BUYER BEWARE - Awful Builder

BUYER BEWARE - do NOT purchase a home from this builder! Everyone else is having major issues in this community. Deceitful builder closed without our acceptance as they wanted to hit their quarterly number. They had a ton of punch list items that were not completed. We told them we wanted them fixed prior to closing as we didn’t want them to become “warranty issues”. They assured us that wouldn’t happen and yet here we are TWO months after close and still having to file every single punch list item as a warranty item. Hunter will tell you what you want to hear but not inform you of delays and actual issues. He is the one that assured us all the issues would be handled by the Superintendent on an expedited basis post closing and that they would not go through warranty, when that exact thing happened we contacted him and he ignored us.
They also closed fraudulently without our consent prior to providing an actual certificate of occupancy - which is illegal and not even allowed per their own duly executed contract. They kept saying it was approved but it was closed prior to actually receiving the real certificate.
Low quality construction. Tradesmen express zero pride of workmanship - only speed. And don't provide an acceptable product. These pictures were taken the other day - over 2 months AFTER close. This is all still left (even more issues than what you see) after they already 'fixed' a slew of others. We have to file everything through their warranty department. This property should have never been closed on - We didn't want to - and yet we were FORCED by the builder - they actually closed it at 11pm without us knowing until the next morning.

Everything is included but nothing is covered

The sales team was amazing, the nextgen concept is exactly what we needed.
The service and warranty are useless. Every time something breaks we are told the warranty is up. Plumbing is 1 year parts and 2 years workmanship. The pressure regulator valve from the street sprung a leak at the 3 year mark and we were on our own. Doors don't close tight and have to be adjusted constantly so they can be latched and closed, these are not wear and tear issues...
Love the house but seriously not on par with other builders we have bought from in the past.

If you’re going to buy from them good luck

I put a deposit down on a new build in Black Diamond, WA in October 2021. I excitedly waited for it to be built, but as I got closer to close things started to take a turn. Then my New Home Orientation happened and all the excitement I had felt about owning a home became a giant knot in my stomach.

I decided to use Lennar Mortgage due to the incentives towards closing costs. My loan officer was very honest with me and helped me through the process, BUT the other people who were on my loan were terrible.

* Lack of response to emails. When they did respond to emails they were written poorly and made no sense.
* They would send over paperwork for me to sign with incorrect information or they wanted me to attest that I received something, I had yet to receive. When I asked them to send over documents in question, they told me “just sign it.”
* THEY SIGNED ME UP FOR A HOMEOWNERS POLICY WITHOUT MY CONSENT. Instead of waiting for me to respond to a question about who I wanted to use for my policy, someone internally answered for me. They did this so they could push through my loan. It should be noted that I had responded to the original email within 4 hours. The next day I received a welcome letter from Progressive for my new policy. I sent an email immediately for them to cancel as I never authorized this. NO RESPONSE. Instead I had to contact Progressive and cancel it myself.

I get that homes are hand built with bidding contractors, but the amount of things on my punch list made me very uncomfortable. What was hiding behind the finishing that would become a major headache in the future?

I had a home inspector come in prior to my New Home Orientation and they found several items of concern. Then when I did a walk through there was even more items that raised a lot of red flags about the actual quality of the build.

On top of that, during the home orientation I was told some incredibly bizarre things which again made me question the quality of the build. I appreciate that the gentleman was being honest because I believe he saved me the headache of future issues. Examples of things I was told by a Lennar representative:

* After close seal everything - grout, driveway, front porch, and garage slab. THIS IS A NEW HOME, WHY DO I HAVE TO FINISH YOUR JOB LENNAR? When I questioned the grout I was told, “it’s an easy and cheap thing to do.” I then asked if that’s the case why don’t they do it. His response, “Imagine how many houses we build nationwide. If we did that for every house, it would really add up.” WHAT OTHER CORNERS ARE THEY CUTTING?
* Regarding the laminate flooring that was used on the first level, kitchen, powder room, and living room - “If you own a mop and bucket, throw it away. You can’t get this floor wet. It will cause damage.” I asked if I could use a steam mop or a wet jet and was told no. “Just spot clean it.” WHY WAS THIS USED IN AREAS OF THE HOUSE THAT ARE AROUND WATER?
* In regards to the cheap carpet that was already snagging and had strains hanging out during the install, “most people move in and replace this. It’s just there to start you off.” AGAIN, WHAT OTHER SUBPAR MATERIALS DID THEY USE THAT I CANNOT SEE?

