It’s rushed bad service from step 1 - 101
They are clearly a company that is focused on profits over people.
With inventory so low in OC they are basically stepping all over their customers with bad service, hidden fees, and a general attitude that says “if you don’t like it, too damn bad! There is another customer in the lobby, take it or leave it!”
It’s rude, unprofessional and cruel.
No one is trying to make the home buyer feel good, safe or secure about the home purchase.
It’s bullying pure and simple.
15 years of real estate in OC and I’ve never seen such poor service and lack of caring from a Builder.

Poor Quality, Deceitful and Disrespectful
Lennar has become synonymous to poor quality, bad management and shady practices. This is my second home purchase with them, this time in a different state (Aria at Sunstone, Las Vegas) and my experience is worse than before.
There are various other builders in the area and I would avoid Lennar for whatever minimal savings they provide. Their construction managers are rude, disrespectful and naive, their sales agents deceitful and treat you like they are doing you a favor selling the house. They have normalized shady practices and force you to sign paperwork without fixing the issues. If you have the option to not go with their lender do that as they will just demean you to the point that you would not want to proceed. This is not my first home buying experience but unfortunately my worst.
To throw a few names into the mix, avoid Teri Sanchez, their sales agent who literally treats you as commission and nothing beyond that. If you want to get harassed, you can work with their construction managers, Jose and Jayden.
Do yourself a favor and go with pretty much any other builder and you'll have an easier and better time and that's what a buyer should least deserve.

This is one of the least informative builders I have ever come across. I have been following two developments in southeast Florida for sometime. I finally reached a sales rep who, in short, provided inaccurate information, promised to look into a few things and get back to me. Crickets. I know Avalon Traiks is struggling with additional building that was not agreed to by the HOA prior, and those buying in Delray Trails will deal with sharing facilities with thousands of Palm Green residents. I would be verrry careful going to contract with them.
Their websites are extremely poor with limited information. Even when homes are on market, the website provides basically nothing. Emails to “Contact Us” are unanswered.
All this in addition to construction quality concerns (look closely at the fixtures!) and lack of follow through on warranties, per other reviews.
We’re building with another builder in the area and glad we are. Communications is the #1 rule of good business. Lennar does not care…about anything on the consumer side, it seems.

If I could give them 0 stars I would. The Lennar representative Emily Mitchell was very shady, advantageous, and a liar. She tricked me into giving my earnest money BEFORE seeing the contract. Eventually, she agreed to refund it since I did NOT sign the contract and withdrew my interest in the home. She then told me it would take several weeks to get it in the mail. I contacted Jennifer Dorough to only be ignored by her as well and confirmed by Emily that she was not going to reply to my email where I asked for her help. Emily then claimed my refund check was sent and in the mail. After waiting another 6 business day I find out that "Accounting" is backed up and the check hasn't even been sent in the first place. Been waiting 3 weeks. Still waiting on a response from their Corporate CEO and the next one in line. UNETHICAL. ILLEGAL. AND LIARS.
Update: I had to file bank dispute to get my money back. If I hadn’t who knows if I would have gotten my refund from Lennar.

My experience was great with a great customer service and my Orientation, walk in and Lennar loan Mortgage.
Unprofessional & Unethical
Would not Recommend. During a home purchase, the Lennar realtor Michelle Baker, acted unprofessional, unethical, and deceitful way to make the sale. This company took advantage since we were first time home buyer. Lennar's communication through is unreliable between manager Kelli Cunningham and employees. When addressing serious defects/repairs on the final walkthrough of property, Lennar employees get upset and find a way to cancel the transaction and keep the escrow money. Instead of taking accountability for the cheap quality of materials/construction and making the repairs. Multiple times we tried to resolve the situation and they refused and acted arrogant and discriminatory. Please beware if you do any transaction with them.

I had a very disappointing experience with Mr Mike Green working as a Lennar Sales Consultant at Walnut Creek community, Lancaster, SC.
I booked an appointment to see the house and came next day at the scheduled time just to hear from him that the house has been already sold. First of all, I had a confirmation email for my appointment and nobody called me to tell this in advance. I could understand such things happen, however Mr Green was very unwelcoming and even ignoring me as a customer. Not only he didn't suggest me any available options or give some relevant information about Lennar houses, but he preferred to walk around busy with changing paper towels in the office. There were no other customers at that moment at all, so he could work with me if only he was a professional, but he seemed to be in a rush to finish everything and leave (it was 4 pm and the sales office is supposed to be open till 6 pm).
I will not go further to buy anything with Lennar and will not recommend it to any of my friends. Take your money elsewhere, where the company will pay attention to you and show proper service to begin with.

