Lennar is the Wish of home builders

Lennar is the Wish of home builders. Stay clear or you will end up with a poorly constructed pile of junk. Customer service is non existent and they do not stand by their warranty. Lesson learned I will keep this junk pile as a rental but will never buy any Lennar junk again.

Save your money find another builder

I purchased a new home from Lennar. I was discriminated against. I am a registered nurse with a work schedule that allows me to be off and live in Texas. I was forced into an Investment property loan that required me to put down more money and pay property taxes. This company treated me as if I was lying and as if this property would not be my primary home. Rhonda Thomas and Brandy Gaynor came up with preposterous rules stating I needed to get a job in the area in which I did so, to only be informed that I had to work full time in which no inpatient nurse works full time. I believe Lennar Mortgage discriminates against home buyers from out of state, they do not communicate, there customer service is terrible, I had to ask them repeatedly when was I closing and when to send down payment, I was charged a down payment and taxes for a property that is my primary home which is illegal. I closed my loan in 11/17/2023. I was told to turn on water and sewage services as soon as possible in which I did. I did not get my keys until 11/22/2023. To later receive a bill from Harris County MUD with water and sewage charges over $700. I was billed for water usage 11/16/2023 to 11/21/2023 27KGAL. I was not in Texas and I had not received my keys to the home until 11/22/2023. I have text messages to prove I did not pick my keys up until 11/22/2023. I contacted the Sales Consultant Jimmy and Inspection Consultant Madison regarding this bill. No response from Jimmy and was encouraged to contact plumbing by Madison. During my inspection of the yard I was covered in mud because of the irrigation system. I submitted a request after I moved in regarding the irrigation system and my yard continued being muddy and was told to turn irrigation system off. This company is a bunch of non communicative crooks. I plan to escalate my experience. I have submitted complaints to the Better Business Bureau.

Terrible Company. Save Yourself.

This company builds cheap homes using sub par subcontractors. Their sales team will lie to your face to make a sale. We were not told about a future drainage ditch that would run through the middle of the back yard and they installed an a/c unit that was undersized for the home. When we questioned it they refused to make it right. We emailed a termination letter which the sales team apparently did not turn in and we were accused of not showing up for closing. This is just simply untrue. We have the emails to prove this. They are terrible communicators. Their customer service department does not answer phones or emails. We feel completely scammed. I DO NOT RECOMMEND.

Great Experience

I saw bad reviews on Yelp for this Company and want to say I have had nothing but great service with the builder, seller, mortgage company, HOA management and closing company. I just moved into Orchard Farms and not only am I satisfied I am so grateful. The construction crew was waiting for cement to be delivered for a sidewalk they were framing. They saw me bringing topsoil into my backyard using a wheelbarrow. I am a disabled vet without a lot of money to pay for landscapers. They may have seen my plates, but they brought over their workers and their equipment and moved five truckloads of topsoil into my back yard and spread it out for free. When we did our walk through, they did everything we asked. They even did a few things that were probably not covered by a builder just so we were satisfied. Seems like the reviews you see online are mostly people who are disgruntled and crabby. Professionally, I am a residential home inspector, and I watched the entire process of the build, and they were great. Also, I love the home "sold as is" part of Lennar's sales. Most other builders "sell" their homes at a low price and then act like used-car-salesmen and at the end it is 100,000 more than advertised. Lennar does not do that. This home company is garbage they do…

This home company is garbage they do not care about their customers. Firstly they are very cheap and a scam you pay so much for a house and the quality of their home is horrendous they get the cheapest thing possible for the home to save money. Then before you buy the home they kept asking me to put more and more money down each time after meeting the previous requirement, they are clearly running a fraudulent scheme.

I have been having problems with my…

I have been having problems with my kitchen cabinets and the toilet paper racks and towel racks before the year warranty was over and I was told it was cosmetic, with the facing of the drawers falling off. I have been asking for it to be fixed and assessed since December of 2022 and I was told that the warranty was a courtesy and can be canceled out at anytime by Dave Lennar. We have been treated very poorly and the construction has been subpar.

Worst builder in existence- their…

Worst builder in existence- their entire development in Cottage Grove (Pine Arbor) has a $3 million dollar assessment due to major faulty workmanship resulting in massive wood rot that all owners now have to pay. Lennar’s response is too bad so sad. So buy at your own risk and be sure to peel back the flashings and siding before 10 years!

Runa away -Don't walk - RUN

What went wrong?? The question should be what went right!!! Tge foundation is not level, the floor is popping & catches your socks when you walk across or mop; windows leak, chipped counters & cabinets before I even moved in; terrible drywall & miters; even the toilet paper holders were missing!

