Making the move from an agent that sold their services as fully managed to a model where we as the landlord are more actively involved was a bit daunting. We were paying the previous agent 15.6% annually of the rent. The problem we faced was they did not manage our property well. So we looked online at various agents and found lettingaproperty.com. The plan that we choose offered 3 months insurance for part of the rent, and legal cover up to £50k, which I hope to God we will never use. However, when you have a problem the last thing you need is large legal bill each month and no income.
We had an up front meeting via Team/Zoom. paid the upfront costs for our plan, £149, and the pictures and virtual tour, which i think cost us £119 each. We won't need doing that every year.
We arranged the viewings via their app, and I would say to reconfirm the day before as we had one no show due to an urgent matter!! After showing the property we had 2 offers. One of which has come to fruition and our plan covered, 2 * right to rent check, affordability check and reference check. Our previous agent charged us £60 for each of those.
The contract was drawn up in their tool within the App, and the previous agent charged us £360 for the contract.
We also found as part of the process that our ECIR was out of date and the previous agent had entered the wrong date in their system and exposed us to potential £30k fine.
All said, and done. Abigail, Talia, and Ryan were all great to work with and we are very happy to be with Lettingaproperty.com as we think we have joined a great team offering great products that offer autonomy allowing you to select the support model you need.

Unfortunately the landlord cancelled the letting but the team particularly Ryan and Charlotte were excellent at informing me quickly and returning the holding deposit very quickly. Very good communication from the team and the application portal was easy to follow. Thank you to the team.

I would recommend Letting A Property to all amateur (and professional) landlords. You can pick from their comprehensive range of services to suit your specific needs and take the risk out of new tenants. I've been lucky enough to deal with Demi Hawkins over a couple of tenancies on one property. She is knowledgeable, helpful and super responsive making sure that all checks, contracts etc are completed often in short time frames to enable tenants to move in. It's good to work with a very safe pair of hands!

If I could I would put -5 stars for service. I a tenant in my property for 3 years, the tenant was chosen by LettingaProperty.com and the tenant was fine for 1.5years and then he damaged my bathroom at my property by putting his elbow into the tiles around the bath where the shower was located. This caused a major hole in the bathroom wall, the tenant asked me if he could put up a board over the hole to stop the wall from going down the wall and i said ok no problem. I went a few days later and found out that the tenant did not put any board there at all and the water had damaged the main bathroom, causing problems to the walls, floor. So the bathroom was a old suite so i decided to replace the hole bathroom suite at a cost to me of £11500. It took me and brother 2 weeks to replace it when he was on holiday. When the Tenant came back he tried to sue me at a small claims court saying that I had stayed in my property for the 2 weeks when he was away. I told him that i stayed at my brothers house, but he took me to court and i won the case. After this happened the Tenant tried to report as much as he could to make my life difficult. By the end of the of the contact he damaged my front door which cost me £600,because his girl friend locked him out and would not let him in, He rang me to get the code for the key safe that is outside the property, so i gave it to him and he got back in. Then just before he was leaving Lettingaproperty got back to me to say that there was a problem with my electrical Certificate, so i had to get this fixed before he could leave so i did and this cost me another £350 to replace the fuse board. Then on top of all this LettingaProperty decided to charge me a admin fee for ending my agreement with them at the end of my contact with them. I asked them to prove this admin charge, but they could not prove it. The fee was £240 so they said they would half it, so the charge reduced to £120.So the last payment from my Tenant went to them and they took £120 off my payment to me. So if you want to loose as much money by having a Tenant in your Property just go to this company. Good Luck

I personally found the whole team at lettingaproperty.com to be professional, responsive and clear throughout the onboarding process. Talia and Ethan in particular were always on-hand to answer my (many) questions as a first-time landlord and dealt with some tricky customers and situations. The platform has some minor bugs, that are mostly just annoying but I'm sure they'll be ironed out as it evolves. I saw some reviews about unclear pricing, I found this to be quite transparent through the process and even when there was a question from me over referencing and holding deposit costs, Talia was very calm in walking me through my error, pointing me towards the documentation that clearly stated what costs were associated.

I’m writing this review in the hope that it spares others from dealing with this agency and falling into the same trap I did.
I had an initial consultation with Kelsey H. in March 2025, during which I was advised on the current rental price range for properties in my area. My preferred price point was at the higher end of the suggested range, and Kelsey recommended listing at that price with the option to reduce later based on the level of interest. Crucially, no written summary of this consultation was provided—something that is standard practice among estate agents and should have already been a red flag.
The terms and conditions appeared straightforward, so I signed. That’s when the “misunderstandings” began.
The first issue was around the number of viewings included in the package I purchased. I specifically asked about this via email and was told that all viewings were included in the add-on. However, I later found out—once the first enquiry came in—that only four viewings are included. Any additional viewings incur extra charges. When I raised this with Kelsey, rather than acknowledging the mistake, she essentially blamed me for not reading between the lines and alluded to mentioning it in the consultation (she never did - and this directly contradicts to what she put in her emails).
My property in central London has now been listed for over a month and has received just one (!) viewing request. No one from the agency has contacted me proactively to suggest improvements—such as adding a floorplan or upgrading to a premium listing. The only advice I received was to lower the price—essentially reducing my rental income by £1,200 a year and bringing it below what my current tenant is paying.
The final straw came when I tried to exit the agreement under their so-called “28-day let guarantee.” I was told I wasn’t eligible for a refund because I had listed the property above the “agreed” price—an agreement that, conveniently, was never documented. Because Kelsey failed to send a written summary of our initial call, I’m now left with no option but to escalate the matter to an ombudsman.
Shockingly unethical behaviour and unacceptable attempts to conceal and withhold information. Avoid them like a plague.

James was super helpful at getting me up and running. I like the way you can choose and then pay for exactly what services you require. The dashboard is very easy to use and I was put in touch with multiple potential tenants. I managed the viewings myself and got a tenant at a fraction of the price of a high street estate agent.
