I planned to write a full breakdown of my horrific time with LV but I don't have enough time to compile all the facts so I'll keep it simple and help you with one easy point to make.
Do not be scammed into taking their "Lifetime membership" it is a complete scam as once they have your money, when the time is right for you to move on with LV they will do nothing at all to help you stay with them. Not only will they do nothing to help, when properties come up with them that fit your criteria, they will cancel your viewing of such property. I lined up a viewing with them for one which fit my criteria so I could move in and stick to the "membership scheme" then on the day of the viewing I got an e mail off them canceling the viewing with no reason given. Putting it to the test, my partner called LV later that day and they (knowing she would be a brand new client) arranged a viewing of the same property for her! I lost £750 through their scam scheme, please don't let it happen to you. I could give so much more context to their complete ineptnus that couples this scheme but don't have enough time.
You'll probably see some response soon trying to apologise or deny any wrong doing but I can ensure you as someone who only ever treats people right they are the worst company I have ever had the missfortune of dealing with.
Sana was fantastic all through the process, literally trusted her and she delivered extremely well. She held our hands throughout the process and now I just came to pick up the keys, I am very impressed with her service and also LV property as a company

I have read through these reviews and i felt it would not be fair for me to read and not leave a review, LV property have been managing my properties for years now and i can honestly say i didn't ever expect to see any one star reviews, the experience i have had from the day i met stacey the lettings manager to today has been an absolute pleasure, the tenants they have placed in all of my properties have been great, communication has been great too.
Would i recommend them? yes without a doubt we need to understand it isn’t easy to please everyone and there of course can be issues at times, it’s a fast paced and forever changing industry no matter where you go, i have used 4 top rated agencies in the city centre prior to using lv property and the experience i have had with them has been terrible, my properties had been left almost un habitable and cost me 1000’s to repair to a good standard again, this has never been the case with lv property, they want the best for their landlords and tenants, happy tenants look after their properties resulting in happy landlords and happy landlords stay! What more could i ask for, passion and great service, its a 5 star from me!

I called in today in regards to a property that I’m looking to rent as I am currently relocating from London to Birmingham for a new job opportunity. I was warmly greeted by ‘Sana’ on the phone and we spoke briefly about some potential matches, she was very friendly and very knowledgeable. A real asset to the team! Sana made me feel very comfortable and reassured me throughout, keeping me in the know of the current processes- I look forward to hearing from her again soon! No way are we going to accept false accusations!! We absolutely embrace all nationalities. We have lovely Iranian tenants now and our previous tenant was French. Our only issue was with tenants not earning enough and needing a guarantor (to minimise risk for ours and theirs sake).

Our initial review stands.
As landlords we would never use this company again. We had a very disappointing and frustrating experience when we engaged LV property to let our Jewellery Quarter apartment.
We wrote a letter of complaint to the owner detailing our concerns. We didn’t receive an acknowledgment of our letter, and they only responded after being chased by us 2 weeks later. Disappointingly the owner delegated the response to the manager of the agency, and the response was very defensive and full of telling us things we already knew.
Overall the communication, competence, and attention to detail was lacking resulting in poor customer service
We experienced:
Lack of follow up (initial tenant was lost as no one followed up the guarantor signatures in 10 days, final contract was left to evening before tenants due to move in (received after office had closed, contained errors so couldn’t sign it until the day of moving))
Poor communication (more than half our emails were ignored (even when responded to often didn’t answer the questions)), more than half the calls weren’t returned, the car park fob was taken without telling us, didn’t inform us that a ‘right to rent’ check needed to be done.. just charged us for it, didn’t tell us how many/which people had actually viewed and how many/who didn’t turn up and no feedback other than ‘they liked it’ and only when asked.
Errors (payment schedule in contract was wrong, our address was wrong, agent showed tenants the wrong car park space even the wrong car park!)
Lack of accountability (passing from one agent to the next without communication or explanation, never felt that anyone was taking ownership).
Incompetence (agents not spotting that EICR had expired until 2 weeks after receiving it, errors in contract requiring rework)
Have to say that the agents are nice and friendly when you get to talk to them but there is a passive, inefficient culture that needs to be addressed before they are anywhere near a decent agency.

Avoid at all costs. Zero communication. Absolutely awful and unprofessional - Hamad / Gemma / Jaspal (MD). It should be illegal what they are doing. I'm a landlord. I have no idea who works there as staff turns over every few months and has been on-going for almost a decade. This place is a joke! Please avoid avoid avoid. You will thank me later

Tried to sell my property using LV. They came quickly to value and take photographs. Very confident of a quick sale. In week 1 I had 2 viewings with positive feedback. I had to ask for feedback. After that the property was up for sale with no interest- maybe it’s the market. What I can’t forgive is the complete lack of contact for 3 months!! I mean no contact at all. I eventually rang them and they were clueless that they had my property up for sale!! To tub salt in the wound, I took the property off the market with them, collected my key and a week later I received an email saying they had some suggestions to improve the chance of selling - reduce the price! Unfortunately I can’t recommend.

The whole process of letting my property through LV was pretty awful. I advertised at the reccomended price, got one or two viewings. I then had to prompt them multiple times for feedback or to establish if I needed to reduce the price. It took 3 months to let a city centre 2 bed flat with parking!
Since it has been let and I have had to chase them to get copies of contracts, clarification on charges they have decided on and errors with payments.
They are very hard to get in contact with as well, the property management office never picks up the phone and I have frequently ended up speaking to the lettings people who say they will pass on messages only for me to never hear back.
Update: They remain poor but I haven't needed to contact them in a while. They have apparently requested more info in this review 4 months after I posted it in, what I can only assume, is an attempt to have it taken down on a technicality

Following a terrible experience with Arvind who used to be my property manager at LV property (he would consider most of my maintenance issues as minor ones, would mostly question them which would cause me unnecessary stress and concern), I am now under the care of Gemma, who is very proactive and professional.
