Worst housing. Poor service poor customer service .Linda brobbey worst housing officer .she thunks thinks it's okay to leave tenants in poor conditions and try not give any compensation for my electric bills and inconvenience of having no vents working in my home. that's formed mould caused breathing ans ashtma problems for my daughter . they have left me months and months and the reason I'm not allowed any type compensation even for the months I have all the receipts of the extra bills and air conditioning I've had to buy myself to try to vent my place .I have a 3 year old and a disability and they have left me in bad situations and reason for not now letting me apply for compensation the reason is because I apparently have missed 3 appointments for them to fix it and enter the property 😅 absolute joke. I also had a fall in the flat block due to faulty carpet in the communal area of the flats entrance and they told me anthony miller actually there insurance team would be in contact several times and has never happened. This housing use to be so helpful to people especially when gregg thomas was covering the area.now they trying to cover there backs for there own wrong doing by putting the fault on me.bare in mind this housing left me year with no appointments given throbbed off about parts and the thing is i have all the emails and receipts.also they refunded me extra rent I had payed them then asked for part payment back started threatening me tahtbi ow them money when i do not and i have receipts its not my fault anthonymiller refunded me 1293 back then they want 700 back then 300 then 200 like make yiur minds up as its all false. So yet again there fault yet I have to pay for all these mistakes i think not. I'll be sueing. Anyone with disabilities health problems, learning problems please stay clear .this is worst place to think you are cared looked after by your housing .the only good thing on the estate is the actually people who actually put the work in and clean and and there company is called just ask lovely people .nottinhill genesis doesn't care for tenants they just trying to steal from you left right and centre

NHG are Housing Association Mafia, you pay over the odds in service charges and nothing gets done. I have had money withheld, Work incomplete, for over 9 months I have complained about external works, fencing , entrance door and lifts. They have now turned the lights off within the block and prices still increase. No one answers any emails or returns any calls. PLEAE BEWARE , NEVER BUY OR LEASE OR RENT A PROPERTY From THESE HORRIBLE LANDLORDS . All the other reviews are exactly why I writting this .

Worst housing association ever, please for the sake of your mental health, DO NOT ACCEPT A PROPERTY FROM NHG!!! My issues are not as bad as previous reviews but still enough to drive me over the edge. Tenancy signed 13th August & already facing numerous issues with the property, windows painted shut and unable to ventilate property, I had to wait almost a month to get that sorted, no hot water in the bathroom and now no heating in bedrooms. I have a 2year old so I need to keep the place warm and when I call the heating contractor BSW they cannot log repair as they do not have my details on file. How hard is it to provide the contractors with the tenants details, I mean it’s not like you don’t have ALL my details! It’s really sad people are expected to pay so much in rent and when they have issues they get fobbed off or completely ignored. This company really needs to be audited as it’s unacceptable.

The light in my bathroom stopped working suddenly leaving me in pitch dark at the end of August so I booked for an electrician to come, earliest available date September 10th 8-1am appointment. Fine. So I stumbled about in the dark whenever using my bathroom for next ten days, eagerly awaiting the appointment, nhg sent email reminder the night before etc, all good. And NO ONE SHOWED UP. So I called customer services using my landline at approx 13:10/13:15 to say no one showed up. At the same time as I got through and was speaking to a lady from customer services, I got a call on my mobile from the subcontractor in Dartford saying that they need to make an appointment with me for an electrician to attend my property. I said they already had an appointment made with me and failed to attend and they owe me an apology for non attendance. The person from Dartford/subcontractor became rude and failed to acknowledge they were at fault which led to me getting extremely upset since they were at fault not me.
I am besides myself with anger at the way the subcontractors from Dartford treated me. My housing officer is away till 16th September and I'm still unable to use my bathroom without fear of an accident in pitch dark. I waited patiently for my appointment and have been messed around. It's disgusting.
It's not the first time I've waited in and no one showed up. At least if there's acknowledgement and apology, I can cope. But not this arrogance of trying to pretend they aren't at fault, as if I have to just put up with them wasting my time waiting for no show appointments. Appalling, substandard behaviviour by subcontractors.