There were other things found like nail pops, tear in the roofing sheet on the porch overhang, chipping concrete in the garage, rusty sewage cover in the garage, no GFCI outlet in powder room or kitchen, could feel every nail tack in carpet, installed broken roof shingles, did not seal all windows, dip in subfloor, outlet plates not flush against walls. Honestly there’s more, but you get the point.

When I decided to back out of the sale, their desperation was very obvious. I was accidentally forwarded an email that said the following, “She has to live somewhere and rents are going up.” Yeah rent is going up, but I would rather continue to pay rent then be in over my head in a poorly constructed home I own.

They did come back with a generous offer, but there was nothing they could do to save the situation. I knew it was a long shot, did ask for my deposit back. I should note that the incentives they offered was more than 4x my initial deposit. They refused to return the deposit, which was fine, BUT then when they sent me the official cancellation document to sign they had included the following language, “Buyer further agrees not to, directly or indirectly, disparage Seller in any manner or fashion and Seller shall be entitled to injunctive relief to prevent the same.”

Lennar relisted the house for $30k more than my original selling price. Weeks went by and no letter. I even received an email from my loan officer asking what was going on as she had not received official notice that my sale was canceled. I followed up twice and finally received it only after the house was pending. I’ll let you form your own opinion on what really happened there.

I have had numerous problems with my…

I have had numerous problems with my Lennar house built in 2018. It almost burned down due to faulty wiring shorting out, concrete repairs don't match, unpainted repairs, and now they won't replace 6 cracked tiles despite replacing almost 40 tiles for a neighbor. I do not recommend buying a house from Lennar.

Terrible experience with lennar home…

Terrible experience with lennar home and Lennar Mortgage in Oregon and Washington area, first they can’t provide firm closing date which leads to the mortgage rates rose from 5.375% to 6.125%, since lennar preferred lender can’t provide reasonable rate, we switched to US bank loan, unfortunately it fell through. Lennar Mortgage sent my conditional approval letter to lennar home in 8 days after I locked the rates with them, but two days after we unlocked with US bank which made our earnest money non refundable, to me, this is a trap, I want to back out of the deal since my US bank loan application fell through, lennar region manager told us earnest money refund is not an option, we negotiated to have price reduction since the rate rise due to lennar home can’t provide us a firm closing date, the answer from them is no and sent us a termination letter which shows earnest money all goes to seller, it’s really unfair even with our loan application fell through, and region manager does not care if they lose our business, I was just wondering which is more important to lennar, lose one customer or take my working hard money then make me to against and avoid Lennar for ever?

Horrible quality. Dishonest people. We were told our home would come with radiant barrier, we even signed the features form to have it. They didn't install it. They said it was because "product want available" Everyone needs to stay as far away from Lennar as possible.

If I could give 0 starts I would.

Not even 1 month into owning the home, there has been nothing but issues. Between the A/C breaking, missing sensors, broken outlets, marks on the wall, poorly done landscaping..etc. huge mistake. We call almost everyday for fixes and it shouldn't be that way. Not mention, expect to be on the phone for 2 hours every time for anything. Truly low quality service at an insane high rate. Huge, mistake.

