It’s too bad that I have to give invitation homes even one star, because they don’t even deserve that. Do yourself a favor and STAY AWAY. 300+ rent raises the last two years, and the excuse is it’s the going rate for the area. Well duh, of course it is when you own all the homes around, so you can set your own price. Our home is 17 years old and has been in need of exterior repairs since we have moved in, about 5 years ago. No one with the company cares. You try and set up a maintenance request, and they always cancel it, and make excuses that other homes are in need of repair due to hurricanes. No!! You just don’t care to fix it. It’s all about collecting money. This company absolutely sucks. If you haven’t found a rental yet, please do yourself a favor and stay away from these crooks

I would leave 0 stars if I could. IH is run and managed by a bunch of idiotic imbeciles. They ILLEGALLY leased my family (with two medically disabled children) a home with city violations and at the time of signing our lease, they were not in compliance with the City of Mesquite. All things we did not find out until 3 months being in the home. For almost 6 months I tried to figure out what was going on with the property and the scope of work that needed to be done, and nobody ever got back with me— so I thought the situation was over. For months me and my mother both made several calls WEEKLY to get in contact with our property manager Tarieka Powell, and not once did she have the courtesy or respect to get in touch with us to resolve these city violations, which were not my problem or my fault to begin with. I let them come do 7 different things to get in ordinance with the city (some of those items involved installing a carbon monoxide monitor and smoke alarms) again, SOMETHING THAT SHOULD HAVE BEEN DONE BEFORE LEASING ME THE HOME. All was fine until they changed my floor plan in the middle of my lease, now saying that a room that was listed as a laundry room, is now being called a bedroom— even though said “bedroom” did not even have central air or heat vents in the room, so it was a completely non-ventilated room. Well, since the updated floor plan that they gave the city is classifying it a bedroom, now that room (which was listed as a laundry room) needed window to be up to code. I was pissed because again, this was something that needed to be done before I signed the lease for the property as is, but I allowed The vendor to come make the repair. While cutting the sheet rock to install the window (which is a window that was almost as tall as I am- 5’7) The vendor ran into a literal brick wall. They could not complete the installment because now the job. I advised IH Of the issue they came across and it took them three weeks to get back with me on how we needed to move forward. They wanted to proceed With putting the window in, but now this is no longer as simple installment and would be a total demolition of the brick wall where they wanted to install the window. I was no longer comfortable, allowing them to do that repair because I have medically, disabled children, and a daughter with severe epilepsy and loud noises and lack of sleep can trigger her to have a seizure— all things IH knew of before leasing me the home— so I refused the repair WHICH SHOULD HAVE BEEN DONE BEFORE I MOVED IN for the sake of my children’s health. I was told by the city that they were already fined, so at this point it didn’t matter if the work got done or not. IH filed for eviction. Not because I didn’t pay my rent, but because of their negligence by not making sure the home was up to city code before leasing me the home.
This entire company and everyone who works for them is SCUM. TRASH. Horrible people with no respect or courtesy for their tenants.
If you rent from these slum lords, GOOD LUCK. With all of the complaints they have, it’s questionable why they are even still in business, and I am making it my mission to make sure their entire company goes down in the dirt where it belongs.

I was promised all new appliance, new carpets and some painting since I have been here so long, To date only a new fridge and that was because it broke and I had to wait two weeks to get it. Rented from them since June 2025-current. Moved into an townhome (4-in one building) only to find that there was a termite/ant infestation that they were aware about prior without disclosing that information. 2nd, the front door wasn't closing properly, leaving the weather stripping seal to have gaps, allowing our ac to go right out the front door. My electric bill jumped to over $400+ within the first month living here. I have had 10 contractors come out to the property to try and adjust the door, adjust the hinges, add extra weather stripping, all to no avail. All 10 contractors have put in the request that the door and frame need to be replaced due to them both being warped. Invitation homes likes to send out a maintenance personal every 6 months, for an inspection. Upon him entering he noticed the door right away and looked through all the times the contractors were sent out, then proceeded to call his supervisor while on speaker phone in front of my ring camera they both stated that the door and frame needs to be replaced. Then yesterday I had another contractor come out and basically said there is nothing he can do unless its to change the door and frame. I called Invitation home's maintenance dept. spoke with a supervisor there who then schedule the contractors supervisor to come out along with one of invitation home's maintenance supervisor's to be present here as well. That was scheduled for Today November 12, 2025 between the hours of 10am-2pm. No one showed up. I called to ask what was going on, they informed me that they (Invitation home's) cancelled the work order. They never sent me an email or called me to inform me or my husband of this. The last email we got from them was yesterday at 4:13pm confirming the work order and scheduled maintenance. When I asked them to show me proof of this email, they could not provide us with it. My property manager Anna Williams also has ignored returning my calls for 2 months.

