Generally awful

Generally awful. There is clearly lazy leadership and no efforts to improve quality. Slow and incompetent- regularly make a mess of all accounts. Opaque and unresponsive. Takes ages to get any reply to an email. They don’t deserve to be in business. Positive reviews are all fake.

Avoid!

My partner is a leaseholder in a block of flats managed by LRM and the whole process has been an absolute shambles from the very beginning. From overflowing bins to unanswered emails - even our invoice being sent to our neighbour. Interesting that their last review was left by an employee of their cleaning company HME which until recently was registered at the same company address as LRM with the same Director. You know things are bad when a company has to resort to faking their own reviews.

We have used LRM for a number of years…

We have used LRM for a number of years now; they were engaged after the previous managing agents proved unable to run our building (failing to know what was even in our accounts) - we are a property where we owe our freehold and so very invested in our estate, our home . The service has had its ups and downs (and that would apply to any managing agent relationship), they have nonetheless looked after our building and staff exceptionally well - the debtor list was eliminated, problematic tenants addressed, savings made on a number of matters, major projects managed and completed on time and with regular communication to the Board and leaseholders. More importantly they know our building, know the leaseholders and have addressed the issues we have raised directly with them; they have listened and responded.

Used related parties as suppliers

Please avoid this management company at all costs. I came here to leave a review as their google business page has been taken down (presumably due to the amount of bad reviews they've received).

During their time as managing agents for my flat they have made service charge increases far beyond the inflation rate, more importantly they have used related parties (e.g. cleaning company with same directors) as their suppliers despite insisting they have a tender process. It was also impossible to get hold of them whenever there is an issue.

To date we still have not received a breakdown of their costs incurred for the last 2 years.

EDIT: I note that LRM has responded to this review - interesting to note that they have completely failed to address the serious conflict of interest concern on using a connected company as their supplier.

Skilful, competent and highly reliable team

We hired LRM team last year as we needed a skilfull and recognised property & risk management team to help us with a residential building acquisition in central London.
They briliantly supported us throughout a highly complex due diligence process, enabling us to optimise our investment significantly, and keeping us aware of both existing and upcoming regulation to maintain a realistic take on the market.
The LRM team was extremely reactive and available throughout this lengthy process.
Thanks to their pertinent inputs, moreover their wide range technical and market knowledge, our interests were perfectly safeguarded, and we saved considerable amount of time, capital expenses... and foreseable difficulties.

The worst property management firm in…

The worst property management firm I have experienced. Very high staff turnover. Unreliable and unresponsive. Fails to comply with service charge requirements. Shamelessly takes advantage of a broken system in which the freeholder appoints the property manager and the leaseholders pay the management fees, which allows LRM to collect high fees while providing terrible service.

I wish I could give 0. Guys this company is a complete fraud. Please consider buying elsewhere as they dont provide any services and increase the service charge every year without any explaination. Please stay away from them. Specially their directer S T and block manager I R. Both complete fraud.

If there was a reward for the WORST…

If there was a reward for the WORST management company ever it would go to this company. Lazy, incompetent and a complete lack of care. They’ll send you invoices (for services they never carried out) and provide the wrong bank details for you to pay your money to! A complete joke of a company DO NOT USE!

Struggling to give LRM even 1 Star

Struggling to give LRM even 1 Star. This property managment company are shocking and fail to manage the new build at Manor Lane Feltham.( Weston Home new build )
They do not return calls, emails and avoid all correspondence with residents other than to issue invoices for fees. This they can’t even get correct by sending invoices with incorrect fees, charging for works that don’t happen and even managed to get their own bank details wrong !!
I have contacted them over 15 times in the last 18 days both by phone and email and have as yet had no communication with them.
Are they a scam or just completely incompetent ?

Absolute Shambles from day 1

Had constant issues with this management company since moving into my new build last November. Fire safety issues that are not addressed quick enough, including the main door to the building being broken for months meaning people either get locked in or out the building. No cleaning staff for ages. Ongoing disputes about service charge invoices and promised things that were never delivered. We have had 4 whole building water outages since moving in where all water supply is cut off. LRM emergency out of hours can’t help as no one knows where the water pumps are to fix it! Tell us there’s no contract with the water people out of hours so we have been without water for drinking, cleaning, toilet, cooking or anything for over 13 hours with no ETA on fixing it. Absolute shambles and has ruined the excitement of buying my first property.

This is the worst I’ve ever come…

This is the worst I’ve ever come across.

If you see them managing a property run far away. Do not trust them. Been with these guys for nearly 10 years.

They talk for the sake of talking. No action. Take your money and chase you for more without doing any work.

Beware of fraudsters

Bunch of fraudulent people there. New manager gets appointed and runs away every 2-3 weeks. The only thing they ever do is sending you an extortionate bill well ahead of time, without providing any services whatsoever. We are in process of taking them to court.

If I could give minus 5 stars, I would!!!

If I could give minus 5 stars, I would. This company is a joke, charging for things they’ve never carried out, exorbitant fees, absolutely no communication. We have sent about 15 emails over 1 year without reply The property manager changes every 2 weeks which isn’t a surprise, no one wants to work for crooks. We are in the process of taking them to a tribunal as the incompetence level is on another level. The company should be investigated for fraud and all the directors put in jail for cheating customers.

Avoid like the plague.
