO. Hunters also charged the previous tenants for professional cleaning which we were told would be happening in the first week or so of moving in. It didn't. They then tried to charge us for the same service. Wonder how many customers they do this to. Also charging for items not on the property but given to a neighbor, and later thrown out by him on his own garden area q(he advised landlord and hunters it was his to get rid of). They have identified it as formerly mine from property inspection photos which legally should not be taken of my possessions. Con artists. Pending further action.

Wish I could give more stars ! BIG thank you to John Duffy and the team for guiding me through such a difficult time. An all round professional and caring service from the start. John was always passionate, easy to contact, swift with replies and information and genuinely caring of my situation. Found the perfect couple for my house and also found me a new home. Took a day off work for a confirmed viewing, turned up, and was told they couldn’t show me round because they “didn’t have the keys.” You couldn’t make it up. Utterly shambolic, a complete waste of time and money. Shows a total lack of respect for people’s schedules.

This lot are a joke of an agency — disorganised, unreliable, and downright careless. If they can’t manage something as basic as turning up prepared, they’ve no business calling themselves professionals. Steer well clear.

Hunters Tamworth

We instructed Hunters Tamworth in the sale of a property.
We were not very impressed with attitude of Graham Hill the manager who was disinterested to say the least. When we received confirmation of a viewing, we said we would conduct it ourselves. Hunters did not tell the viewers who were left waiting in the street until we managed to locate them. The viewers told us they had been told to meet the agent and were about to leave.
We sold the property and it took nearly 2 weeks for Hunters to send the memo of sale to our solicitor. They said they didn't have an email address for the buyers solicitor! In the end, our solicitor obtained it and we had to pass it to the staff. It was basically a telephone call!
The final nail in the coffin was finding out from our solicitor that the chain had collapsed. Hunters knew nothing about it despite telling us the sales progressor was monitoring the sale. It took a week for Hunters to find out if and why the chain had collapsed and we found out that it had collapsed over 2 weeks prior to us finding out.
When we tried to speak to the manager to complain, he was never available and the sales people kept using the excuse that they had lots of files and were short staffed.
We have sold many properties and have never come across such incompetence. The sales staff are like children, no sense of urgency or idea of providing a service. I would advise folk to steer clear!!

Waste of time - No show

Avoid any dealings with Jesse as he's is unreliable, has poor time management and communication skills and is a complete waste of time

Don't rent or buy with them

I was interested in 2 properties advertised on their website . I was informed that they were under offer , but were still being advertised and were happy to take further viewings , so much for making an offer with an expectation that they would take the property of the market . Once they discovered that I had a property to sell they weren't interested in allowing me to view it
I explained that I was also looking to rent and had a property to view through them the following day ..( I wasn't sure whether to rent or buy ) they cancelled my rental viewing within an hour with no explanation
Thoroughly unprofessional using underhand tactics . Why don't they just behave responsibly ..avoid

Long-Term Tenant, Short-Term Accountability

After five years as a tenant in a fully managed property under the Hunters brand (Catford), I’m leaving disappointed by both the service I received and the way my formal complaint was handled.

I consistently raised issues throughout the tenancy including ongoing disrepair in the kitchen and bathroom, some of which were documented as ‘poor’ by the agency’s own inspections. Several of these problems remained unresolved for years. Some works were eventually completed just before the landlord decided to sell but others, like regrouting, were marked as done when they were not, despite being flagged with photos at the time.

When I submitted a formal complaint for other various reasons including unprofessional behaviour from staff, the director’s tone was defensive and dismissive. He wrote that my concerns were “peculiar,” and told me that “your reasoning does not stand in law.” At no point was my experience acknowledged nor the inconvenience of living with long-term disrepair.

As a tenant, I expect professionalism, courtesy, and a fair process. But the complaints response focused almost entirely on denying liability and distancing the company based on technical legal definitions, rather than addressing the substance of my concerns.

This approach falls short of the expectations outlined in the Property Ombudsman’s Code of Practice which advises agents to handle complaints fairly, avoid dismissive or legalistic language, and acknowledge service shortcomings even when there’s no strict legal fault.

I’m sharing this review to encourage future tenants to keep detailed records, insist on clear communication, and be prepared to escalate if concerns are met with defensiveness instead of accountability.
