Jenni Mitchell was a godsend

Jenni Mitchell was a godsend. Selling a property is extremely stressful, and after one buyer fell through at the last minute, Jenni jumped in and made sure the second sale wasn’t held up. Xx

I can't praise Move highly enough

I can't praise Move highly enough. I used them twice in the past and came back to them for this transaction because, based on that past experience, I knew they would provide an excellent service... and they have! Nothing is too much trouble. Jack kept me updated throughout and was always available for advice. I can recommend Move without reservation.

Great experience as a buyer

Great experience as a buyer in this fast moving market. Professional comms throughout and once my offer was accepted, they're quick to progress. I've experienced quite a few agents as vendor and potential buyer over the past 6 months, Move Residential are one of the best.

I would like to thank Jack Squire from Move Residential Liverpool and all his team for the outstanding negotiations regarding selling my house. What a good job you made of it.
I’m a full time Carer for my father who has Alzheimer’s and it would not have been possible without the professional team at Move Residential Liverpool which put my mind at ease and dealt with all the viewings and selling of my property.
The whole team were fantastic and would like to thank Jack for finding middle grounds for both parties and hope the new buyers have a wonderful life in their new home and giving me a new life ahead.

Move residential have been exceptional…

Move residential have been exceptional estate agents for selling our home. They have been professional throughout the process and I highly recommend them. The process has been smooth and stress free. Jack in particular has been great and very patient in finding out new home. I highly recommend using Move Residential for buying or selling your home.

Unbelievable

Unbelievable! Second time we have booked a viewing with move both times double booked!! Agent showing us around ill prepared. Couldn’t access property at first. Didn’t have alarm code. So alarm went off. Property £750,000 expected better service. Two of us looking round unbelievable. Decided not to proceed. Never again. Advice to sellers don’t use move!

Having spoken with our accompanied viewer, who showed you around the property yesterday, I think that we need to explain to you what happened.

Unfortunately, we were never given an alarm code by our vendor when we took the property on so didn't have this available upon entry. Apologies that this happened - I appreciate that this isn't ideal when you enter a property and you are trying to look around.

In terms of the double booking, this was completely out of our control and in fact, wasn't actually double booked. The other viewer was/is actually booked in for today and 4pm and not yesterday. Despite him having received an email confirmation with the time for today confirmed, he turned up yesterday. He didn't live locally and insisted he viewed the property. We don't feel that turning him away, despite his error, would have been in our vendors best interests.

Having looked at your applicant profile, I can see that this is the only property that you have actually viewed with Move Residential. When you initially registered with us back in July 2020, you were booked in to see a property in the same development and you didn't actually turn up to the appointment that you had made, so it must have been another estate agent where you have been double booked.

Given the nature of the market at the moment and how busy not only ourselves, but other estate agents are, sometimes there maybe more than one person viewing a property at any one time.

Don't expect them to get back to you…

Don't expect them to get back to you when you enquire about properties, it almost as if they don't get paid on commission for selling your house. Standard excuses - "we didn't receive your emails" "no longer works here" amazing how unmotivated they are to follow hot leads....use them, but just be aware - telephone and make notes

We cannot thank Move Residential

We cannot thank Move Residential, Heswall enough for the excellent care and attention they took on our recent move. We had lived in our property for 36 years when we put it on the market, a decision which we sadly had to make because of my husband’s disabilities. We had been on the market for over a month with another Estate Agent with absolutely no viewings. I had looked at a couple of properties that were on with Move Residential and they asked if they could come and look at our house to see if they could help. Within a week of being with Move we had several people through the door, all of whom seemed interested and by the second week we had an offer of the full amount. We had already looked at the Bungalow on with Move and was instantly taken with it, so to also have our offer accepted within the same week was amazing, I think we were in shock at how quickly things progressed with Move. The Sales Team were fantastic and then Jenni rang to introduce herself (what a lovely touch). Jenni was always at the end of the phone or email with her positive and empathic approach. The Solicitors did what they always do and took their time with everything, hampered on with the fact the Land Registry had lost the Probate documents for the Bungalow. As Christmas approached we were beginning to think the move would never happen, but low and behold on the very last Friday before Christmas it finally happened. We could not be happier we love our new abode and we thank everyone at Move Residential Heswall but especially Jenni - she just understood everything we were going through and did everything she could to make things as smooth as possible. Thank you once again Team Heswall xxx