I just spent 45 minutes and 24 seconds on the phone with a Julie K. in Franklin, TN regarding inventory and availability. I asked a LOT of questions as I've been waiting for a change in the new home market to be able to purchase one for myself. Ms. Julie was professional, warm, and kept up with my endless list of needs and wants even as far as to look up the east/west direction of the front doors! Unfortunately, she will not earn a commission as she is like the filter person before you get an actual sales agent on-site. She helped me sort through 3 different locations around Nashville area and I only wish she could be compensated with a commission as she earned my business to make a purchase. Lennar, you have a great asset in this pleasant and helpful young lady.
I only hope the rest of the relationship with Lennar, should I buy a home tomorrow, will be half as great!

This would have been my fourth house purchased. The experience with the Huntsville Alabama team was so unbelievably unprofessional that I am still stunned. I met with the sales agent who never wrote anything down made me empty promises that were never realized. He stay on his phone the entire time when I would meet with him. He told me that the incentive funds could go towards my upgrade, I selected my upgrade and a few weeks. later was told I had to pay for my upgrades and could no longer use the incentive for upgrading. I paid $10,500 for upgrades and when the house was close to completion, upgrades were not included, they reverted me to another house that was slightly larger and wanted $20,000 more, which only had one of the 6 upgrades, I paid for.
I have wasted two months dealing with these crooks and in the end when they couldn’t deliver, I had enough and pulled out of the deal at which time they claimed that couldn’t give me my upgrades money back because was used as earnest money, which we never discussed earnest money. I could go into more detail but there not enough time in the day!
This company is totally the worse kind of business. I will tell everyone to BEWARE!!!! They are liars. Period!!!

Worst workmanship and lowest quality of work. No attention to detail. They Build bath enclosures using regular drywall instead of cement board resulting in mold and death of residents.
Lennar has made our first time home purchase easy
Lennar has made our first time home buying experience a really good one. I guess it all depends on who you get to help throughout the whole process.
I'm going to name a few people who helped us get through this process and our experiences with them. In hopes of anyone who wants to try to use lennar for help purchasing a home can use these amazing people from start to finish.
Our first person we came into contact with when we started looking for our home was emmanuel sastre. When we first heard his name we saw some really bad reviews about him. Upon meeting him we mentioned this to him and he was like that's not me I promise.
In the review it mentioned an emmanuel was so impatient and rude and rushed the whole process. The emmanuel we worked with was very patient l, kind and listened to our needs while trying to find our home. He even took us all the way on the other side of town to find our home we eventually ended up buying. He took the time with us to view many homes too. No rush.
Going through the process for closing and getting all our documentation needed when asked by the underwriter we worked with Melissa Christopherson who was very helpful and was available to answer any questions. Even helped make suggestions so that we would be able to go through the process seamlessly. We are for sure greatful for Melissa and emmanuel because without them we may not have been able to buy a home. Along with Melissa the final person we worked with was Moses brisno although it was for a short time he was really helpful as well as with Melissa with helping us close and offer suggestions.
Upon move in there where a few issues such as the garage was left dirty and mud tracked up and down our sidewalk. Plus our door to the bedroom wouldn't close. We reached out to the property manager here over on southton who requested we send in videos and pictures. His name is Chris. He made sure everything that was a concern wad taken care of. Within a few days the items we mentioned where fixed.
Forever greatful for this team of people who have helped us. Would I recommend people to lennar yes for sure and I'd send them to these people. Because they're all amazing and a great asset to lennar.
All these people deserve raises.

Lennar is a shady company that once your house is built they leave you high and dry. I had an electrical outlet issue that has continuously caused the stove to to trip the outlet box outside. Lennar sent a contractor out twice to resolve the issue to no permanent avail. After the warranty expired problem continued to occur and I reached out again and was bluntly told we won’t service that as warranty expired. I explained it was a documented case that wasn’t resolved prior to warranty expiration, and got nowhere. I filled out their customer service survey about my experience and was called immediately by the so called “Lennar customer service representative” Andrea and told she would be going to the house inspecting my power box and getting back to me later that day. That was a week and an half ago and have not heard back. Beware
Bad service from Lennar Brynhill
Before getting the earnest check, Lennar was very communicative, but after I submitted the earnest, they became super powerful and never get back to my emails/calls without multiple trials. Even in a layoff situation of my company, they did not allow a single day to extend my closing date or hold the earnest money for future purchase of homes from Lennar. I was scammed and finally had to get out of the deal because of their bad service. I would never recommend Lennar to anyone.

Don't buy any lennar homes..there construction quality is terrible 😑 I am not at all happy with them paid 20,000 more to get it my closing is on 27 oct yesterday I went to my home site....you dont believe every were misalignment window looking like leaning tower of pisa....same with door frams...I dont know what to do.....I can advice only one thing don't go with them....construction managers dont know any thing......I am done with lennar.....