Single family homes are disappearing to companies like Invitation Homes. Properties are overpaid for: for a profit. Rent hikes ever year for the last 9 yrs. I've been renting from them. Run down properties overpaid for: Paid by You the renter(me).
Rent start @ $1,650.00, up more than 60% today date.
When you own 100,000 plus properties you can put the price point just about anywhere on the dollar: people need a home.
Just got a call they were going to charge me an additional $500.00 to have someone come out and put a nice letter on my door. On top off the $250.00 late fee. (Forgot to hit the send bottom to make the payment).

Still waiting on payment from 4 missing no call/no shows from December 2024. I have billed Invitation Homes for wasting my time with no call/no shows at $75 each back in December 2024/January 2025. All appointments were confirmed with the $75 extortion label saying that if I wasn't home, I would be charged $75 for the missed visit. Have been told time and again by Houston billing that it was being looked at. We are now over $500 in total amount owed.
If we have to pay $75 for each appointment missed, so should you.

THE MOST UNETHICAL AND INHUMANE RENTAL COMPANY I HAVE EVER DEALT WITH.
My experience with Invitation Homes over the past three months has been nothing short of traumatizing. What was supposed to be a stable and peaceful living situation has turned into an ongoing battle that has drained me emotionally, mentally, and financially. This company has demonstrated a shocking level of deception, lack of accountability, and total disregard for the wellbeing of their residents. Being managed by a different company was pleasant until Invitation Homes took over.
-Deceptive and Manipulative Billing Practices
Month after month, I have been blindsided by incorrect, unexplained, and inflated charges stacked onto my bill without justification. When I asked for clarification, I was given vague answers--or worse--ignored completely for days. It is clear that Invitation Homes deliberately engages in billing practices that are misleading at best,
and downright predatory at worst.
-Impossible to Reach - Zero Genuine Support
Trying to resolve anything with this company is like shouting into a void. Phone calls go unanswered, voicemails are not returned, and emails receive generic, automated responses that do nothing to address urgent concerns. On multiple occasions, I have spent hours on hold only to be disconnected or transferred around like a toy no one wants with no resolution. It is clear their systems are set up to avoid accountability and push tenants into giving up rather than receiving support. I encountered technical problems within the payment system that prevented me from completing the transaction on time. Despite my repeated efforts to resolve the issue, including contacting Invitation Homes via email and phone over the course of nearly two weeks, I was continuously transferred between departments, experienced call disconnections, and faced excessive hold times. I have retained the email correspondence that documented my ongoing attempts to communicate and resolve the matter in a timely manner. While I was diligently trying to handle this issue, I also received aggressive and threatening notices regarding potential legal or eviction actions. This was extremely distressing, particularly as I have always been a compliant and responsible tenant who takes all lease obligations seriously.

Communication is disorganized, inconsistent, delayed, and dismissive. Important details are withheld until it's too late, and responses (if you get one) lack any real substance or helpful action. My lease inception was a nightmare and now my lease end is a nightmare. This company does not care about tenants. I was inconvenienced for 45 days and incurred the inconvenience for their short comings. Of course the person I dealt with is no longer there because the staff turnover is so high. The number of portfolio managers I have had over the years unbelievable. People don’t do their job and it becomes the tenant’s fault. All they see if money. Forget experience. They treat everyone like just a number. The AI responses and the lack of empathy and customer service is unreal. They never want to tell you who they report to. They never want to give a name. They never want to address anything. I am disgusted at the poor attitude at every interaction. DO NOT RENT!!

Warning to prospective tenants: STAY AWAY!!!
My experience as a tenant with Invitation Homes has been deeply disappointing and unprofessional. I strongly advise others to consider alternative housing options.
The company demonstrates a consistent pattern of poor communication and a lack of accountability. Their customer service is unresponsive, often providing empty promises that a representative will return your call within 48 hours, which never happens. When you do manage to speak with someone, they are frequently unhelpful, directing you to file a formal complaint with the assurance of a response within five days—another promise that goes unfulfilled.
The HOA department is particularly ineffective. They fail to investigate issues or follow up with residents, seemingly allowing the HOA to levy charges without question and then claiming they are powerless to intervene.
Here is a timeline of my specific issue:
· Tenancy: I have been a tenant for nearly two years at a property in Mount Dora, FL, and have never been late with a rent payment.
· The Violation: In March 2025, I received an HOA violation for not pressure washing the driveway and for having some weeds in the yard. I promptly resolved both issues and uploaded the required photographic evidence to the Invitation Homes portal, as instructed.
· Company Failure: Invitation Homes failed to notify the HOA that the violation had been cured. They also received a final notice from the HOA but never informed me, so I was unaware the issue was escalating.
· Unjust Charges: I began seeing a recurring $35 monthly fee on my account. Despite my multiple inquiries about this charge, no one provided an explanation or resolution. Months later, a $900 HOA fee was added to my account.
· Lack of Access: My attempts to resolve this in person at the local office were refused because I did not have an appointment. My requests for an appointment were ignored.
· Threat of Eviction: In the middle of a month, after my rent was already paid, my family discovered a notice on our door demanding immediate payment of the $900 fee or that we vacate the premises within three days.
· Payment Under Duress: To avoid the threat of eviction and a permanent record on my rental history, I felt compelled to pay the $900 fee.
· Final Inaction: After paying, I finally made contact with the HOA management team. I referenced the lease agreement, which states that if the HOA is not satisfied, Invitation Homes will cure the violation and charge me. When I asked when this work was performed and what the cost was, they could not answer. I was told to file for a refund, and after two months, I have received nothing.
In summary, Invitation Homes created this problem by failing to communicate with the HOA, ignored my repeated attempts to address it, and then forced me to pay a significant fee under the threat of eviction. They have since refused to provide any justification or recourse.
This is a genuine account from a real tenant. I share this so others can be aware of the potential challenges they may face.

