Horrible experience. It took them a month to remediate a leaking water heater and fix everything. Then they had the plumber put a pressure restrictor on the house with no thermal expansion tank which caused pressure and an overflowing ice tray and icing over of the freezer. The technicians came, thawed the ice, did nothing about the pressure issue, and reported the animal I was pet sitting.
A month to come fix the black mold leaking, but less than a week to start calling my roommate and threatening us with a non compliance fee because she hasn’t called them back immediately. Americas biggest corporate slumlord. I’m convinced they’re offering credits for good reviews, because there’s no way.

INVITATION HOMES IS HORRIBLE!!! If i could give it a negative 1, I would. I have never experienced such a horrible rental experience such as this. They charge you fees for maintenance work, they are responsible for. They tack these fees on after you already pay the rent for the month and then send threatening messages or calls saying that if you dont pay fees, they'll start legal proceedings against you! They send low rate 3rdparty contractors to do work. And dont even think about speaking to anyone! No one ever calls back! By the way, they got sued by the FTC for their illegal and unprofessional practices. Invitation Homes: Don't respond on here with your generic fake response. Respond when your tenants actually need you too!DO NOT RENT FROM THEM! RUN THE OTHER WAY!!!

Send a maintenence request for a overflowing toilet downstairs. When any toilet upstairs is flushed, it overflows the downstairs toilet. The AI app even says it looks like an emergency. Yet, I'm forced to wait until the next day.

I wanted to take a moment to recognize the excellent service we received from our maintenance worker Jaimie DeJesus who recently came out to our rental property. From start to finish, the experience was smooth, professional, and genuinely appreciated.
He arrived on time, and took the time to thoroughly assess and fix everything that needed attention. Not only was the work completed efficiently, but it was also done with great care and attention to detail.
What stood out most was his respectful and friendly attitude. He made sure we understood what was being done and checked that everything was working properly before leaving.

Technician Donald Stephens was extremely knowledgeable in many areas. He found two different leaks causing two areas of the house to have damage. He also showed knowledge of how to get to the pipes from inside and outside the structure. All is well now because of his knowledge and experience. Thank you Donald Stephen’s!

Invitation homes is terrible. I just ended our lease after having our basement flood 4-5 times from rain, the house was falling apart, and you can’t ever get anyone to respond. Not to mention they will lie to you, mislead you, then hit you with fees for doing exactly what they said to. The biggest problem is there is no way to do anything about it because they will ignore you and not respond to anything. Trust me and STAY AWAY
Update: You can see below that they responded like they were going to do something. I still never received a call nor have they responded to any emails I’ve sent. Don’t fall for the online appearance of them being concerned, it’s a show.

Worst company to rent houses. They charge you for everything and most of the times charge you with maintenance fees that are their responsibility. They always make you pay to fix problems that the houses had for years. And always saying is the tenant responsibility. Thus company has a lot of lawsuits and we just received a check from them about a lawsuit of illegal fees and payments charged by this company. So to resume is the worst decision ever made to rent a house with them.

I am a 22-year retired disabled veteran, and renting with Invitation Homes has been one of the most frustrating experiences I’ve had with this issue.
There is an ongoing drainage issue in the backyard that has been reported multiple times and remains unresolved. The yard stays constantly wet, soft, and muddy—even when there is no standing water—making it essentially unusable on a daily basis.
My family and I cannot enjoy the backyard at all, and my dogs cannot even play without coming back inside with muddy, soaked feet every single time. This isn’t an occasional inconvenience—it’s a daily problem that affects our ability to live comfortably in the home.
What’s most concerning is the response. After multiple complaints, I was told that because water does not remain standing for 48 hours, nothing can be done. That kind of policy completely ignores the reality of the situation. A yard does not need visible standing water to be unusable.
As tenants, we pay on time, take care of the property, and uphold our responsibilities. In return, we expect a home that is reasonably livable and properly maintained. Right now, that standard is not being met.
If you’re considering renting with Invitation Homes, be aware that issues like this may not be resolved, even when they clearly impact your daily quality of life.

I'll never forget my rental experience with Invitation homes. In 2016, I rented a beautiful home in a great neighborhood through Invitation Homes, but the experience quickly turned into a disaster. While they weren't responsible for the racist neighbors, they were fully responsible for the appalling maintenance and predatory rent hikes.
The issues began when mushrooms started growing in the master bathroom. Maintenance simply plucked them and dismissed the issue, ignoring my warnings about black mold. Unsurprisingly, it was mold, which they refused to treat. This escalated when a leak in that same bathroom turned into a "waterfall" into the kitchen. After months of calls, they finally sent workers who proceeded to steal my jewelry, designer bags, and electronics.
When management refused to take responsibility, I stopped paying rent and moved out to try to avoid the eviction process. Between the $125 rent increase and the constant threat of extra fees, it was a toxic situation. A couple of years later, I was relieved to eventually receive a check from a class action lawsuit against them; it was validation that my experience wasn't an isolated incident. That was a small bit of Karma for the two years of stress. I would never rent from them again.

I am appalled by the aggressive and threatening nature of Invitation Homes’ communication. After being a consistent resident for over 10 years, I received an email this morning with the subject line "Pay Rent or Surrender Possession of Property."
While I am currently late on my rent, the decision to lead with "pay or move out" language as the very first point of contact—without a single prior phone call, courtesy email, is an egregious failure in customer service. For a company to treat a decade-long resident with such cold, automated hostility is unacceptable.
This approach lacks any sense of professional compliance or standard notification hierarchy. To jump straight to legal threats and "surrender of possession" verbiage borders on harassment and shows a complete lack of regard for the "good faith" relationship that should exist after 10 years of residency. Management needs to immediately re-evaluate their notification protocols, as leading with legal ultimatums rather than standard outreach is a predatory way to treat loyal tenants.
