LevelUP has been a mixed experience for…

LevelUP has been a mixed experience for me. On one hand, Dawn has provided exceptional customer service, always quick to respond and extremely helpful with any queries. However, my overall experience with LevelUP has been marred by issues such as unexpected charges and a lack of resolution on problems. Communication from other staff members could be improved, and there have been instances where I felt customer service was lacking. Overall, LevelUP has its strengths but also significant areas for improvement. 3 stars.

Terrible service from the owner

As an owner who has had a last minute issue dealing with the sale of my flat, I reached out to LevelUp for some help and was treated very rudely. Carla Bussey, the director of Level Up, requires basic lessons in customer service and how to listen to people before responding. Not only does she cut people off before they've had the opportunity to finish their question, she also hangs up on them and tells them they are overreacting.

If you are considering using LevelUp for the management of your house or building, I'd strongly urge you to look elsewhere. Any success the LevelUp team has had is despite of Carla, not because of her.

I wrote to you directly after you hung up on me so your comment here about being surprised to see this review is odd. I am not in the habit of making claims I cannot back up and have nothing to gain by sharing my review other than the hope you'll learn to treat people better. I trust your company will respond promptly to any queries raised by my solicitor.

Dawn at level up property management has had all works and maintenance done to the flat I rent of them at a such i high standard and speed I'm speechless ' the contractors involved even cleaned up after themselves - thanks again

Terrible experience


UPDATE
The response from Level Up demonstrates the incompetent and arrogant way they deal with leaseholders.
If you look at their replies to other bad reviews you see a pattern of behaviour.

I am a leaseholder but I am also a reasonable person who has tried to resolve issues amicablyfor a long time before leaving this review

If they are challenged they stop responding or lie.
They do not care about the residents or providing a good service, they care about collecting our money and that is all.

Reading C Cole review ( see review from 14/3 in list of reviews below) and the subsequent response from Level Up made me feel validated and seen.

I believe C Cole’s review is real as it mirrors my experience and is too detailed to be “fake”

Level Up’ s dismissive response to this person sums up the contempt I feel they have for leaseholders and residents and an attempt to bury bad reviews.

Rather than respond respectfully they focus on discrediting this person saying the review must be fake which is indicative of LevelUp’s management style.

I have had my own dealings with Level Up and can identify with much of what C Cole’s has said and the feelings of sheer frustration and helplessness when faced with a company that has a remit to act in the interests of the leaseholders and spend our service charge responsibly with transparency but falls way below the standards expected.

I am a leaseholder in one of their blocks, I have tried to work with them to resolve issues over time but as of the past few months I have lost all respect for this company as they have not acted with integrity or honesty.

I have used an account name they will not be able to link to a leaseholder to protect my identity and no doubt they will attempt to discredit me too but no matter, I know the truth and they do too.

For anyone dealing with this company, use all the escalation channels available to you but above all look after your mental health.

Dawn is a superstar!

I recently moved into my first flat and Dawn has been so so helpful over the course of referencing, tenancy agreements and answering all of my queries as a first time renter! She has been completely amazing, and all of my queries have been dealt with quickly, efficiently and Dawn has helped to ease any anxieties I have had by answering my questions with in depth details and explaining everything I need! Thank you!

Absolutely awful company

Absolutely awful company, they have no interest in maintaining and keep the building I live in safe.

To list a few of many issues not managed by LevelUp: the front door entrance does not shut close and this has been the case for well over a month, the door isn’t fit for purpose as it was easily overridden and forced open, we have lifts that constantly go out, lift buttons that do not access certain floors, and had an awful cleaning company which we have had to force to change (took two years to get that changed!). We also have shared gas bills because LevelUp have chosen to not sort out individual metering, despite multiple engineers attending people’s flats ensuring that individual metering has been set up.

Their lack of maintaining a NEW BUILD block has it to look run down within 2 years. Crackheads and homeless people access the block with no issue and consistently set off the fire alarm, all because LevelUp refuses to change the front door entrance. Residents have requested for the change and are willing to pay for it but LevelUp has been delaying this for months and months.