I am so upset I have been renting from invitation homes for 5 years and up until this year things were great. I have one issue after the other. I have never had a water bill over $80 in 5 years until last year and it was extremely high but it was coming from a leak in the hose to my refrigerator so I was properly credited. A month ago I had a leak in my kitchen the whole faucet was leaking from the hose causing under the sink to get wet. I had maintenance come out and fix that. The next month I get a $667 water bill. I call my agent she puts a hold on the charges to get maintenance to come out. I explained to her when they come out they aren't going to find anything because the faucet has been fixed. Same thing that happened with the refrigerator the bill came after the leak was fixed and I was properly credited. So I pay my rent for October I'm thinking everything is cool. Then this morning I get an email saying I owe for a bill and now $513 attorney fee has been added because I didn't pay for a bill I knew nothing about by 10/21. I immediately call my agent she asks me did I call Deanne my new billing manager I said I called the number on the paper and it got me to you. She tells me I owe for a water bill. I'm like how, I told you Cynthia when you said you were sending maintenance that they wouldn't find anything because the leak has been fixed. Mind you I changed my phone number with invitation homes over a month ago so this Deanne claims she has been unsucessful with reaching me but I changed my number and my daughter who is also on the lease no one called her, yet every email or correspondence she gets as well as me and now I get a letter to pay legal fees or get out. I repeated to C again today I told you when you said you were sending maintenance out they wouldn't find anything because the leak has been fixed. Then you add insult to injury they send a Spanish speaking maintenance worker that didn't understand anything I was saying. Not his fault but how was I supposed to articulate any of this to him. Of course he didn't find anything because it was fixed 2 to 4 weeks prior to him coming out . So Cynthia looks at my account comes back said let me see if Deanne is available I am then placed on hold and at 14 minutes I'm disconnected. I am so frustrate. I always gave Invitation Homes high praises. I never understood why people complained until now. I am frustrated and seems like the only thing anybody cares about is charging me money. If somebody just took 5 minutes to view my account they would see I never had high usage before which would trigger the thought it has to be a problem somewhere. The person that handled my account the last time this happened over a year ago she did her job. She investigated, she agreed there was an issue and she didn't penalize me for it!

I would give zero stars if I could. I currently live in an Invitation Home, and I cannot wait for this lease to be up. I will NEVER intentionally rent a home from them again. This has been the worst experience ever. It has been one problem after another. From a refrigerator issue that has never been fixed, after 8 visits. I was told since the refrigerator works it's not necessary that the other options on the refrigerator work. Every month I am being charged for renters' insurance that I have had for 3 days after moving in. I have provided the paperwork about 5 times and still can't get a refund, still being charged and no one to speak to that will help. I have submitted the paperwork with all information that was outlined, then I was told it was rejected because Invitation Homes was not listed as Interested Party but they were, so I resubmitted showing them that they were listed, then it was rejected because the address for Invitation Homes was not correct although it's what's on the instructions given, then it was rejected again and I was asked to put a different address, changed that and they have rejected again stating that address is not correct. I told them I was coming person to bring the paperwork, and they told me it would not be accepted because that wasn't how paperwork could be submitted. They charged me for a letter from the HOA for lawn service that I received right after moving in. I was told that they waive 1 fee a year and asked if I wanted this waived. I said yes, because I don't plan to get any more letters. The wiring is completely off. Things in the living room control plugs in my bedroom closet. Living room controls front and middle hallway. This has definitely taught me what to look for when I move. I was told when I posted another review that they would look into this and contact me. I never heard anything. I have been here since March 31, 2025. There have been 2 great people that have come to fix things, and one is Garon. I have been here 6 1/2 months and can't wait to get out.
This house looked great on the surface but definitely wasn't move in ready.