So many terrible things to say about this company but let’s start with my most recent issue…
I have a crack throughout my whole flat in the ceiling, starting in my CHILDS room , my bedroom and then straight to my living room. I called the Emergency contact number at 19:50 FIVE DAYS ago!!! I was told someone will be at my property with 4 HOURS as it is a serious issue. I was also advised not to stay in the rooms with the crack, which left me to wait in my kitchen until 4AM that same night. Still waiting for someone to show up I have in and went to sleep in my room, the next day I had taken off work in case the carpenter eventually showed up. Yet of course no one did, I missed a whole days PAY for nothing!
Of course I called the number again but kept getting redirected to my housing officer JOAN HARRIS who has been ignoring my calls / emails for months! I’m convinced I’ve been blocked honestly, been calling everyday, posting comments on NHG socials. Put numerous reports in MyAccount page and STILL NO RESPONSE!!!
I do not understand why I’m being IGNORED?! I’m now in the process of suing them as my emotional distress is at al all time high! I work full time, have a 3 year old child and deal with enough stress. This has just pushed me over the edge and my mental health has just become unmanageable..
I’m convinced this whole company is just a money grabbing scheme.. shame on you people not caring about the wellbeing of your PAYING TENANTS!!
How they are even still allowed to trade is BEYOND ME!

Well I might as well add to the many 1* reviews on here as I am still waiting for a response to my complaint with regards to a repair of a burst water pipe. I had to wait over 6 weeks for the repair to be fixed, where water was constantly flowing. I wrote and complained only to be ignored with no resolution or offer of compensation. I wrote back again, this time including the CEO Patrik Franco in the email, hoping this will prompt a response. Still nothing. Why have a complaints procedure if you are not going to deal with the complaints appropriately? This is hardly the way to behave, especailly if a tenant pays their rent on time every month. Having to wait 6 weeks for a repair where water is escaping should be considered as an emergency. To have appointments cancelled at the last minutue should not be allowed, you should consider hiring more competent contractors to implement your jobs. As a long standing tenant I can honestly say this Housing Association used to be good...they used to care about their tenants and hire people who actually wanted to help, but now it seems they only care about money, nothing else. Bring back the good old days, please!

Totally agree with all the other reviews, Notting Hill Genesis are totally inept and rotten from the top downwards. Many building problems and defects, too numerous to list here, not addressed or resolved since 2016. Just recently, only lift in building not working for nearly a month and residents not able to get any information on repair despite numerous emails and calls to NHG. Finally discovered today that a part was only ordered yesterday and may take another two weeks! Garage gates faulty for months, poor response when entrance locks to building were not locking, repair work slow and often poor, cleaning shoddy, service charges increased for an almost non-existent service ……… I could go on.

