The entitlement reflected in the feedback is disappointing, particularly given the extensive support provided throughout both the tenancy and the eviction process.

Would have given 10 stars if I could!!!! From submitting the enquiry to signing the lease with my new tenants, letting a property made it easy sailing. Honestly, the only regret i have is 'why haven't i used this company in the past, it would have saved me a lot of time and money'. Abigail Morgan's professionalism was exemplary. She arranged a time to give me a call and went through everything in detail. I really liked the transparency in the service, no hidden costs. I liked using the platform to book viewings for potential tenant's. Given the ability to look through the tenants was really good, the platform showed the relevant information i needed to make a decision and it was mobile friendly so I could look at updates whilst i was out an about. Whenever i telephoned the service some one answered within a couple of minutes, wow. Every time i emailed Abigail with questions she was so good to respond straight away. Even when the potential tenant had queries that i could not answer, I emailed Abigail and she rang the tenant straight away and advised the best way forward. I would definitely recommend this company, very professional.

I engaged LettingaProperty to manage a tenancy commencing on 30 September 2024, under written terms that included a rent guarantee. Despite the tenancy being active, the guarantee was not activated, resulting in six months of unpaid rent between April and September 2025, amounting to £7,200.
Throughout this period, communications from the agent were inconsistent and contradictory. Key obligations were not fulfilled, and timelines were repeatedly missed. I have submitted a formal complaint to the Property Redress Scheme (PRS), supported by a clause-referenced bundle and financial documentation. The matter is currently under adjudication.
As a landlord managing property from overseas, I rely on agents to honour enforceable terms and deliver reliable service. In this instance, LettingaProperty failed to meet those standards.

It's between a 2* and 3* for landlords service - the original advert and property manager were helpful.
However the drafted Tenancy agreement (being a fairly copy and paste doc) was incorrect as my address was not right, the property being let address was also incorrect. Fairly basic stuff.
I had a direct line to my tenants, so I ended up managing the property myself, really, despite paying for the full service. (not the letting agencies fault, but part of the reason I stopped paying).
Also, by the end of the 2nd term, I was being asked to renew on the most expensive package, but with the service being reduced by exactly half (with the rent protection only going to 6 months, not 12, like before).
I felt it was no longer financially viable for me, but there was a sneaky £120 exit fee which was tactically not mentioned until I'd passed the 2 month renewal threshold whereby I *had* to pay (according to the online terms).
Initial experience was good (as a new landlord) but the service was gradually reduce to the point where it was no longer cost effective and I got stung with a surprise exit fee.

I’ve read through the reviews for LAP and noticed that most of the positive feedback comes from landlords—which, frankly, isn’t surprising. Landlords who prioritize cost-cutting over responsibility may find LAP’s services appealing. Unfortunately, my experience as a tenant was deeply disappointing. LAP did not present as a well-established or professionally managed letting agency, and the combination of their disorganization and an unresponsive landlord made our tenancy frustrating from start to finish.
We entered into a three-year rental agreement at the landlord’s request. LAP informed us that the landlord would be responsible for all repairs and that we should direct all communication to them. This arrangement worked initially, but toward the end of the first year, the landlord unexpectedly asked if we could vacate early. We declined, having made long-term plans based on the original agreement. From that point onward, the relationship deteriorated.
A major leak from the upstairs bathroom damaged the kitchen below, and getting the landlord to carry out repairs was extremely difficult. LAP then emailed us stating that all communication should now go through them. Despite following this instruction, no action was taken. When we contacted LAP for updates, they insisted the landlord was still responsible and that they had no authority to intervene. We were passed back and forth until we eventually reported the issue to the council—only then were repairs completed.
Throughout our tenancy, reporting repairs remained a constant challenge. LAP added little to no value in resolving issues. Two property agents (Donna and Monica) resigned shortly after we raised concerns, and the third agent (Ethan) repeatedly stalled progress until we again threatened to escalate the matter to the council.
At the end of our tenancy, the tenancy manager, Demi Hawkins, was initially responsive regarding our move-out date, key return, and property cleaning. However, communication ceased entirely when it came to the return of our deposit. Two weeks after moving out—following a completed inventory check and the property being listed for sale—I emailed Demi for an update. Although I could see the email had been read, she claimed not to have received it. Upon further follow-up, she stated that the landlord needed to complete a deposit return form, which had inexplicably not been done before my inquiry. No valid reason was given for the delay.
Weeks have passed, and we still have no update on our deposit. The lack of transparency and accountability from LAP is troubling and could have placed us in financial difficulty had we not had funds available for a new deposit elsewhere. If there’s no resolution, we may need to file a statutory notice by October 1st to recover our deposit.
Tenants should be aware: letting agents do not work for you. Their primary obligation is to the landlord, not your well-being. Protect yourself—document everything, clarify who manages the property, and familiarise yourself with your rights as a tenant.