We just recently closed on a Lennar…

We just recently closed on a Lennar home at the end of May in a Jacksonville community. This is our first home and we were hoping for a really pleasant process but the experience has been a very trying one. For the issues with home, when we completed the initial walk-through a few weeks before closing, there were a lot of quality related issues noted in the home, that should not have needed to be identified by the perspective homeowner. It was clear that there had been no quality assurance review done by anyone with Lennar on our home, despite the construction manager saying there was. There were drywall issues where you can see the drywall seams, there were chips and gaps in the trims on many of the doors. The water wasn’t working since there were issues getting the city to turn on the water, so we weren’t able to test the plumbing or water related things during our walk-through. There was a cracked window near our front door. The white grout in our tile had been stained a dirty color. Of note, the grout was supposed to be warm gray, but they used alabaster (white) instead. It was difficult to even check the tile/grout for the walk through since it was so dirty. There was a cracked cabinet in our guest bathroom. In our master tub there was a bubble or issue with the fiberglass in the bathtub. They had forgotten/overlooked to install the porch light in on our front porch. There were areas in both bathrooms that were not sealed/caulked. There was a scratch on the microwave door. There were cracked pavers on the lanai. The whole house was marked from ceiling to floor. Two weeks later right before closing we went to do our final walk through we were disappointed. They had repaired some of the issues…replaced the microwave door, replaced the cracked cabinet in the guest bath, touch up painting, replaced cracked pavers. They put in a new tub in the master bath but had not finished the drywall, tile, caulking around the tub. They fixed some of the drywall issues but for the others they just left them the way they were. We were told that the floors had been cleaned but they were still stained and appeared dirty. They did get a specialist out to work on the grout but it would be in 2 weeks after closing. The water was on during this walk-through and there was a leak under the kitchen sink and the washer wasn’t working. The construction manager was present at this walk-through (not at the first) but was rushed and basically said that any of the still existing issues, and new ones we found, we should follow up on after closing. Since closing a month ago we have had workers in our home frequently. Everyday we seem to notice something that was either done wrong or sloppy in the home. The first week they needed to cut open our living room wall to fix plumbing issues. The plumbing issues have been continuing, with the water pressure in our home being sub-par. Both plumbers that have come out have said that the issue is that there is sand and dirt and all of our lines/faucets and that lines probably weren’t flushed before they started the water. We have had to follow behind the workers each time to try to make sure they fix the issue based on how we were told it would be fixed. We had chipped tiles in the home, and holes in the grout. We still have dead sod/grass in our front yard. Our dryer isn’t working properly and we have a technician coming to look at that. The icemaker in our freezer is on recall, which we were notified of when we went to register the warranty. We were advised not to use the ice at all due to plastic pieces potentially being in the ice. We still haven’t received the replacement icemaker and are being told that we have to work directly with the appliance company to get this fixed. Our AC is running constantly, even though the house is supposed to be energy efficient per Lennar‘s marketing, and we had the AC technician come out who determined that the AC was fine but that the house in the attic didn’t have enough insulation. We’ve been waiting a week and a half for the insulation company to call us to come out and put in more insulation. We’ve talked to our neighbors and they all have experienced similar issues and have been really disappointed.

Don't waste your time.

There is zero craftsmanship. No sense of pride in their work product. Construction Managers are poor at what they do. Have spent our 1st year in our home with constant warranty visits. From poor quality workmanship to inferior materials used. With new home prices well above several years ago, Lennar can not compete in quality homes above 200k. Their trades are not skilled and do just enough to get by. Dont expect anything fixed after your walk thru, and God forbid you point out errors during the building process. Dont expect the same quality as the model you are shown. You can literally walk the same floor plan being constructed at the same time and nothing is the consistent. Even though we walked in with a considerable amount of equity, the headache is not worth it. What they do should be against the law.

STAY AWAY FROM LENNAR AND EVERYONE THEY ARE ASSOCIATED WITH

Lennar is a company that makes cheap houses with the cheapest possible raw materials and the worst possible cheap contractors. But they price their houses high. Their is nothing i can say positive about my experience with them. I regret buying a house from lennar. Please stay away from lennar unless you have a lot of money to waste. Even then i suggest you burn it rather than paying these thieves.

