Not a very professional company at all

Not a very professional company at all. Long story short, I wanted to put an offer to rent on a flat I'd seen, was told there were several other offers (I know a lot of agents say this anyway to make it sound like there's more competition) but mine could be 'squeezed in'. I rang the main office number and was told by another member of staff there were no other offers on this place at all. Less than a couple of hours later, to my delight I was told my offer has been accepted (something seemed off as I'd offered less than the asking price, but I was hopeful) and I was asked to pay the holding deposit, meaning the property is mine & off the market, subject to satisfactory reference checks. I paid the deposit, got this in writing on an email. Then I am WhatsApped and told there was some confusion, the landlord was given two offers which he thought was the same person, turns out it's two different people so he is going with the higher offer. It then became a bidding war (even though I'd already put a holding deposit down! It probably turns out two of us had). In the end, I said I would pay the asking price but no more, because I'd already had an offer accepted for the lower amount. After a lot of back and forth, it then ended up going to the other party, unless I could match what they'd put in. It took a few days to get my holding deposit back after a bit of chasing, but I did get it back - but missed out on another property in the meantime as I did not have the holding deposit funds to use. Monil who showed me round and dealt with this property sent me an inappropriate after the viewing on WhatsApp, which was highly unprofessional for someone trying to rent me a property. I have the screenshots, but he later deleted these messages - clearly because he knew they were inappropriate. Overall I would suggest using a less dodgy company who isn't going to be sly like that & not follow through on a property you've put a deposit down on. It caused me a lot of unnecessary stress!

Closed down

Looks like they've given up deleting the negative reviews since closing down the business earlier this year as the brand had become too toxic. I won a case against one co-founder at the High Court and beat a defamation case from the other. The core team is now trading as Huddletons just up the road at 81 Parkway so it'll be fun to watch the fireworks as justice catches up with them there.

London Residential are crooks

London Residential are crooks. I contacted the property ombudsman today because it was listed as defunct, and formed another company called LRSL. to avoid prosicution. They listed my property without consent taking it from other agents sites, unfortunately I instructed them some years ago, to tell all the negligent and misuse of my property would take a volume. Stear well clear.

The Absolute worse estate agents I have…

Steer clear and use an honest company. The Absolute worse estate agents I have ever used . I have been a buy to let landlord for twenty years and decided to try someone different to rent a flat i had just refurbished. They seemed decent and knowledgabke about the area. We agreed a fee for letting and management, they found a tenant and emailed me a contract in the morning , then they were repeatedly calling me to ask if i had electronically signed and emailed the agreement back and insaid i would when i was ready and that I was working now but I would read the agreement when i had time after work and if happy sign and return it for the next day. Then they called me again and were telling me if i dont sign it straightaway the tenant is going to take another place and they were literally forcing me to sign it in a rush , against my will , putting me under alot of pressure. stupidly I did so. Once signed they contacted me and said they wasnt going to manage it, it was just letting only but the fees were the same, then they sent me an invoice with extra additional fees that they never told me about. I am not happy at all and feel completely conned. so have paid half there fees so far and will go court over the rest. absolute con artists.

The business conduct of London…

The business conduct of London Residential is shocking. Avoid at all costs. Don't reply to emails and don't return calls.

AWFUL at best

Ok, don't even know where to start... PLEASE, read all the lowest reviews and that's the truth about this agency. THE WORST I have ever dealt with in my 15+ years in London. HORRENDOUS is an understatement. Dealt with them for 3 years since the property was fine, but the agency is beyond describable! An absolute horror.

Camille McQueen - a property manager - is sadly beyond useless in her role, never replies to emails, not helpful at all. And the thing is that once you sign the contract you only deal with a property manager - one of the few being Camille - so WATCH OUT. Her being called a 'property manager' is very misleading to say the least. She does not manage ANYTHING, not even her mail box.

What is scary and truly pitiful is that I emailed Camille's manager, Michael Kennedy, complaining about her truly horrific customer service and he totally ignored me, NEVER to this day even acknowledging my email.

Everything in the lowest reviews is true so I will not write it again. Do NOT rent or buy through this agency. They are truly unprofessional. Avoid at all costs! I am so glad we have nothing to do with them anymore. Never again.

Total nightmare

Total nightmare. So far I’ve lost 15k or so dealing with these people. First in sales due to them assuring me the buyer had a mortgage offer. 4 months later no sale and many thousands down. Then they misrepresented how my flat was going to be let. Run like the wind. Rude staff and terrible terrible service.

Unhelpful lettings team

I am very disappointed with the Camden branch's lettings department after signing up to rent out my studio flat.

Firstly, I happened to be there when an agent was showing a potential tenant around but he failed to mention the large cupboard outside the flat which is ideal for storage. When I flagged this up, the agent said 'he forgot'.

The admin person only highlighted that I needed the new electrical safety report days before my tenant was due to move in and suggested using London Residential's recommended electrician at a cost of £200. When the flat needed rewiring, his quote was almost double the fee the electrician I subsequently used. I also lost rent while the electrical work was being carried out. As I was their client, they should have highlighted this when I first registered with them.

Last but not least, I have complained several times, and the lettings manager has failed to answer my email detailing the problems I encountered - although I have asked for an explanation on more than one occasion.

I would not recommend using this agent if customer service is important to you. £1,200 in commission from me and they can't even respond to an email.

Excellent Property Managers

I have a property portfolio that I have recently moved over to London Residential for Management.

I have been using them now for a few months and all is going very well. Their communication is excellent. Property issues dealt with swiftly and their paperwork and payments are on time every month.

I was unhappy with the previous agent I used. But very satisfied with London Residential.

Very happy to recommend.

Excellent

I've owned a property which has been managed by London Residential Management for a long time. The quality of service has always been great. They have been exceptional during the pandemic - I was dealing with Stephanie today, who was particularly helpful.
