Customer service non existent could never get a hold of my account manager. Never returned my calls or voicemail. Paid money to leave early. They stated that doesn't count as rent. Asking for more money to pay rent. Even though they got the money. Most likely going broke because they got sued for 48 million from the FTC. Stay away.

Air conditioning has been out for days! Too hot for anyone to sleep, with young kids that attend school. No one can sleep. No one can give me an answer as to when it'll be fixed! This is terrible, its like renting from a slumlord!

If I could leave 0 stars I would. Invitation homes violated my tenant rights by not providing me with running cold water for 27 days in my kitchen. I had no running cold water just scalding hot water after a pipe broke in my kitchen it took 27 days to get the issue fixed and when I asked for compensation they said after investigating because there was water I would NOT be eligible for compensation. After not being able to use an essential part of my home due to NO RUNNING COLD WATER LIKE NOTHING COMING OUT OF THE FOUcet WHEn COLD WATER IS TURNED ON for 27 days!!! missed work about 9 times (loss of wages) for the useless maintenance visits. This company DOES NOT care about their tenants. STAY AWAY!!!

Invitation Homes is extremely unprofessional and unresponsive when dealing with resident concerns. At our walk-through, we were promised various concerns would be addressed before the lease started (e.g., infestation of cockroaches, water-damaged thresholds, and unbelievable filth throughout the house). The lease had to be changed due to the concerns not being taken care of. When we moved in, the concerns were still not addressed. It has been over two weeks since the lease began and these concerns still persist. I have reached out to various offices and managers with no urgency in their responses. I even contacted the corporate office and sent an email with pictures outlining our concerns in which I received no response. If I could give a worse review, I would.

Warning: Avoid Invitation Homes at All Cost!
My experience with this company has been extremely frustrating. They consistently find ways to overcharge tenants each month.
For three months, they refused to repair a damaged stove in the rental property. The home was also infested with roaches inside the walls, forcing me to spend money on hotels while still paying rent and covering extermination costs.
I have endured 11 months of ongoing problems, without a single month free of issues. Based on this experience, I strongly advise others to stay away from this company.

If i could give zero stars I would. Horrible company. Non responsive. Impossible to reach them. They dont call back. State that they have an after hours emergency number but when you call with an emergency maintenance request they say they have no such thing, leaving you hanging. Charge you for things out of your control. Unprofessional, rude, no customer service skills. Do no recommend renting here

They made me pay for my own locksmith to get into the mailbox months after moving in after they continuously told me that they're sending someone out to get me the keys. I was then LIED to about getting reimbursed for the locksmith. They sent a tech out who didnt know what they were doing previously and cause massive damage to the lock causing me to pay hundreds for their mistake. DO NOT WORK WITH THESE PEOPLE. You wont get mail for months, you'll have to pay hundreds in fees to get access to your mail, and they'll constantly lie to you about work being done.

My experience with Invitation Homes has been disappointing. Before move-in, my amenity pass request was delayed with excuses, and I was even told to use public amenities instead. The home itself wasn’t fully prepared—walls needed repainting, the yard was unkept, and I had to handle or re-request maintenance for basic issues.
For the rent charged, I expected better service and preparation. I’ll finish my lease but won’t be renewing.

Our refrigerator stopped working and it has taken over a week to get a replacement. We are out a significant amount of money due because of it. No sense of urgency on Invitation Homes’ part. Completely unacceptable and I will tell everyone I can to never rent from this company. Your renters are your customers and the lack of customer experience is mind blowing.