Do not ever buy a Lennar home. My wife and I bought our 1st home and have had nothing but issues with it. We have been in it for just over a year. They may look nice but Lennar hires outside trades that do shotty work and are masters of hiding f-ups. Lennar has been shown all the issues with my home and I have been very vocal about the quality of work.
Things were found before 1 year and after trying to settle in the house and do some personal touches to make it our home, is when more of the shotty workmanship was discovered. See pictures attached (only able to post 20 pics)
Homeowners buy a home with confidence that the home is built correctly. When time comes for you to add personal touches, your expecting measurements are correct and things installed correctly.
Ive had walls repaired and trade textured a wall in my bathroom put paint and no primer so paint came off in sheets, caulking around sinks came off when cleaning sink with a sponge, windows frames were not straight and 1 window was half inch higher than the other 2 windows, floor molding not cut straight and going from 3 1/2" to 2 "1/2 in height and still installed, caulking in shower lifting, a/c unit was sealed incorrectly, tons of drywall defects, plumbing issues, doors sticking, front door had massive gap and had to install a security plate so the deadbolt had something to grab, foundation was not level causing pockets in the Vinyl flooring, entire upstairs creaked wherever you walk, massive gap in front door even with door seal in place. You could see light from inside the house at night with the door locked. Window sills not level and sloped, missing screws in light switch plates, drywall over cut on outlets and cover still installed, door frame to garage not flush against wall and pushed out, kitchen granite back splash not flush against wall, caulking just smeared everywhere, etc etc. The list goes on
Whatever you do, if you have to buy a Lennar home, if you don't know what to look for, spend the money to have the home inspected before you move in. It really sucks having trades in and out of your home when things should have been done right the 1st time.
If you need an inspection, message me and I'll gladly help or hire anyone. Just dont get taken advantage of. It is my opinion Lennar hopes that people don't find the issues. In all fairness, they have come and repaired things but doesn't always get done right.
Do not let Lennar make you think or feel your a picky homeowner. You are buying a home and it needs to be built right. I had issues with Director of Customer Care Inland Division, Jeffery Buffington. P-iss poor customer service and makes you feel like and says your a picky homeowner. I am not niave to the fact there will be little things here and there and not expecting perfection. 1/8" or 1/16" is picky, 1/2" or more and all the issues in the pictures is not picky.
Very shady
Normally how the building process works, the traders go and do their job and the builder come after them and verifies everything done correctly , well not these guys, they’d actually let the homeowner catch all the flaws ,everything that slippes through the crack save them time on money .it’s like they care more about their traders than their the homeowners. We bought a house from them , and nothing was done right ,to make matters worse ,they fought us Over fixing anything, their favorite sentence was “it’s up to business standard”. We’re not even that picky people but we could see still see the crappy job all over ,gap on the floorings, curved walls electric wall plates were hand cut to make them fit Call Ma crooked baseboards, gigantic dips in the concrete. I was ready to walk away the day of closing to teach them a lesson but the wife didn’t listen.
Misleading and untrustworthy
I was in the process of buying a home in April 2022 and was working with Blake. He is very arrogant and untrustworthy. I advised him I had my on Lender and pre approval letter and he pushed very hard for me to go through Lennar’s lender and “guaranteed” they could give me a better rate so I agreed to let them run the numbers. The next day he told me I was approved for the home I was interested in, provided the interest rate, and sent me a contract and asked me to sign it that day and pay the earnest money. I asked him if there were any stipulations that I should be aware of , like are they going to make me pay off a portion of my debt etc. He said no, I was approved with no conditions. I explained before I signed or paid anything I wanted my realtor to take a look and he was trying to convince me there was no need since it’s a standard contract. My realtor found errors in the contract and we had to have Blake correct it. Once corrected, I explained I still have not spoke with their loan processor and want to double check everything was really approved and their were no loose ends because I didn’t want any surprises at the closing table being that I’ve heard so many horror stories. Blake kept telling me they are not available on the weekends but if I don’t sign it more than likely the price would increase by Monday. I still advised I wouldn’t sign it until I spoke with them. So he had one of the loan officers call me a few minutes later. I spoke with Ernie who advised he doesn’t know why Blake would have told me I was approved because my application was not approved, they were still waiting on employment verification and the amount of the home I had the contract for was not an option based off my DTI. He also said they never provided an interest rate. Blake blatantly lied just to get me to pay my money. This was a horrible experience and this is why Lennar has so many horrible reviews. It’s not the lender that’s misleading the customers it’s the sales rep.
Very frustrated with Lennar new home…
Very frustrated with Lennar new home warranty. Got push-back on two issues:
1. Outside AC unit is not leveled and is generating noise (within a year from building completion).
2. Loose electrical ground outside.
Was told that ANYTHING outside home is NOT under new home warranty.
The CRM(Customer Relations Manager) is not willing to help and very political and defensive.
Also, it is covered by new home warranty but this is building quality related: had a garage ceiling leak due to stucco unsealed properly, causing water into garage.
Lennar building quality is unpredictable and CRM (new home warranty) service is far from desirable.
