PLEASE BE WARNED

PLEASE BE WARNED, have reported already to GOV.UK, Martin Lewis and RAV WILDING.
I was 100% on official GOV.UK website, no question I am thorough.
Went through process of obtaining parents house deeds as originals mislaid, £39.95, e mail back with 2 PDF’s a short while after, but not from GOV.UK land registry but from this company.
How did they manipulate my initial start with GOV.UK ? I want answers.
Added - it appears this company despite their clever tactics are not listed on companies house
Added - company statement on here ? To obtain documents available through them members of the public have to request same documents by post ???? Really ?
IMPORTANT UPDATE - at this time I would update to minimum 3 stars for your decency in replying to my review so quickly which I assume is only visible to me, I do thank you for your reply, but correct some content with respect.
1. I am thorough, each time I need to go on a Gov’t site I start on GOV.UK, eg. HMRC, DVLA, this time HM land registry, on both purchases I started 100% on the official GOV.UK site, absolutely no question, £7 purchase and £39.95 purchase. No way did I click onto your’s.
2. I could read the text on pdg download for title deeds as it was so small, e mailed you back and you replied soon after by e mail resolving my question.
I immediately at that point noticed the reply finished with “from” landregistrydeeds.co.uk, I thought “who”, that doesn’t sound like HM land registry ! sent you another e mail back asking who you were, you did not reply! I really did send this e mail.
The I went online to find out who you were and the rest is history.
With the greatest respect whilst some reviews give you 5 stars, as many give you interesting reading shall we say.
You are not the only company doing this clearly.
But, my main concern is finding out how I DID start off on GOV.UK 100%, and end up receiving the documents back from yourselves.
I in no way clicked on your’s site at any time.
Again, thank you for your decency in replying as I said previously.
P.S. HOW DO I KNOW I WAS ON OFFICIAL GOV.UK WEBSITE TO START, BECSUSE I HAD TO ENTER MY PASSWORD TO BEGIN

I just have to add this, whilst you have responded with long responses regarding in parts your checks showing no second e mail from me, despite me sending it, what you haven’t mentioned is you checked my setting up my “account” with you when starting, e mail address, password, you see where I am going with this, there aren’t any setting up account details at your end they don’t exist.
I really thought I was done with this, first reply stated you were American company, second reply small company, internet says U K based company, England/Wales, probably London ?
You stated in first reply you don’t show on companies house details as you are an American company(that is from memory it seems so long ago).
Internet says otherwise, saying you are a UK company

I’ll keep this brief and clear.

1. We cannot “hijack” GOV.UK.
We do not – and technically cannot – divert visitors away from a Government website. That would require breaching GOV.UK’s infrastructure, which is protected at the highest level. It would be not only illegal but practically impossible for a small business like ours to intercept or redirect users from a secure Government domain.

All of our traffic comes via Google Ads. Our analytics show you clicked one of our paid adverts. That is the only way someone arrives on our website. We cannot insert ourselves into GOV.UK or redirect clicks from inside it. If you ended up on our site, it was because an advert was clicked – whether intentionally or not.

Accusations of hacking, phishing or criminal conduct are extremely serious. They are also completely unfounded. We have been operating transparently for almost 10 years. If we were doing anything remotely illegal, we would not still be here.

At some point, responsibility for clicking an advert has to sit with the person who clicked it. Suggesting criminal manipulation of Government systems is not only incorrect, but potentially defamatory — though the allegation itself is so implausible it is difficult to treat seriously.

You mentioned reporting this to GOV.UK, Martin Lewis and Rav Wilding over four weeks ago. We have not been contacted by any of them, demonstrating how seriously they have taken your claims...

2. Official copies via GOV.UK
You can purchase the £7 title documents online instantly.
“Official copies” still require submitting form OC1 and receiving them by post. They are not downloadable. That process costs £11 per document and takes several days.

We provide a faster, email-based service at a higher cost for customers who value speed and convenience. That is clearly explained on our website.

We are a legitimate UK business. We advertise openly. We deliver exactly what we state.

We have nothing to hide and are happy for this exchange to remain public.

Genuine company, fast service!

At first glance you may think this isn't a genuine company, but I had to purchase an Official Title Register document at short notice, and they were very quick at responding via email and sending the document over. No problems at all. Would recommend!

I have also searched our system for your email address and we have never received an order from you.

This means that you did not place your order with us, you used one of the other (many) companies offering land registry documents. If you look at the confirmation email they sent you, you can work out their website from the email.

Brilliant, excellent service. They were very prompt and helpful when I emailed them asking for assistance choosing the most appropriate service. When I ordered, an order acknowledgement arrived in minutes, followed, as their web site states, in about one hour the document arrived. Money well spent getting exactly what I wanted, without waiting days for a postal reply from HMLR.

From my experience, I cant see that any of the adverse reviews would be remotely relevant.

Bunch of scammers

Bunch of scammers - searching for Land Registry Portal took me to their web site
Assumed this was the portal the Building Society said that I had to use, Paid £65 for Comprehensive package and got three documents that should have cost £21. Nothing that I did not already have
When I complained they said tough, orders cannot be refunded when documents have been sent
Avoid at all cost

However, considering that the website describes exactly what you are ordering, I have to wonder why you placed the order for documents that you had already?

Yes, our service is non-refundable once the ordered documents are provided - it is not possible to 'return' an electronic document so customers do need to read the information on the website and only order what they actually need.