I cannot begin to tell you how much I despise this company. I rented with them in Charlotte, NC, for nearly a year and couldn't believe the level of incompetence I had to deal with on a monthly basis. The day I moved in, I was surprised to find that the house was absolutely trashed, with the majority of the appliances broken and unusable. The place was then unlivable for a solid three weeks before they bothered to get anyone out to fix the 16 issues that I needed fixed in order to live there comfortably. Every month after that there was an issue of some sort that I had to call them about. I'm not talking about normal renting issues, like things breaking. I'm talking about the fact that they double charged me for my gas bill, or forgot to refund the double charges, or charged me for a home owners association charge that was invalid, or the fact that they continued to market for my home after I had started renting with them (this caused multiple people to come to my door with the right code to get in to try and see the house). Even things that just happen when you rent a home, like the AC breaking, were a misery to deal with. It took them nearly two weeks to get out to fix my AC in mid-July. Over and over and over again I had to deal with Invitation Homes, who were constantly trying to transfer me to other departments or just straight up wouldn't help me with my issues, saying that they weren't responsible for their mistakes. Finally, I had enough and moved out early. I just had to get out of there to get away from them. When I expressed my discontent, I was assured that I would not have to pay the early move-out fee. Now, a month after I have moved out, I have received a bill of over $3,000 for the move-out fee. When I called them to get this rectified, I was severely condescended to and honestly treated like complete trash by their employee, Justin Archie, and told that they would to nothing to fix their latest "mistake." Now I am having to contest the bill, which they are promising to send to collections, so that my credit is not negatively impacted. DO NOT RENT FROM THESE PEOPLE!!!! They will jerk you around endlessly and will never honor their promises. For your piece of mind and your bank account balance, choose literally anyone else.

Do Not rent from invitation homes. Unfortunately, I did not read the reviews and now I’m paying top dollar to a slumlord. We moved into our house and one of the bedrooms was caked in human urine down to the subfloor. We couldn’t even walk into the room because it’s smelled so bad. The entire garage also smelled like urine because it looked like the previous renters had washed out urine stained box springs on the garage floor. First time we use the stove it tripped the breaker. We used the maintenance app and scheduled out a technician. It took about a week. Turns out they had undersized the breakers for the stove. The dishwasher has also stopped working, and we’re going on two weeks without a repair. They canceled the first visit for the dishwasher about halfway through the time they were supposed to be here. They told us to reschedule and left a number. I called that number and rescheduled for the next day. The next day, also during the time they were supposed to visit, they called me to reschedule, saying they never received my reschedule, even though I talked to somebody on the phone and confirmed it. We are now back to dealing with the maintenance app, which is worthless. We put on the app which days we were unavailable for the service call, which it asked for specifically we just received confirmation that they are sending out a technician on one of the days we specifically said we would not be here on. We have literally only been in our house for about six weeks and it has been nothing but trouble. The floors and restrooms were also filthy when we moved in.

This is probably the worst company I’ve experienced in my lifetime, everything breaks , they do things cheaply and once things break they don’t come until WEEKS to fix it, whoever runs this company and everyone in it should be ashamed! I haven’t officially rented with this company, however I did pay to hold a property of theirs that was “coming soon”. Everything that occurred after I paid to hold the property is why I decided not to rent with them, starting with the dates of availability changing.
When the initial date of moving in had changed, I emailed our “leasing agent”, as I was directed to do when the initial deposit was placed. I did not get a response. I waited a few days, then decided to call at a normal business hour, 10am. I was sent to a call center. I thought this was odd. The call center was as to be expected, not helpful. I emailed our leasing agent again. No response. I waited about an hour and found the leasing agents main line, which took me to an automated message stating the establishment was closed. I kept trying that number throughout the day, and eventually got our leasing agent on the line.
A little context, we moved into the state and are selling a house in another state. While we wait for that sale to happen, we decided to rent. There is a real lure of renting a house in a neighborhood near schools/parks when you have a family. Which is the type of home they offer.
That being said, every single question I asked the leasing agent was half answered and really felt purposely avoided. Very simple questions, like when will the property be vacated, or available. When can I do a walk through. Or can I get a real lease started? I’ve never seen it where you are in limbo as to a move in date, up until TWO days before. Meaning they don’t have to give clarity before then. And at that point is when all deposits are due. When I tried to get solid numbers on move in costs, first month deposit and rent - every one of those numbers was not firm and nothing was sent to me on paper indicating the amounts. It started to click at this point that maybe emails were being purposely avoided as well. Not having anything on paper is about the biggest red flag there was.
I got off the call and immediately knew they were not going to be a suitable fit. Of course then is when I decided to look up reviews.
Please look up reviews. I can not state this enough! They have been sued so many times, the reviews of lived experiences all circle around lack of clarity on costs, and the inability to get a hold of anyone.
Don’t skip over the many red flags this company exhibits.
The house was empty for weeks when we couldn’t get answers. When homes are in neighborhoods you can very easily drive by them. We did find another rental in the neighborhood. Zillow has great options!! We did not get our holding deposit back. Something that is required before ever seeing the place by the way. The first red flag, that I ignored. This place definitely has predatory vibes. Be careful out there!