Disappointing Experience

My husband and I started the process of buying a Lennar home in July 2023. We were excited to find a community outside of Charlotte that we could enjoy and the commute would still be doable. Unfortunately, the joy was short lived. We soon saw that the quality and service are sub par. We visited the home several times throughout the process and voiced our concerns. The backyard drainage was terrible. During the initial lot visit before the sale, the land was flat. After the fact we found out that there will be a swell system in place that was not disclosed during the sale. This requires a ditch to run through the middle of the back yard rendering it mostly unusable. Every time it rains the water runs through the yard causing erosion. It already caused a delay. Then one of their sub contractors ran over the electric box and broke it. They had to remove the sod and dig up the whole front yard, subsequently causing another delay. The doors in the home have hinges that don’t match the pre-drilled doors and the installation of the incorrect hinges caused cracking and unsightly damage. Their fix was some kind of glue that still looks bad and the hinges still don’t match. We noticed that during the siding installation, the workers were nailing boards to the roof to prop their ladders on. We are concerned about possible holes in the roof that would cause leaking later. There is grease drops in the garage from something. We don’t know what... Also, our third party inspector found that the air conditioner and heating system to be rated undersized for the square footage of the home. We shared his finding with our sales person and she said that they would not change it out. This is not something that is negotiable for us. My husband is a disabled veteran that has health issues. We can’t have a hot home for him to live in. That’s not an option. We asked to be released from our contract and were told that they would be keeping our earnest deposit. We were also told that she is not worried about it because the home is done and will move easily. The sales person, Maria, who was so kind during the sale is now rude and has total disregard for the wrongs of the company. She refused to give me a number for corporate to discuss the issues and we left the office bewildered. This is unacceptable. It’s now October and we are very disappointed in the whole experience. We are supposed to be having a walk through on Tuesday but we are now just asking what in the world is happening? None of it makes sense. We would just like to have our deposit back and be able to move on with our lives. We did nothing wrong. The fault is on Lennar.

Purchase Agreement Trap

Before you should deal with Lennar be aware that Lennar is 2nd worst builder in USA in terms of customer satisfaction. I got to experience this first hand.

I signed a purchase agreement on a home. A week later they dropped prices on similar homes by $22K. We requested them to adjust the price as any decent national builder would do. But Lennar doesn't give a s**t about you once you are trapped in the contract. So they denied.

Never again in my life I'm doing business with this company. I advise you all to also add price drop contingency in your purchase agreement if you decide to deal with the devil or better yet stay away.

BUYER BEWARE ON LENNAR HOMES

I have never posted a single review and do not have any social media, but I felt like I should warn any potential home buyers about a company called Lennar Homes.

My adventure started when I had to move my elderly parents in with me due to illness. My current home is a modest 1800 sq ft 3x2 and certainly not large enough for four adults and two dogs, so I was excited to learn about NexGen housing offered by Lennar. I live in Phoenix, AZ. In late March of 2023, we found a community still building called Dobbins Village in Laveen, AZ.

I wasn’t a huge fan of the salesman, Joseph, but tolerated his arrogance and hubretic approach to sales. I should have seen that red flag but was blinded by my living situation. After all the sales BS, being spoken to like a five year old, and being told NO more time than “yes we can” for a unit costing more than 630k, we found a home, put down a 20k deposit, and proceeded with the purchase.

We were coupled with a Lennar lender, Christian. This dude was AWESOME. He more than balanced out The Joey effect and I thought with Joey in the rear view mirror we were gold. The house was being built and we would close on 7/26/23.

I unexpectedly lost my job of 7 yrs on 6/15/23. For anyone reading this in late 2023 or beyond, you should know the economy was in free fall, so losing my job was not only a surprise, but quite painful. Regardless, I notified my Lennar team as most folks will not lend to the unemployed, an obvious summation, but one that would be pointed out to me several times as I was job loss shamed trying to work out a deal with my deposit.

Joey, of course, was less than empathetic and actually could care less other than the fact that he will miss a commission. I was later passed to the Lennar Area Sales Manager, Joanne. This woman is a piece of work. I thought Joey was bad, he was a saint compared to Joanne. This post is already too lengthy, but after one more round of job loss shaming, now being spoken to like a 3 year old, and being buried in contractual blather, I just wanted to work something out with my deposit. Needless to say, Joanne was less than helpful, completely void of any humanitarian effort to help me cope with a job loss and this process, and even went so far as to suggest she could possibly help extend my purchase to find a job and complete the deal if I was willing to commit another 5k to Lennar. Again, in 2023, jobs are not falling off trees to qualify for 630k + home purchases.

Realizing I was going to make less progress with Joanne The Great, than with King Joey, I hit the web and reached out to Lennar HQ in Florida. I E-mailed, called, left several VM to both the co-CEO, Jonathan Jaffe, and Ian Frazer, The Sr Manager Financial Reporting.