We are fed up of this company and their consistent lies. I’ve always tried to be amicable with the managers but I’m absolutely done now. I feel unsafe to access my own building because of a managing company that refuses to keep the building safe.

Super super grateful client here…

I’ve dealt mostly with Dawn the past week or so who has helped us immensely with finding a new home and getting us in quickly - after some issues with a previous property. She has answered every query and all communication has been almost instantaneous! I’ve been really impressed with the level of customer service and support, and I will recommend to anyone renting to find a property through LevelUp.
A shout out also to Sadie & Carla who have assisted me if Dawn has been unavailable. You guys are brilliant & helping us the way you have means more than you know!

Level Up Property Management.

I really do not know where to begin, it's been a stressful few weeks for me, but Dawn and the team were so helpful and very professional.
Dawn was very efficient, and so helpful, my gratitude for this lady is endless, within a few days she sorted everything out, and had everything sorted for me in less than 4 days.
Dawn you have been fantastic, I cannot thank you enough, level up has always been efficient in every enquiry, keep up the good work ladies, it is very much appreciated.

Stay away to save your tenants the hassle. Absolutely appalling

Lift have been out of service for 6+ months with no urgency to rectify

Management fee is 60% more expensive than london apartment blocks of same size.

Have failed to have individual gas metering system installed in flats for 18 months with 0 effort to progress( 1 un-announced engineer visit and no communication since ) ( tennants share the overall bill for the entire block dependant on your flats sq footage, 1 person living in 2 bedroom flat pays more than 3 people living in 1 bedroom flat.

Cleaning expensive and inadequate, tennats have researched and found a cheaper and better company but again 0 effort to change supplier ( more cleaners on site that covers more - some areas of our block do not get cleaned at all )

Honestly wondering what kind of deals are getting setup with developer & suppliers for these decisions to be made.

Magnetic locks on doors never working, homeless just wonder into the block, leaseholders group have found quotes for new better doors and have agreed to cover the cost of these upfront - levelup refuse stating they will not do it until all tenants have paid service charge in full, leaving the block unsecure and people vulnerable to drug addicts in Luton.

The list goes on..

LevelUP company again scamming people by taking their money.

LevelUP management is trying to ask for more money again. Last time they said it’s administrative error and still asking for more money. As per my paperwork, service charge was stated and now they asking for more money. I didn’t live in my apartment for 6 months and they gave me gas bills of over £250. They are now trying to scam people. Finally caught them with the gas bills which I will need to take it further. For sure they will come up with another excuse. Looking forward to hear from them.

I have not had the best dealings with Level-up

I have not had the best dealings with Level Up who have managed the building for my flat in Luton. I own a car parking space and Level-Up are responsible for the management of this common area. A rat had died under my car (fyi they are responsible for vermin control on site and they have a contractor for pest control) I contacted level-up in regards to this issue and did receive a response initially however I followed up a few days after to no response. The issue has not been resolved and I’m being ignored. I still have to rodent remains under my car. In addition I’ve personally experienced a multitude of other issues with their management in the past and they range from lack of transparency on issues to hostility from level up employees. I don’t believe they are currently providing a a great service for the management fee currently charged and if you are a prospective client I would do some thorough due diligence before contracting them.

Sorry you felt the need to post this review especially how hard we have worked with the residents to improve the conditions at the property.
Unfortunately whilst residents continue to dispose of their rubbish in the way they have which has resulted in the bin room being professionally cleaned 3 times rodents will be attracted.
As we have advised a pest control programme is in place which evidently is working. An extra visit is required to remove any casualties, the leaseholders are concerned of the additional costs already so a quote is being obtained.
I am a little confused in regard to your comment about hostility from the team, maybe you can email me directly to expand on this.
LevelUP have been transparent throughout and continue to work with the leaseholder committee as well as you personally.
Our current management fee of £295 per year per unit is competitive and will all the issues we have encountered throughout our management is totally justified.
As always I am happy to speak to you directly to answer and resolve any queries you should have.

The manager Dawn was very helpful. I have requested for landlords permission for broadband for pre installation ground work, Dawn at level up sorted out rapidly without any hesitance.