When someone leaves a review purporting to be a customer, but then cannot verify an order number to confirm that they actually have been a customer, yes we will flag it to Trustpilot. This is because fake reviews are rife and also people sometimes confuse us with our competitors. We have no issue with genuine customers' reviews staying up - positive or negative. So long as they are genuine.

You have not been able to verify yourself as a genuine customer, so we have flagged the review as per Trustpilot's policy.

The fact remains there are documents that you cannot get online from HM Land Registry. That is not in debate. So companies like us exist to fill the gaps that HM Land Registry have left, and no one works for free, so we charge for our service.

Exceptionally Efficient and Reliable Service

This company is exceptionally professional and efficient. I have used their services many times over the last 4 years and have always found them to be professional, courteous and friendly with very fast turnaround times. I have never had any payment or poor service issues, indeed a first class service at non inflated rates for what I was asking for and usually turned around within 2 hours - which is exceptional service. Their rates are not inflated but standard for the service offered.
I am shocked at the poor reviews - you absolutely must have the wrong company.
My experience has been : Great service - good rates - very reliable and knowledgeable. I can not recommend them highly enough.

The £3 service on the Government Land Registry website provides only ‘title views’, and not Official Copies which are what we provide. An Official Copy, as the name suggests, is an official document which would be admssable in court or acceptable for any official purpose. The ‘title view’ is not. Our service is for customers that require Official Copies for various reasons, where title views are not sufficient (for example in court cases, for immigration applications, when selling a property, for probate, etc etc.)

You can only obtain title views of the title register and title plan. You cannot obtain a copy of a lease, transfer, conveyance or any other deed in any form whatsoever from the Gov website. We can provide all of those.

For a member of the public to order an Official Copy direct from the Land Registry, a postal application is required at a cost of £7 for the title register, and £7 for the title plan, and documents take around 5 days to arrive. We provide the same Official Copies electronically, within an hour. Yes we charge £29.95 plus VAT for these documents that would have cost a total of £14 by postal application, however the convenience factor is where we add value.

If you purchased the £49.95 plus VAT package (£59.94 total), then that means that you ordered the comprehensive package. That package includes the title register, title plan and any other deeds (e.g. leases, transfers, conveyances etc) referred to in the title register for that property. Again, you cannot obtain those other documents from the Land Registry website at all. They can only be ordered by post at a cost of £7 per document. We therefore feel that our service offers value when convenience and speed are taken into account.

We make no attempt to conceal who we are and what we offer on our website – it is stated in numerous places on the webiste and in the terms of purchase that you agree to reading when you place an order.

Our independance is our biggest selling point and not something to hide, because (as explained above) we are offering a service that the Land Registry itself does not.

Ideal service i'm willing to pay for

Ideal service for what I was looking for, as getting hold of a copy of the lease from GOV.uk is a hassle since you have to send a request by post with a cheque. The people who are complaining about the price of this service should do their research before, since yes, title registries and other documents can be obtained cheaper from the government website, but this service is offering a quicker and hassle-free service - hence I'm willing to pay for it

VERY Misleading: go to HM Land Registry and get docs cheaper there.

as with other customers, I mistakenly used them rather than the gov.uk portal EVEN THOUGH my search was for the gov.uk portal. I paid more than I needed for the search, didn't receive anything for days, then got an email saying they would send me a hard copy. I haven't replied because then in addition to my payment details given they would have my address. They may not be hard core scammers, but they are intercepting people who want the gov.uk service and making them pay more than they need. A review said that the online service from the Gov.UK service isn't available for private customers. That ISN'T the case! Go to Gov.UK first.

Hi there. Thanks for your review, but your experience must have been with a different company - we issue documents within the hour by email, we do not send hard copies by post. That is simply not our operating procedure.

In reference to this: "A review said that the online service from the Gov.UK service isn't available for private customers." It is correct - Official Copies cannot be purchased online from Gov.UK by the public. Of course if you do not need Official Copies, then Gov.UK is the right solution for you; you will get 'Title Views' which for some use cases are all that is required.

But we exist specifically for people that do require Official Copies and want them quickly, electronically and online, rather than via postal applications - that is why our service costs more.

Prompt and efficient

Whilst the lease I asked for was not registered at Land Registry, therefore not available, these guys informed me promptly, with courtesy, and refunded my fee in full. It's true these guys are more expensive than LR, they offer a value add service. I think the problem here is that LR doesn't offer anything except title deed online, so you only able to request by post and pay with a cheque. Seems great that these guys can when you need it fast, when LR don't. That's not a scam.

Your review is not for us - we do not operate a recurring payment system, never have and never will. I am very familiar with the company that do this, as we have been mistaken for them in the past, but I can assure you it is not us.

Their practice is to sell the documents for a much cheaper price than every other competitor, but to then sign you up to a monthly subscription (that is hidden in the T&C's). Its a ridiculous practice and not one that even makes sense from a business perspective as customers rightly make complaints to their card companies and the money gets refunded plus it costs the merchant admin fees. We have no interest in that sort of thing. We simply charge a single price up front for documents and nothing more.

I do not think I can name the company in question on here, but the website address is close enough to ours to cause confusion.

Very useful - got a copy of a lease fast

I wanted a copy of a lease but didn't want the time and hassle of applying by post (which is all the goverment Land Registry offer for non-commerical customers) - this company sent me a copy of the lease within the hour. Very useful service.
