Would be a zero for all of the stress…

Would be a zero for all of the stress that they put on our family. We’re under a year in our forever home that was represented by Ledingham Chalmers, but many years away from being able to really enjoy it. The associate working on behalf of the seller used forceful, emotional lead, and deviant tactics to get us to move quickly to a close. We worked with our solicitor to help sort these issues as the house has been entirely neglected for over 60 years. 30 years of neglect from the previous owner (who also broke the contact by removing items not listed on the final paperwork). We were reminded by Ledingham that “the house holds memories of 30 years for the seller” and that “asking for surveys were upsetting for the seller”. The front room was raining inside!!! The roof had a hole you could stick your hand through so of course we needed surveys. The original features were left to rot, but Ledingham said we weren’t allowed anymore surveys. The surveys we were allowed were more than difficult. Our contractors had to call Ledingham to book a survey which then made the process long, hard and almost impossible. In the end we only had 2 out of the 3 agreed surveys allowed as Ledingham said we did enough and need to close. The entire process was inappropriate and even to this day I’m completely sick of the treatment from the associate that was in charge. We will enjoy our home but now we have officially spent more than half of the houses purchase value to make it even safe to live in. Which yes one can say why did we buy the house if we knew it was damaged. We wanted the house, but Ledingham Chalmers has made our lives extremely difficult for the next few years so they could make a sale. During the negotiations we even received an blatantly rude email from the associate to our solicitor asking why we were looking at other properties upon finishing negotiations. We never went to see, nor had an interest to see another property. We never heard back why she thought we were 2hrs north looking at other homes which still annoys me.

Ledingham Chalmers should be ashamed of the inappropriate behaviour of their staff member, and should consider a review of this matter. Again we’re nearly a year in, but I’m still absolutely upset of the treatment through the whole process. We did everything to be mindful, and respectful. However the associate didn’t give a single care. She just wanted the sale for her portfolio no matter how she treated others. We’ve said to everyone on our road and surrounding area to avoid Ledingham Chalmers for this reason and hope others consider reviews if they are intending to sell. If anything I would just like to sit with the associate and discuss my absolute upset with her behaviour, and all I wish we had is an appropriate apology for everything.

Professionalism with the Personal Touch

The professionalism, empathy and attention to detail I received from Ledingham Chalmers estate agency has been truly remarkable throughout the process of marketing my home for sale.

I haven't found the process easy, in fact it's been a highly emotional and sometimes overwhelming journey, but the kindness, compassion, dedication and expertise of everyone I have dealt with has made the process much more manageable, and I can't thank them enough for their guidance and understanding to navigate me through it.

I would wholeheartedly recommend them as an estate agent

I am writing this review in hope that…

I am writing this review in hope that someone won’t have to go through the poor service I received upon ending my tenancy agreement with Ledingham Chalmers.

Firstly, do not wait for the check out report to come through. Request your deposit back from Safety Deposit Scheme Scotland ON the day of moving out. I moved out on the 26/11/22. Check out report was carried out on the 28/11/22, and despite trying to contacting Ledingham Chalmers several times to enquire on the progress of the return of my deposit, I did not hear back from them until 19/12/22. If you do contest the charges, DO request the undisputed amount prior to going into self-resolution. I replied to Safety Deposit Scotland on the 20/12/22 and waited for a response to resolve the issue with Ledingham Chalmers. By the 16/01/23, I still did not receive a response, and therefore contacted the office directly, to be told that the agent had numerous inboxes, and was unable to locate the email. I forwarded the email that I received from Safety Deposit Scotland in hope to speed up the process, and copied the agents manager so that this may be escalated further. By 25/01/23, I have not had any response from the agent. I understand that everyone is going through a busy period but to be told time and time again that they are far too busy to reply to my emails is just unacceptable. This does not allow for ‘self-resolution’ to be discussed! This is just extremely unprofessional, and it has pushed me to emotional distress as I just want this horrible ordeal to be over and done with. There is NO time frame for this but as common courtesy, the least Ledingham Chalmers can do is respond to emails that have been sent to their agent OVER a month ago! I have been made to feel like an inconvenience for chasing up my deposit when simple communication can go a long away in making your previous tenant feel listened to and respected. I have tried to be patient despite reaching out to the agent in attempt to make them realise how their actions have affected my mental health, I was told this to be an extreme response! I found this absolutely disgusting, and clear deflection of how their poor inability to respond to their emails was be made to be my problem. I am the client and it is not my responsibility to take into account your workload. Perhaps Ledingham Chalmers should train their staff better with regards to Customer Service. Please please please get in contact with Safety Deposit Scotland Scheme as you will get further with them than Ledingham Chalmers. I would never use this company again nor recommend it to anyone.