Based on Lennar’s corporate org chart, and having dealt with their local AZ employees, I was dubious that I would hear anything from a company that would employ the likes of Joey and Joanne. After a week of trying to make contact, I think I have to wave the white flag and kiss my 20k goodbye. Why? Because it is all business and profit for Lennar. You are not a customer, you are not family, you are not welcome……..you are dollar signs.

I am a regular guy who believes no deal is a good deal unless everyone is happy. I am not only unhappy, I am lighter in the wallet from this experience. If you choose to purchase a home through Lennar, BUYER BEWARE……………..

I am writing to express my deep disappointment and concern regarding my recent experience with Lennar Tanyard shore community . Unfortunately, there have been several significant issues that have marred my overall satisfaction and left me feeling dissatisfied with the services provided.

First and foremost, the customer service I received was exceptionally poor. The lack of responsiveness and attention to my inquiries and concerns was disheartening. It seemed as though my concerns were not taken seriously, and the communication was lacking in terms of addressing my needs and resolving the issues at hand. This level of customer service is far below what I expected and has left a negative impression.

Furthermore, the finishing work in my house was of a subpar quality. The attention to detail and craftsmanship was lacking, resulting in an unprofessional and unsightly appearance. The poor finishing touches have significantly diminished the overall aesthetic appeal of my home, which is disheartening considering the investment I made in your services.

In addition, despite paying for upgrades, I found that the materials used for the cabinets and crown molding were of inferior quality. The promised upgrades did not meet my expectations, and the materials used did not justify the additional cost. This lack of quality in the materials further compounds my disappointment and raises concerns about the integrity of your company's practices.

Overall, I am extremely dissatisfied with my experience and the results delivered by your company. I expected a higher level of professionalism, craftsmanship, and attention to detail. Unfortunately, the experience has left me questioning the value and integrity of your services.

I strongly urge Lennar to address these concerns promptly and take the necessary steps to rectify the issues at hand. This may include revisiting the finishing work, providing suitable solutions for the poor materials used, and implementing measures to improve the customer service experience. It is essential to uphold your reputation and ensure customer satisfaction.

I hope that you take my feedback seriously and work towards resolving these issues. I trust that you will take the necessary actions to improve your services and prevent other customers from experiencing similar dissatisfaction.

Andalucia community in Lake Worth FL is…

Andalucia community in Lake Worth FL is a very small, and overpriced community, with very low quality townhomes, small clubhouse, and a nasty abandoned old farm inside the community. Wild animals, and huge weeds are growing everywhere. Criminals can use that old building as a refuge, drug spot, etc. Pls someone do something.
In addition, the main entrance gate for guests has been broken (kept wide open) for three months now, but the exit gate is operating well. How pathetic is that.

Lennar home poor workmanship

I moved into a Lennar home in 2004. We have had problems with insulation not installed properly, the AC was not engineered properly and had to be redone. Recently we started to remodel our bathroom. We found very poor workmanship, for example, the wall behind our vanity had a drain pipe slightly offset, and the Lennar people decided to not even put any drywall on the wall. Under the build in bathtub we had the drain location in the wrong location and the concrete slab was jackhammered open, partially closed with concrete and a mess left under it. Now that I’m doing the shower, I found the same crappy workmanship under the shower pan. I would never in my lifetime ever ever buy a Lennar home.

The worst quality of the home and very…

Quality of the home is worst and the warranty service they provided is absolutely terrible. We got problems right after one month of the purchase. If they fix one item they will damage ten items. They don't care whether you are at home or not, they just treat it as empty home and do their work as if nobody is monitoring, and of all the things they leave the house uncleaned after their work nobody bothers about it. They removed all the window blinds and the countertop fixed after 3 - 4 days. Even if you are using home they don't care, you have to wait until they get give us an appointment. This is just an example for their work during fixing what's to be fixed.
I suggest to think million times before buying lennar home. Still if you are planning to buy a lennar home i'm sure you're wasting your money with zero satisfaction.

Lennar New home Purchase

Me and my wife purchase a new home through Lennar. We were able to qualify for a rate buy down and also $8000 in closing costs. The process was great from start to finish. The people who we worked with at the Irving, Texas location, and the closing department in Arizona were all very helpful and knowledgeable and made the process very easy. After the home was completed we paid for a third party inspection and they found only had 3 minor issues with the home. We submitted the inspection report to our concierge, and the Lennar team corrected everything before the
Final walkthrough. They verified all of the repairs with us. We are very happy with our new Lennar home.

The worst. The absolute worst.

We had a slab leak in our new Lennar home over a year ago and repairs have still not been completed. Completely unprofessional and often incompetent workers have been left unsupervised in our home by Lennar, disrupting our lives for OVER A YEAR. Nearly every “fix” results in more damage. Every attempt to get help is met with empty promises or outright lies… if we get a response at all. The quality of workmanship is terrible. This has take a huge financial and emotional toll on me, my business, and my disabled veteran husband. Shame on you Lennar.
