Awful. Never reply to emails. Are happy for communal areas to look scruffy and dirty. Send us invoices for services we never get. Awful Awful. Promises of improvements that never happen.
Worst ever company LRM
We have the second manager of our development on The Exchange ( Aylesbury). They have increased our service charge extremely without any improvement of our properties. I have send and email to the new manager and I have no answer, I try to call LRM but they refuse to pass me through to the manager. Last call I have been told that an email will be sent to me(nothing). How this is possible in 2023 in UK? Could someone explain me. LRM is one of the worst ever company I ever meet in the last 30 year and they was appointed by Durkan.

They are non responsive, unprofessional, disorganised and agree to action points that then just seem to go onto the back burner. If you can prevent LRM from being appointed to manage your property then do it. Our bins regularly overflow, our "gardeners" wander around doing very little. There are too many compalints to list here.

Giving one star is giving this company one star too many. Hands down, the worst company I've ever had the misfortune to have inflicted upon me. If at all possible, avoid.

Very bad behavior of the company, I worked for one property management company that subcontract their properties to LRM. Because I have kids need my care , so I have plan to resign from my current company and find a job with LRM (they provide three days off a week, but I have to work 12 hours per day in the rest of days.). I told LRM's manager don't tell my current employer about my job-hopping plan, however, the LRM manager backstabbed me and told my manager about my plan without my permission. My current employer now is forcing me to leave the company. LRM obviously violate law of privacy. How can such things happen? What other staff or customer's view on such behavior. The company that don't respect people's privacy, no one can trust them. Based on what they did on me, it's highly possible that LRM's managers will illegally disclose their clients information to other company in exchange for any benefits, even financial compensation. Don't use this company, it's dirty!

LRM has proved to be a positive addition to the management of our building during the past 3 years. They have dealt with any building issues in a professional and effective manner. The concierge team / head of house are totally professional at all times and make all of our residents feel welcome and looked after to a high standard. A key area is staff and we are grateful that LRM seemed to be able to hold onto their staff. I personally cannot praise this company enough for all their efforts during covid when they always went the extra mile to keep us all safe. We know by having LRM manage our building we are protecting our investment and also making it a great experience for everyone who lives here.

Manage spinrgfield park maidstone new developments by WH, no better Weston homes ( their accompanying building company.). Emergency number did not work for more than 48hrs- they blamed it to BT phone company. last 2 days lifts not working - lied to us saying it will be repaired , nothing happened. pls avoid this company , should take stern actions against them , disgusting.
Single worst experience of *any* company in *any* industry
LRM manage the build I live in. Sorry, I mean mismanage. It has been in a state of disrepair and decline during their tenure as managing agent.
They refuse to answer emails or phone calls from residents despite being reprimanded by the regulator for this behaviour.
They have mismanaged a number of projects, such as replacing the phone system - which unbelievably took over a year.
They appoint poor value for money contractors who leave more of a mess than they started with.
They continue to take unreasonably high fees despite their dreadfully poor performance.