The number of outstanding issues on our…

The number of outstanding issues on our home is ridiculous. We can't get anyone to respond, they say they will be here on a day then don't show up and don't respond. My electric bill was almost $400 trying to cool our master bedroom because it wasn't properly insulated and the vents barely send out any air. The steps to the garage are to short and guests continually trip down them. Electrical outlets don't function. The yard is so uneven you can barely walk through it without stepping in a hole. Trim, finishing work, and tile work were all poorly done. In a $700K home I would expect these items to be addressed in a reasonable amount of time. Five months in and the response has been terrible. Our past homes were Beazer and DR Horton and they were 1/2 and 1/6 of the cost and held up better from day one!

Very shoddy construction.

Roof is terrible. Have had multiple roofers look at it and all have said Lennar did a terrible job. Lennar will not stand by homes they have built. Places in the brand new home where trim has fallen off.

Half million tract house

I paid over $500,000 for a Lennar home in the Imagery on Mountain Island Lake in Mount Holly North Carolina. 5 1/2 months later, I had a piece of molding from my kitchen cabinets fall off. I contacted customer care and they refused to fix it because they said the cabinet company glues it and does not nail it so they are not responsible. When I questioned them further they said I must have knocked it off because I have decorations on the top of my cabinet. I have built four houses and I’ve always decorated above the cabinets and I’ve never had the molding fall down. I was told that it was not a warranty item. Soon after I moved in I had to have the HVAC people out. I never met such rude condescending people. They treated me like I was stupid. I look around my house and just see poor workmanship everywhere. They’ve use the cheapest products put up in the cheapest method possible. If you were reading this and considering purchasing Eleanor home, I suggest you run and not walk as far away from them as you can.

Lack of Quality Control, Pride in Workmanship

Lennar failed on its deliverable to us. We recently moved into new home in Gold Canyon, AZ. The lack of quality control, pride in workmanship and overall disrespect for end product is appalling. The flooring is terrible. Ground in paint, drywall, glue, scratch marks and chips abound. Cleaner came back, steamed and scrubbed tile again. When it dried, OMG! The areas of concern are too many to list. Drywall and paint issues embarassing. Unfinished trim, caulking. Master bath a disaster. No more excuses relating to COVID or trades quitting.We have been traumatized by this whole experience and are seasoned homeowners, having built numerous houses. It doesn't feel like home!

Cracks appeared before closing & Lennar kept the $5k retainer

We signed a contract with Lennar of Colorado on 10/18/2021 to buy the Ascott model in the 55+ community in Aurora, Colorado, located at 22336 E Narrowleaf Place. The closing was planned to be in few weeks, on 11/15/2021. The house was in the final stages to finish. Over few visits, we added our flags on the walls & doors for sections that require repairs . However, at the time we signed the contract , the concrete in the basement showed no cracks. We visited the house the week before closing and cracks appeared in the basement concrete. We asked Mr. Murphy what can be done about it. He said nothing can be done. This early presence of cracks turned us off. We thought about it days and nights and finally decided not to go with the closing since the cracks are already showing and the house is brand new.
We cancelled the closing and asked Lennar for the $5k refund or at least 50% of the amount. The company refused per email from the sales person. Very sad situation. We give them one star but we are still hoping they will make it right with us. Elias

I’m in Texas but I’ve got a story for…

I’m in Texas but I’ve got a story for you. My walls actually do not line up. They applied caulk in some areas. Which I believe is a fire hazard. Caulk burns quick. 5 windows leaking. 1 pouring in the house. Baseboard and door trim popping off because it’s not flush with the walls because they are not even. I need shimming around two window because the window has to much space on top. Bowed wall. Leaky roof. Shingles not Dow due to workmanship. Gutters falling off. Gutters to high. Broken bricks. Foundation broken. Cracks in ceiling in multiple locations. Cracks around my balcony where wall is crumbling. Bathtub pulling away from wall. Granite countertop uneven and breaking caulk underneath. Caulk all over that is clumped on and not stuck to wall. Fireplace caulk falling apart. Caulk around all windows coming off. As well as window frames that are not level and bent. Holes in ceiling above windows. Cracking as peeling around windows. Several doors and ceiling not painted. Sprinklers that are hitting the fence. I have pics and videos of all nd most is not fixed
