cosy and big

only a short walk away from princes street and is close to many other restaurants/shops. the place felt very comfortable and spacious! the staff were incredibly fast to reply to messages and very helpful with problems. the ways to get into the apartment were very quickly and simple which made things ten times easier. great for 3 people for a couple of days!

do NOT book a Joivy appartment

EDIT: Joivy did text me about the issues the conversation stoped after 2 messages (nobody replied) and the issue has not been resolved!

Customer Service Deficits: Complete reliance on a flawed AI chatbot. Endless error loops occur when requesting human support. Severe lack of accessibility. Unacceptable response times for urgent maintenance inquiries.

Property Conditions. Pre-existing structural damages remain ignored. The apartment features missing window panes. Improperly sealed doors cause water leaks during rain. Known issues were left unaddressed prior to move-in. This represents a clear breach of habitability obligations under the Italian Civil Code.

Technical Infrastructure. Highly unreliable mobile application. Users experience frequent crashes and unannounced maintenance modes. Legitimate payment methods like SEPA transfers malfunction. The automated system sends unwarranted overdue notices despite the platform's internal payment processing errors.

Unfulfilled Paid Services. Failure to deliver on contractual promises. A mandatory fee was paid for the processing of a Codice Fiscale. The company provides zero proactive communication regarding the document's status. It requires immense tenant effort to extract basic updates.

Verdict: Joivy utilizes broken technology to avoid accountability and fails to provide basic living standards. Not recommended for prospective tenants.

Horrible, terrible, diabolical, evil

Terrible. They made me pay one month extra of rent for no reason, and the operators lied constantly. They will enter the apartment with no notice which is against the contract. They also do not fix things as soon as possible, and take forever to respond. They also have not paid my security deposit back in time, and are not responding to my messages.

From the beginning of your stay, there were several concerns raised regarding the residence permit application procedure. We understand that administrative processes can be frustrating, especially in a foreign country. However, we explained multiple times that we are required to follow Italian regulations and that it was not possible to proceed without the necessary documentation. Despite our efforts to assist and clarify the process, you expressed reluctance to complete the required procedure. Regarding the unannounced access you mentioned, there was a single episode in November. This occurred during a pre-check-in cleaning of another room in the apartment. At that time, we were temporarily managing cleaning services internally due to an issue with our supplier. For organizational reasons, the cleaning was brought forward by one day. Unfortunately, due to an internal oversight, the system was not updated in time before the staff entered. We sincerely apologized for this mistake and did our best to handle the situation appropriately. During your stay, we also found the apartment on several occasions in conditions that were not adequate. Nevertheless, we clearly communicated that we would not charge any additional cleaning costs provided that photos were shared to confirm that cleaning had been carried out by you.  We always strive to ensure a respectful and comfortable living environment for all residents and to address concerns promptly and fairly. We regret that you felt dissatisfied and we hope to welcome you in the future for a better stay!

Service

They answered really fast before we moved in, but as soon as you are in the room, they stop responding. I am still missing important items in my room, such as a chair and a new duvet, and they are not replying to my messages.

Avoid at all costs

The service was a complete disaster. I honestly don’t understand how this company is still operating.

The room was completely unlivable — mold everywhere, constant humidity, and no hot water in winter. I even got sick while staying there, and despite reporting it multiple times, nothing was properly fixed. The mold was just there. No real action, no proper solution.

On top of that, the listing was misleading. It clearly stated the apartment was for four people. When I arrived, we were six. There were more rooms than advertised, meaning more tenants than what we agreed to. It also said there was an elevator — there wasn’t. That is simply false advertising.

When I lost my keys, they left me locked out for four days. Four days without access to my own room, with all my belongings inside. I had to pay for a hotel myself, and when I told them this was unacceptable, they actually said it wasn’t that long and that four days wasn’t a big deal. That response alone says everything. No accountability, no support, nothing.

Their “24/7 customer service” is completely misleading. They barely respond, they ignore urgent issues, and when they finally answer, it’s late and useless. Problems don’t get solved — they just hope you stop insisting.

Living there was stressful, unhealthy, and honestly unacceptable. The conditions, the lack of responsibility, and the misleading information are more than enough reason for a formal complaint.

Great room for two night in Edinburgh…

Great room for two night in Edinburgh at a good price. Room in need of fresh paint and a bit of a tidy up in places. But the room was spotless clean, idea for a few mates sharing and the hotel itself was spotless. Would recommend and will book again when next in Edinburgh.
