be careful with these guys, they will underbudget your service charge as a selling point, then the following year your service charge will increase gradually, after 2 years you are paying almost the double. they cant be trusted, the service is poor, the people are incompetent across the board... comment entered after Nhg reply: i would love contacting my local representative the problem is: no one ever reply! still waiting for a simple query related to fobs replacement and it has been one month, yes. NHG continues to charge residents a service surcharge, yet does very little to maintain even basic standards in and around the blocks. Graffiti has been on the wall in my block for 3 years which is clearly visible yet nothing has been done to remove it.
Where I live, the lift constantly breaks down, the communal door is regularly broken into, rubbish is often left outside, and the bin shed is always overflowing and stinks which is why we have an issue with mice and rat infestation.
To make matters worse, while CCTV has been installed, NHG fails to make any use of it. When serious incidents happen, no one bothers to review the footage or share it with the police. I was threatened with a knife by someone in the block recently, and despite it being well within my legal rights to access the footage, NHG has failed to retrieve or pass it on either to me or to the police.
Our block has now become a hotspot for crack cocaine use, and NHG has done absolutely nothing to improve safety or protect residents.
Residents are also entitled to compensation when the lift is out of service beyond a certain timeframe yet NHG has repeatedly failed to issue any payments. Instead, they appear to take advantage of vulnerable residents, cutting corners and withholding what is rightfully owed in order to save money. The service is absolutely awful.

I will not be helping you. It’s obvious to me because of the man’s religion. He will only help his fellow man, not me. He has made this perfectly clear. Don’t ask me for any help. After this, I got very upset with him and then got a warning from Notting Hill Genesis.
It’s clear to me that people like myself that are fully disabled in Notting Hill Genesis, we are not welcome in London being white British. 🇬🇧 I’ve not been racist but 100% feel they are being racist towards me.

This housing officer wants me to lose my tenancy agreement because he’s pushing every angle for me to break my tenancy.
For example failing to let people into my home to do work where it’s not necessary. I’ve been complaining for years for them to do something about issues. Now, they’re insisting to come into my home to do a job that doesn’t exist.
Just so they can say I’ve broken my tenancy agreement. They want to kick me out, but they don’t want to find me somewhere else.

We have been raising concerns with NHG for over a year regarding a huge tree on one of their managed properties. This tree overshadows several gardens, blocks out natural light, and makes it impossible for us to enjoy any sunlight in our own gardens.
Despite repeated emails to Lucy at NHG, who is responsible for managing these enquiries, communication has now completely stopped. We are left ignored and without any updates. This is incredibly frustrating — the very least NHG should do is keep us informed, but even that seems too much to ask.
If anyone from NHG reads this, please contact me directly to finally resolve this long-standing issue.

They deserve zero stars. Years ago, they put my life in danger and caused me to lose a lot of items by ignoring faulty wiring that caused a fire. They didn't even have the decency to apologize and help me move. The day after the fire, one of their housing officers or whatever they're called, James, had a nasty apathetic attitude. These people should not be allowed to run a newspaper stand much less a housing association!!

Over the past two years my life has been made a living hell by anti social criminals for neighbours. I've been racially and sexually assaulted and my children have been targeted by these neighbours, my son almost run down while crossing the road by this person's car. NHG will not act. And they've lied and covered up their actions to avoid liability. Keen to hear from anyone with similar experiences as NHG are breaking the law by not adhering to the terms in tenancy contracts. Please look out for more info on the coming weeks while myself and other social housing activists start unpacking this campaign for better support and advocacy for single women in social housing - particularly where other female tenants have introduced harmful and abusive men into the dynamics. We are compiling stories from around London due to inaction!

Met with our local MP and other campaigners over this past few weeks, the stories and experiences of women in social housing who have been impacted by other people's choice in partners and violence is really powerful. Hoping to get some content to explain it to audiences in the new year. Also managed to generate interest from a news broadcaster at ITV. More to come.

Left without drinking water for days.
Since last Friday (5 days), we haven't had any drinking water as the tank got contaminated.
Notting Hill Geneses couldn't care less and didn't even send anyone down for 4 days. They left it up to Thames Water.
We now have no water to shower, bath, flush toilet, etc. and, as per usual, NHG couldn't give a toss.
Absolute bunch of morons.

I’ve been with NHG for 13 years and sadly, there’s nothing positive I can say about them. The systemic negligence consistently puts residents’ wellbeing at risk. Charges keep increasing year after year, yet there is no transparency around costs and absolutely no accountability. After more than a decade of dealing with them, my experience has only been disappointment and frustration.