Invitation homes is THE worst! If I could give negative stars, I absolutely would! Getting a human on the phone is near impossible, and when you manage to speak to someone they are unhelpful. One agent today told me 'I'm going to be honest, you're going to get the run around on this issue.' Our fridge has gone out on multiple occasions and they've sent someone to 'fix' it instead of replace it...and it went out again a few weeks later. Our water heater leaked and left extensive damage to the drywall, and they've sent 5 different vendors out to bid on it, and three weeks later have not resolved anything...and are trying to send more vendors! Meanwhile, we're worried about mold, and are having to take off work and reschedule appointments because they are cheap and dont want to accept one of the bids already received! I don't care how perfect the house is, STAY CLEAR of this company at all costs!! You will get the run around on every maintenence issue, and they try to blame every problem on residents so they can charge more. There's a reason there was a class action lawsuit against them. Renter BEWARE!

I can’t begin to express how frustrating my experience has been trying to find a home through Invitation Homes. It became very clear that profiling takes place during the application process for certain properties. Because I use a Section 8 voucher, the leasing specialist, Mary Fornili, repeatedly told me that every property I was interested in did not meet their guidelines, while steering me toward lower-quality neighborhoods.
What made this even more frustrating is that the information she provided often didn’t align with the company’s own application and holding guidelines. I tried to transfer my application to three different properties, but each time I was told the HOA process would take 30 days—while Invitation Homes requires applicants to take possession within 21 days. This policy makes no sense if homes with lengthy HOA timelines are still listed as available.
As a mother of three, it truly breaks my heart to feel singled out and treated differently simply because I receive housing assistance. Throughout the process, I felt no empathy or support from Mary Fornili, only barriers that made it clear I wasn’t being given the same opportunities as others.

The Property Manager they just as bad as them I dont even know how someone can work for this company and they feel they are just doing their job this company is a monopoly they dont care about you they get you with 40 smart package a month for ring that cost $60. they make you buy the internet from them. you end up over $1,500 just between does to fees yearly on top of that the charge you $9.95 for a filter that never gets deliver that's anohter $120 a year for nothing. the are just extracting profit to a point is extortion you put a maintnace request be ready to wait WEEKS I pay this company over 45K in the last two year and will never rent from them they are give me a house for $500 a month I rather pay someone else

Invitation Homes recently scheduled a "confirmed" a maintenance appointment to enter my home without my knowledge. I happened to check my emais the night before and learned about this appointment. Of course without knowledge of this appointment I would not have taken the four hours off work to be home. This is the 2nd time Invitation Homes has created a "confirm" appointment for me without my knowledge. A $75 fee was added to my account for "not taking off work". I have spoken with and emailed maintenance on numerous occasions regarding this erroneous fee. Still the company refuses to credit my account.

0 stars. I will not reside in a property managed by this company ever again. There are numerous fees that accumulate, making it quite challenging to stay ahead. The customer service is lacking, and there is a pest fee despite the fact that we are required to implement our own pest control plan and spray. Additionally, air filters are not provided free of charge; one must purchase and replace them independently. Oh! Make sure to provide them with proof of rental insurance on time, or else they might charge you for their own and won't refund you later. I could elaborate further. The rent is simply exorbitant given the lack of amenities and dog crap you'll encounter.

I came home on 9/3/25 and was met with a strong gas smell in my house. Had to call the gas company. They came out and shut the gas off. I was told it was carbon monoxide and gas in the house by the worker. The fumes were so strong and my kids had been home all day after school but my oldest son and daughter had been there all day in danger inhaling these dangerous fumes. The carbon monoxide detectors didn't even go off to at least warn my kids of the danger. The worker informed me that the hot water heater was patched up with tape which was the issue. He states that there was no way it should have been patched up with tape because it's unsafe. I called invitation homes that night for them to come out the following morning to come and fix the issue. Spoke with one of the property managers and was told that the issue would be fixed the following day. We all went to the ER to get checked out. My oldest son has been sleeping out on the couch heart rate was over 140 beats per minute and was given IV fluids. My kids are so scared and traumatized behind the whole ordeal. I don't even feel safe in my own home anymore. There's also mold coming out of the vents which I put in a work order a company came out to look and still haven't been back yet to clean it. Fast forward to Tuesday 9/8/25 still no hot water or gas in the home for us to take a hot shower or cook dinner for my children. Not to mention the maintenance worke came out to check the carbon monoxide detectors and tells me the reason they didn't go off because there wasn't any batterie. I just moved into this house March 4 2025 how did the house pass inspection??? After emai and phone calls not one person
from management has returned my calls. Come on this could have been FATAL FOR ME AND MY FAMILY.