Poor service!

It's unfortunate that despite being my leasing agents for 15 years and having charged thousands of pounds of agent fees, I recently received a terrible service as soon as I chose another company to sell my house over the last 2 months. Living abroad, it was a nightmare to get a response to my mails or even phone calls. There is no accountability from leasing consultants all the way up to the manager. When I did get through on the phone after days of chasing, I was confronted with rude staff.
My house is already sold but the leasing team is holding onto the deposit of the previous tenant. I've sent multiple emails to settle the deposit after necessary Deductions but there is no response from the manager or the team. It's obvious that there is little interest from partners to make any improvements in working on the deteriorating quality. I won't recommend Leddingham Chalmers for leasing or selling property.

I couldn't trust them to look after my client

I used LC for less than one month to look after a property I was renting. After several attempts to work with them their incompetence and sheer lack of want to serve the customer beggars belief. Lack of clarity on billing, retaining funds, delaying and distorting information from the end client. On many occasions I was told that only one person was in the office and that is why calls and emails remained unanswered. If you don't have the capacity don't take the work, simple.

A cold and heartless firm who work in…

A cold and heartless firm who work in an ethical vacuum. I was not a client, but someone who had to pull out of a house purchase due to the appalling behaviour of one of their partners. It caused my family and I much upset and disruption. The managing partner initially responded to say they would 'investigate' the matter, but I then heard nothing. When I contacted them weeks later for an update, I was told they had concluded their investigation and the 'matter was closed'. No apology was offered and no offer of any financial redress to help us. So fairness and decency do not seem to be part of their 'values' . As you can see from their reply below, they acknowledge the difficulties that we faced in this situation, but refused to help in any way other than to direct us towards the Law Society. Mmmm - helpful!

I wish I could give no star

I wish I could give no star! They basically robbed my deposit. For some dust at some corners of the flat they charged me over £200, while the flat was much cleaner when we passed the keys compared to how we received it. Stay away from them!!!

p.s. The whole process is crooked. This review actually totally fairly shows the exact thing the agent did with their accomplice i.e. the company that keeps the deposits - in my case Safe Deposit Scotland. They keep the money and they say we have a fair process to decide whether to return it to the poor tenant but those who have been through this know that the intention is just to steal the deposit. Still wonder how cleaning some dust which could only captured by high resolution cameras would cost £200!

Hi there. It appears from your comment that you were a tenant in a property where we act for the landlord. In that case, the rental deposit will have been held in a rental deposit scheme through which any claim for post tenancy cleaning by the landlord has to be submitted. The scheme allows tenants to respond to any claims, and it is only after that process is complete that a landlord may be found entitled to withhold money from the deposit. While it appears you did not agree with the outcome, your comments don’t accurately reflect the process and how any decision on any claims on the deposit are reached.

Useless

They were selling a property I bought.

They did not arrange to have the property cleared before I moved in - I was supposed to get 'Vacant Possession' and therefore I lost out on three days mortgage as I couldn't live in the property. It was previously owned by an old gentleman who had moved into a home for the elderly about a year before I bought it but also there was two whole months between my date of entry and my offer being accepted verbally. The place was full of this guys stuff and it would appear he never threw anything away. The man had no family and therefore it was Ledingham's responsibility to have the property ready for the buyer. We also spent a whole day cleaning the property as best we could however its difficult to remove years of dirt and grime.

Ledingham didn't have the boiler checked and it was leaking dangerously high levels of Carbon Monoxide which could have easily killed me had I not had it checked myself. After chasing them I got a new boiler fitted but currently have no thermostat which the property was advertised as having. Their removal men must have taken it and they are refusing to replace this.

I am not impressed at all.

A dubious firm who facilitate blackmail…

A dubious firm who facilitate blackmail and represent shoddy clients, who they appear to have dropped after multiple complaints. Nonetheless, their behaviour was appalling and they have been reported to the SLCC.
