The positive aspect of joivy is that mostly the furniture of the house is new and you have everything necessary for a room and it’s easy to sign the contract. They are available and accessible, they helped me to get the document called idoneita alloggiativa after i went in there in person, especially their agent Federica was very helpful. However, I had problems with check out and i think it can improve. Their agent couldn’t make in on the time that i had set from 3 months before check out and asked me to leave the keys on the table. Later when i was already gone she came to check the room and indicated that the mattress was damaged and dirty, wrong. It was covered by a mattress cover and i also use a topper on my mattress all the time. In the end after 10 days they said that they will “not” charge me extra for that because it was not done by me. The return of the deposit was a bit later that originally indicated but was resolved once I contacted them.

The accommodations were fine however the blanket had a few holes in it from wear it looks like and the bed was very loud every movement that was made

Having to upload photo ID details was very intrusive and concerning (with regards to possible data security). I was not made aware of this until I had made the booking, which was not refundable, so I could not cancel.
The property was well located and in a good and clean condition and a good size. Only two mugs and 3 glasses were provided. No kitchen paper towels. Bread knives were not sharp enough. Chairs and kitchen bar not suitable for having a meal at. A standard table with 4 chairs would be a good addition to make a longer stay more comfortable. Access using the App was fine, but took a while to work-out. The ventilation fan in the bathroom was not effective at removing condensation after a shower, so the walls had drip marks. Radiators in the large sitting room did not get as warm as needed.

Look at the RAITING DISTRIBUTION. (on google maps) MASSIVE spike at 1 stars, massive spike at 5 star, almost nothing in between. Hmmm? That alone should tell you something is off! Read the 1-star reviews!! Here is my personal experience:
Customer service that vanishes:
Were 8 and ALL of us tried reaching Joivy since we moved in. (So since 6 months - 2 years). They respond almost never but if they. finally do, after 2-3 messages, complete silence again. Issue still unresolved. Takes multiple 2-3 message conversations by different tennants and months to resolve a single issue. This seems to be their playbook: pretend to engage, then ghost you.
What else was wrong:
→ Missing window panes
→ Doors that leak water when it rains
→ Fridge was leaking
→ Replacement doors took 9 months, even then not all of them were even installed. The leftover doors were just dumped on the terrace. WTF???
Just like:
→ Junk and trash from previous "repairs"
→ App crashes constantly
→ AI chatbot loops endlessly, no way to reach a human
→ Think you can just go to their office and talk to someone? They will refuse to speak with you and tell you to call one of their "teams." If you keep showing up, they might eventually call you back, BUT expect at LEAST 2 visits and 3 days of waiting before you get to speak to an aCTUal person.

The location and single room was what made me choose Joivy on Booking.com. They do ask for a lot of ID even a selfie for their self styled boarding pass. I wondered how that would work out but the timed check in using an app which sends a code to the front door lock was fine. You have to download the app so you can open the street door and your room door so a mobile phone is necessary, don't leave it in your room if you go down to the lounge. There is a coffee machine there and a place to relax or eat. My single room was fine. Joivy have converted two large houses so the rooms vary in size and some compromises have to be made with providing an ensuite. Mine was quite compact but did the job with a little care to avoid bumps.
Overall I was pleased with my choice and with a tram stop a short stroll away I was able to enjoy all Edinburgh had to offer.

The house was amazing. It was smaller than the photos look but totally fine. Also, the only reason this isn’t a 5-star rating is 1) getting the keys was a serious pain, 2) if you arrive after hours, you have to drag your luggage up 100 flights of stairs. Seriously, 100!! Jovy was very responsive to our needs and was easy to work with. You also need to be aware, people are walking around the house and coming up to the door thinking it’s a part of the exhibit. Even though there are signs.