This has to be the most useless and incompetent housing association I have had the displeasure of being with, there housing officers are useless and incompetent full stop, not one of them goes above and beyond, they ignore phone calls, they ignore emails, they ignore online log requests.
1. in Jan 2023 left me in a freezing flat for 3 months when I was recovering from a heart attack when I had just moved into the flat. I had the housing officer in the flat with me as I was speaking to there heating contractor, literally begging them to send someone to fix the heating, the housing officer could have intervened and escalated she didn't she just stood there like a lemon and listened, as was not her department, there was a guy doing a stock survey in my flat at the same time, who said to the housing officer you need to take ownership of this, she said to him and she told me just keep trying, and that it was not her department she could not do anything or get involved !!!!!!!!!!, countless calls to there customer service told me to go to libraries and shopping centres to keep warm, as they cant do anything I have to speak with there heating contractor !!!!!! so RED FLAG 1
2. It took them 3 months to create my rent account then they threatened me with legal action and eviction due to non payment of the rent, I called there customer service advised I am a new customer recovering from a heart attack, I used to call them every week ready to pay the rent, they would tell me your rent account is not yet set up, 3 months down the line bang were going to evict you for non payment, I called there customer service who said you should have paid the rent and you have to wait to go to court !!!!!!!!!!!!! RED FLAG no 2
3. I had feral neighbours who lived above me, who were making my life a living hell, with constant feral verbal abuse, drug using and dealing and using my balcony as a garbage dumping ground, the housing officer was contacted on a weekly basis, they ignored everything it was only until I started contacting the police that the housing officer contacted me and said what do you want me to do about it you need to be nice and accepting to your neighbour and to stop contacting the police !!!!!!!!!!!!!!!!!!!!!!!!!! RED FLAG no 3
4. Mutual exchange put in as this housing association is not going to support me in anyway being a vulnerable tenant, they did not make any contact with the other housing association at all, regarding the MEX, they prolonged it the housing officer dealing did not know what she was doing in fact I was doing her job for her as she used to tell me all her problems of managing a housing estate !!!!!!!!!!!!!!!! even then she cocked it up, new housing officer took over then decided to go on holiday !!!!!!!!!!!! and the other person backed out because of it . RED FLAG no 4
5. Cannabis use is prevalent in the block I live in, countless times my flat is engulfed with the smell, on one occasion it was so bad that I got high and passed out, having cardiac issues and being on the countless medications, the THC interacted as its second hand smoke, sent countless emails to the estate management team and housing officer asking for help........they choose to ignore it NOTHING no response whatsoever...because in NHG properties you are free to smoke whatever you want.....RED FLAG no 5
All in all I have to be sarcastic and say a great positive experience I am having with NHG, you cant make this stuff up, shows they are useless full stop !

Our car park gate has broken again- it has been broken for a couple of months now and the housing officer for the development has so far ignored email requests for an update on when it will be fixed. She's also ignored an email asking for an update on whether we will be reimbursed any of the service charges for CCTV that we have never had. She had told me she would email an update on July 29th (she was waiting for a handover from her equally ineffective predecessor who also couldn't come up with enough excuses as to why NHG took almost 15 years worth of service charges for no reason). It's now a month on and she hasn't said anything - in fact the only reason I know she is still our housing officer is because she followed up a lift issue in the block next door that was reported back in June ... today! What an idiot!
Her appalling inability to do her job is despite me raising a complaint about her tardiness ( NHG offered m £50 compensation thereby missing the point entirely). More of a concern is that I live in an area where there were anti fascism demonstrations during the summer riots and real fears the far right would clash with demonstrators. Had that happened our building would have been totally unsecured as anyone can access the car park through the broken gate and the main building as NHG fitted a door that doesn't lock without a key. Our safety would have been compromised. I have now written to the local MP and sent him the response NHG gave him seven months ago when we raised the same concerns about the organisation and our then housing officer. He is now looking into the matter. I am also raising a second complaint against this useless housing officer. Ironically after the first complaint, NHG sent me a generic text message saying they needed to do better and asking me to fill in a survey.. ..because an official complaint and a letter to an MP isn't enough for them to understand they are rubbish! I'm sure I'll get some lackey calling me regarding this review 'wanting to talk'.