I have lived in my rental home for 7 years. And it was great until June. In june I had 2 issues the first was a toilet that was running constantly. It took them 25 days to fix. the bill was $498 dollars split in 2 months Half in Aug and the rest for Sept. I was told I couldnt dispute it until the second half hit for Sept. I called their company and was told Invitation homes changed their policy. They wont do anything for a toilet leak. I have been trying to reach them Since july 15. I cant reach the local office i get their over seas call center. I have emailed and called corporate no response in a month. You cant walk into the office because its closed until Nov 2025. I do not have $498 so I will end up with an eviction and no place to move to. Do not rent from this company. they will charge you for everything and their maintenance stinks . I have been loyal tenant and they are treating me like this. I do not know who to call. Corporate only has a call center. I am being told I will get a response in 24 hrs. its been a month and no reply.
SO IH called me and said that the vice president of the company. denied the $500.00 water bill said that we the tenant could have fixed it. They had sent out there on tech who said he was going to get a part and left. He then closed the ticket out. I had to make a new ticket and a vendor had to be sent out! they had to replace the inside of the toilet. If their tech couldn't fix it. how could I! SHe then said at least your water bill will go back to normal now. Like wow ! in the work orders we stated we were worried about the water bill. We were told that it would be taking care of. so I have to come up with an extra $300 by the first

Home managed by Invitation Homes is occupied by squatters - called them and they didnt feel it was an emergency - so they'd call back - no call back.
Squatters are damaging the home and since these are connecting homes putting all other homes in that building at risk. Homeowners - DO NOT USE INVITATION HOMES TO MANAGE YOUR PROPERTIES!!

A month later we are still waiting on our air to be repaired. We have had numerous work orders put in and nothing has been resolved. They finally gave us an appointment then we received an email that the appointment was cancelled. After getting off work early to make sure I was home no one came not only did I loose money, My home still has no air conditioning or microwave that works. This is ridiculous for a new home and what's even worse it doesn't seem no one cares we are constantly getting the run around. This has been the worst experience for me and my family. By the way this is my second review in a couple of weeks. And it's really sad when you look at the website and all these people have different issues and nothing is being resolved and they have the same general reply message to everyone.

I almost never write reviews especially negative ones but this is so important. I understand that under Florida law, a landlord has a “reasonable time” to repair essential services like air conditioning when it was provided in the home at the start of the lease. I have given proper notice and am aware of the timelines the law allows.
This goes beyond the law and is about basic human decency. I am nine months pregnant, our AC has been out since Friday, and despite our urgent reports, no repair was even scheduled until today. Originally, they were trying to push the visit to Wednesday, but we spent days calling multiple repair companies ourselves and pressuring Invitation Homes to move the date up.
Now that someone has finally looked at it, we’ve learned the AC isn’t easily repairable and it could take a week just to get approval before repairs even begin. I’m literally sweating as I write this, unable to function, work, or even cook for fear of making the house hotter. Eating out every day as a pregnant person is exhausting and expensive and now, on top of paying rent here, we’re spending even more just to feed ourselves. Yesterday, we had company over and their daughter literally fainted sitting on our couch during a conversation because of the heat.
We get the keys to our new Invitation Homes property in Davie this Friday. We begged to move in earlier to escape these conditions and were granted just one day early and we have to pay for that extra day. We are already paying rent on both homes through September, yet there has been no discount, no assistance, and no humane solution offered. It would cost them nothing to help ease this discomfort and health hazard, yet they refuse. It really does show this is a money making machine that doesn't care for their tenants.
After years of being a loyal, on-time tenant, it’s disheartening and alarming to begin another year with a company that will not take a simple step to protect a vulnerable tenant’s health. Once this lease is over, we will never rent from Invitation Homes again. A company’s values are revealed in moments like this and here, they’ve shown ours don’t matter.