Poor Communication & Professionalism

Very poor communication and customer service! Constantly having to chase and I was past around several members of staff. Told on several occasions emails would be sent, or I would be called back with a response, which never happened. Regrettably this was a real waste of time, as some of the properties they listed looked to have some real potential.

First time buying made easy!

I would like to extend my sincere gratitude to everyone at Move Financial - Heswall.
From the day we set eyes on our forever home they have gone above and beyond to make our experience simple and hassle free.
We decided to go in house with our mortgage advisor and Dave Goulding has been with us every step of the way. Myself and my partner appreciate all the help we have received in securing the property which was not without its hiccups (a down valuation from the lender), Dave was informative and kept us really positive when we became anxious about the down valuation and with the help of Charlotte Flavell we were back on track within hours!
We can't thank you both enough!!!
We're just in the final stages now and should hopefully receive our keys in no time :)
I would reccomend Dave, Charlotte and everyone at Move Residential Heswall to all my friends and family if they were ever buying or selling, we couldn't fault them.
We particularly appreciated the transparency, honesty and ease of the purchase with us being first time buyers, Dave made sure that we had a good understanding of many aspects and helped us make informed decisions.

8 Months Wasted

Allerton Road has a number of Estate Agents to choose from, unfortunately I chose Move Residentual Liverpool.

Credit to the lady photorapher who was very good and took some nice pictures of my property hence the 1 star awarded.
Frustratingly we received an offer on our property and advanced to the sales progression department which went down hill from there, shockingly incompetent to say the least, no communication, would not reply to my calls said she had not received my mails (even though I received no bounce back notification) When I did eventually receive a call which was only after being told to do so by her manager she had no clue as to how the sale was progressing which was a surprise as she had only been managing it for 4 months, lots of apologies and told company director would give me a call to review where they went wrong ( still waiting!) lessons learnt.

End result eight months wasted dealing with Move Residentual.

In hindsight I should have tried one of the other Estate Agents and would advise anyone reading this to do the same.

I would like to clarify a couple of points noted below
- Once offer received I instructed the property to be taken off the market not sure why you state it was still fully marketed.
- No reason to meet the purchaser, requested documentation not forthcoming nothing to discuss.
- Sophie eventually called 7th Jan telling me she had not received my mail sent 24th Dec, correct I did receive a call from Shophie Sat morning via personal phone, however I received a call from Sophie on Thursday 7th apologising for the lack of communication, she did say she would call me on the Friday which never happened, hence the call Sat Morning.
- Thanks for the synopsis of Liverpool City Council issues I will remember that if I ever have to deal with them I am sure you know this property falls under Halton Council.

I will leave it there.

We are sorry that your experience with us was not a positive one.

However, I feel that we have the right to point out some of the extenuating circumstances surrounding the sale of your property.

The buyer that we introduced to you was purchasing through their company and made it clear that the offer was based on approval of a commercial lending facility and a change of usages being granted as the building was going to be used as a medical centre. This meant that the sale would naturally take longer and this was explained to you during the negotiation stage of the process. At the point of offer the buyer was subject to rigorous financial due diligence and not only did we see bank statements, we were also in receipt of a commercial loan offer and details from his accountant indicating intent to purchase.

Due to current state of Liverpool city council, the change of usage took far longer than anyone could have expected and during this time the commercial loan agreement expired. We were then again able to secure another set of proofs for a new agreement.