Purchased a share back in 2021 started experiencing issues with external leaks on the external wall and there has been no action taken until now - 2024! Service charge rate tripled this year with a submitted service charge pack on contracts way too expensive for the size of the property where only 1 lift is located.
Have been emailing them constantly to provide point of contact on someone who can deal with issues in the building, and have not received a response yet.
Tenant meetings are not productive and I highly doubt there has been more than 1 in the last 3 years.
Do not recommend the developer .
On the fittings of the property- not bad in the first glance, however, flooring started lifting in the first few months after I moved in. Snagging was refused by the seller as the flat was already “signed off”.
Overall experience not great. The management does not provide transparent view and evidence on what they spend the funds of service charges and there is no such service called “building maintenance” that has ever happened.
Heavy ceiling tiles (access points to ceiling void) were lose and fell on top of a tenants head. The building management came to replace only this tile only because they reported them. Only when I questioned why the rest were left untouched someone came to eventually change all of them.
The recycling department is not up to a desired standard and collection is often missed. Although, we pay recycling through service charge and recycling through our council tax - no improvement on this end.
Security measures are not sufficient and homeless people find a way to enter the property and sleep on the top floor.
The building management allows ground floor tenants to acquire trampolines and kids are making way too much noise through out the entire day until late evening hours.
The hot water is supplied by mains from a shared plant and the entire building remains without hot water and heating approximately 2-3 times a month mostly in the winter time. The contractor Eon does not attend if all tenants don’t submit a complaint. It has been an extremely uncomfortable and the management does not respond promptly or sometimes not at all!
Would not recommend this developer.

My property backs on to the garden of a property managed by NHG. Their fence is leaning heavily into my garden and is likely to collapse due to ivy overgrowth, and the NHG’s garden is filled with Japanese Knotweed which will spread into neighbouring gardens including mine - nothing has been done to remedy either of these issues despite endless calls and emails by me. It is vital that the japanese knotweed is properly removed, and the fence replaced.

We moved into a property in 2021 with Notting Hill Genesis the first 6 months was fine but after that everything changed in every room mold and green fungus in the kitchen,dining room,living room,bathroom and bedrooms. came popping out in every corner when you enter the house you get hit with that stench of mold.
And I am living with 2 children with suvire asthma and one has ocd and disabled and has exema and the other one has exema and her chest was infected by the mold.
Because of this property even my husband stopped breathing and got rushed to the hospital.
In the corridor there is a plug and if you put any charge or touch it you will get electric shock.
In the kitchen the cooker makes funny noises like it's going to blow up. And we did inform Notting Hill Genesis and now we're in 2024 it's been 4 years and they haven't done anything there used to be Notting Hill Genesis officer that comes to the house once in this hole time and we told them everything and they lied to Brent Council and said the job is done and now I involved lawyers and the solicitors is involved.
Notting Hill Genesis is the worst housing in the hole of London they do not care for there tenants they should be shut down I shouldn't even give them 1 star they should get no stars.

Worst ever I got a loyer involved because 3 years with only 1 bath a day of hot water and for hours no hot water once I have a shower the hot water goes for hours and can’t even wash my hair half way through when washing my hair it cuts out and my brother can’t have a shower. 3 years they did not want to change ur for a new system so I had to get layers involved the worst ever and there are other repairs that the owner is refusing to fix anything in this house, including changing the hot water system into the new system because she has an old system disgusting it’s 2024 hot water should run continuously because she has it on the Old system, this is not 16 century the worst ever

Our property was rented to Notting Hill Housing 18 years go. Everything was going well until they merged to become Notting Hill Genesis. Our property has been so badly managed that their own tenant contacted us as property owners because Notting Hill Genesis simply did not listen to them. The house was full of leaks and moulds - we could not believe this was the same property that we leased to NHG. To add salt to the wound, NHG now want us to pay for the damage and disrepair so that they can get another tenant into our property! They have even sent us a quote for £4500. Either that or we pay THEM £2,500 to get our property back! The values and ethics of a housing association do not seem to exist in this organisation. No tenant deserves to be under NHG. Nothing that tenants have said on her surprise me, unfortunately. They just do not seem to care about their tenants but the organisation is full of managers.

We residents have a compensation package owed to all eligible tenants due to the extra long ladder unsafe cladding removal that began before covid.
The First payment was delayed by months and now they have managed to mess it up again.
NHG are ignoring all enquiries from tenants and refuse to state a next payment plan for the money owed.
They are deceptive and unreasonable and uncaring knowing that most tenants are struggling financially
This issue is across many NHG, estates affecting many many people.
