She is by no means a trustworthy…

She is by no means a trustworthy developer. She retains investors’ funds and subsequently fails to make the promised payments. I invested in her project at The Heart of Europe, where a 10% return on investment was guaranteed; however, this has proven to be untrue. I am now initiating legal proceedings against them for non-payment and breach of contract.

I recently engaged with The Heart of…

I recently engaged with The Heart of Europe / Kleindienst Group to explore a potential property purchase, and unfortunately the experience was extremely disappointing and concerning from a buyer’s perspective.
The sales process involved misrepresentation, pressure tactics, and misuse of a cheque that was given strictly as an expression of interest. At no point did I sign a reservation agreement, SPA, or confirm acceptance of the price in writing. Despite this, the sales representative repeatedly insisted that I had “confirmed the deal” — even though my written communication very clearly stated the opposite.
A cheque that was provided solely for negotiation purposes was later presented as a “non-refundable deposit,” something that was never discussed, agreed, or documented. When I questioned the inconsistencies, the tone shifted immediately and the cheque was used as leverage to push me into accepting a deal I had not agreed to.
There were also statements made about “DLD registering the ROI guarantee exactly as agreed,” which were completely misleading and created a false sense of regulatory protection.
The overall experience made me feel uncomfortable as a buyer, and it raised serious concerns about transparency and ethical practices. I am grateful I stepped away before signing anything, but I believe other investors deserve to be aware of what they may encounter.
This is not the level of professionalism expected in the Dubai real estate market, and I hope the company reviews its sales practices to align with the standards Dubai is known for.