During the process of trying to push the sale through, the property remained on the market fully and was advertised consistently. It was in fact our advice that we may need to reduce the price of the house, however, it would be foolish to do so when we had an active buyer who was engaged in the sale process.

As we headed closer to Christmas, it was clear from everyone involved that the sale had stalled dramatically and during our conversations with you in December we suggested that you meet again with the buyer to gauge exactly how much longer the commercial facility and change of usage would take. You declined this meeting and said that you had decided to take the property off the market.

You have stated in your review that Sophie had informed you that she didn’t receive your emails. This is not accurate. You sent an email to her on Christmas eve, when the office was closed, and in between Christmas and New year you logged a complaint that she hadn’t responded to you. Sophie in fact did call you back on the following Saturday during her own time on her personal mobile number as she was keen to help and understood your frustrations.

In my experience when dealing with commercial purchases/sales, these will always take much longer than a normal residential transaction. I fully appreciate your frustrations and in normal circumstances after 6-8 weeks of hesitation from the buyer, we would simply swap to another buyer. However, this was not possible with your property due to the lack of appetite for it at the set asking price. We found ourselves in a precarious situation where we could not reduce the price of the property and aggressively market the house as we would have lost the buyer or they would have reduced their offer.

Due to the intense level of sales that wanted to complete before Christmas, it is possible that our communication was not as effective as it could have been to you in the window before Christmas and I can only apologise for that, but to say that all your calls were not returned and claims that we said that we had not received your emails are simply untrue. You spoke with a couple of members of our team the week before Christmas and this is all clearly logged on our system.

As a business, we only get paid when your transaction completes and therefore it would be in our best interest to work as hard as possible to move the sale from offer to completion in the fastest and most convenient way for both sides, but in this instance, given the nature of the offer and that fact that they were the only buyer in the market place willing to pay the asking price we had to run with the sale in its current format.

We complete on over 100 transactions per month and as you can see from our market share and positive reviews our clients are more than happy with the work that we put into ensuring that their sales complete safely. I am sorry that we were not able to navigate this tricky commercial sale for you this time and I wish you the very best of luck in the future.

I would like to thank all the staff at Move Heswall for an excellent service

I would like to thank all the staff at Move Heswall for the excellent service they provided from start to finish during the sale of my mothers property. They provided regular updates regarding viewings and offers, and when a sale was agreed the sales progression team continued to provide updates and maintained communication between all parties in the chain. This is the second time we have used Move for a house sale and would highly recommend them to others.

Terrible terrible service for letting

Terrible terrible service for letting, They will not pay my deposit back. They are making all sorts of claims. I did not even think that was possible given the property was left if perfect condition. What is wrong with these people. DO you Job, you are being paid for it!

Your deposit is held in a government scheme as per your contract, to offer protection in the event of breaches of tenancy. This scheme is set up to ensure that there is a fair process if a dispute is to arise between a tenant and landlord.

Your landlord does not share your perspective on how the property was left and was disappointed with the condition and cleanliness when you vacated; this feedback has been communicated to you as is our role.

As no agreement has been reached between you and your landlord, the evidence of the condition the property was left in when you vacated is provided to the deposit scheme alongside the original inventory, quotes and/or invoices received. You also have the same opportunity to provide your own information. This information is then considered by an independent arbitrator to ensure a fair and transparent outcome for all parties.

We do not gain in any way from any deposit claim made by a landlord; any funds awarding for damages or cleaning for example pay towards these areas if the deposit scheme feel they are justified.

Brilliant Estate Agent

I just completed my first home purchase with Move Residential today and feel compelled to give them a glowing review. I had a terrible experience previously trying to purchase a house so I was very nervous 2nd time around but this time everything went smoothly, nothing was too much trouble, no question a stupid question and they instantly put my mind at ease. The whole team were fantastic from start to finish and they were genuinely happy to see me on the property ladder it was not just about a sale for them they really care about their clients which is so refreshing!
