A thorough pro survey
Daniel was vert friendly and accommodating and came out with short notice to make a survey on a villa we intended to make an offer on. The report and the things he surveyed were to high standards. We can only recommend his services.

Did not pick up on major issues
Did not pick up on major plumbing issues in the apartment I bought. It does say in the finer print of the report that he doesn't do plumbing but that wasn't made clear beforehand and regardless it's crazy that he didn't notice the two big sewage pumps. One of them was in a compartment behind a removable section of wall in the bathroom which he even took photos of and said needed water resistant sealing along the bottom, not noticing that the whole section is intentionally removable and not actually a wall! Not something an experienced architect should miss so I'm now very worried as to what else he might not have noticed. I paid for peace of mind and instead was given a false sense of security. I would not recommend this service.

Hi Katherine,
We are sorry if we missed an issue in your apartment, and we would like to explain. First of all, given that the property do not yet belong to the person that orders the inspection, all pre-purchase inspections are non-invasive. We do not take things apart, drill holes or the like, as we would be liable for damages done to the property. That is why plumbing and electricity only includes visible installations.
That said, we should have seen the removable part of the wall, and we are sorry for not directing your attention to it.
The presence of sewer pumps is not a warning sign in itself, as they are frequently used here because the plumbing is undersized. All we can do in a non-evasive inspection is to check if the water can escape the sinks faster than the faucets fill it, and that when flushing the toilets, the water do not build up. Besides that we check for leaks and the like.
We cannot know what the issues you speak of is, but you are most welcome to contact us for a talk, as we would love to know if it is within our scope, and thereby avoid any future mistakes.
Best regards

Used Laijkit to inspect a property before completing the purchase. The inspection was properly done with a moisture meter, and I appreciated the verbal description of the pros and cons with the construction.
The written report was clear and easy to understand. I felt the inspection was a good investment that hopefully will prevent us from running into nasty and expensive surprises in our new house. Recommended!