Our car park gate- which is obviously a source of security - is broken again. NHG repeatedly claim it's vandals but refuse to install CCTV (even though they have put signs up saying there is CCTV and misled residents into believing the block would have it when it was built over a decade ago AND despite the fact it appeared as a cost on our service charges for over a decade). The housing officer doesn't respond (I've already mentioned this in an official complaint to NHG) so there's no point asking hm what's happening and previous, equally ineffective housing officers have simply said NHG are looking into CCTV. Residents have even discussed whether to just install the CCTV themselves as NHG clearly never will -a decision that puts our property and safety at risk. My advice: avoid them like the plague if you want value for your service charge.
Today have received a letter from Notting Hill Genesis entitled 'Notice of Intention for Qualifying Works for Cyclical Works' concerning the Donnington Court NW 10 blocks of flats.
Further to an approx UKP 2,500 retroactive bill for 2022/2023 they have now sent estimated costs of, wait for it, UKP 536, 507.96 for 'Cyclical Works'.
This organization is out of control. Any comments welcome from Donnington Court Residents Association.
DO NOT PURCHASE A PROPERTY FROM NHG & AVOID WORKING FOR THEM - in particular the Home Ownership Team. Purchasing a property with them will take longer than usual and God forbid you try and sell it. Some leaseholders had their property for sale for years to no avail. Communication is abysmal. They are massively understaffed and have a high turnover of staff due to extremely poor management and bad treatment of staff. Staff were brought to tears on a regular basis and blamed for the complaints that roll in on a daily basis. Staff here are NOT supported. Emails go unanswered and phone calls missed due to pressure being piled on members of staff and it’s impossible to work through the load.
Management are on a power trip, sarcastic, miserable, condescending and do not pay you on time. AVOID AT ALL COSTS, especially the managers on the Home Ownership Team.

I would strongly advise anyone considering Notting Hill Genesis to stay far away from this housing association. My experience with them has been nothing short of a nightmare and continues to cause severe emotional and financial stress.
I have been stuck in an ongoing battle with them since last year trying to sell my property now having ongoing problem regarding EWS1 certificate which has dragged on for months with no resolution. Promises are repeatedly made, then broken. Deadlines come and go without any accountability. Despite raising a formal complaint back in March 2025, it was ignored, my formal complaint was dismissed without even considering what im going through.The level of mismanagement, lack of communication, and dishonesty is truly shocking.
Trying to move on with my life has become impossible. I feel trapped, powerless, and completely disregarded. The way NHG treats its residents is appalling—they deflect blame, change policies when it suits them, and refuse to take responsibility for the damage they cause. I have reached out even to the CEO with no action taken at present
What they are doing is not only unethical but feels deeply unlawful. No one should have to go through what I have. This organisation shows zero compassion and even less competence.
I would never recommend Notting Hill Genesis to anyone. Their complete failure to act with integrity, transparency, or urgency has made my life unbearable, and I wouldn’t wish this experience on anyone.

i have been in this flat since 2011 and i been trying to get out since 2012 i am in the rong place and it is a supported housing that i donit wont i been messed about buy diffent people in gennses and they got me in deat and i been prommised to move but they are refusing me to move and i have living there and i dont call it a home i call it a shit hole 15 years years i been trying to move out and diffent staff each year has prommised me a new place not supported or genreal needs housing give some one ho needs supported housing i am fit and hethey NHG dont care about there customers all there care is about them selfs
Pretty sure it’s my THIRD complaint on here rating this awful housing association. Similarly to all the other reviews- if I could give this ZERO stars, then I would.
As the title clearly states…absolute no urgency whatsoever for this repair, I was even told that we have “NATURAL LIGHTING” so somehow that will magically solve the issue. What natural lighting has been so bright over the past few weeks please? Am I living in a different city to my Housing Officer? Had to wait 10 days for an electrician to repair this, I said it was an urgent issue and was told it wasn’t…then was told ON THE DAY that the electrician cannot come out today. I now have to wait another 5 days for this to be sorted….this association is not serious! It is unsafe to be preparing food in low lighting, and I have a partially blind Mother living here. But, once again, it’s not an “urgent issue”.
Following my initial review, I received a public response from someone called “John” at Notting Hill Genesis claiming to be “extremely concerned and disappointed” about my situation and stating he’d requested my details to investigate.
Let me be clear: I responded and provided all the information he asked for and he never got back to me.
No apology. No update. No resolution. Nothing.
This is exactly what tenants like me have endured for years: fake concern, empty platitudes, and zero action. John’s reply was clearly just for show, a damage control tactic to make it seem like they care. They don’t.
This is why I’m writing again. Not because I expect anything from NHG as they’ve clearly proven themselves incapable of empathy or accountability. I am writing this, so the public knows what really happens behind their polished responses.
I would also love if any members of the public reading this could advise me on what to do next. I am a fed-up mother of four children, living in a one-bedroom flat that’s not even fit to house animals. My autistic son has no sense of danger, and my other child suffers from severe asthma and allergies to cats, rats, and grass, yet we live with rats that come and go freely through large holes in the walls that we cannot seal. The mould in the property is constant and makes his breathing worse.
I’m exhausted. I’m scared. And I’m stuck.
If anyone out there has real knowledge or advice on how to deal with this situation legally or publicly, I would be genuinely grateful. This is no longer just about housing — it’s about our health, our safety, and our right to live with dignity.
This housing provider is negligent, dishonest, and utterly unfit to manage homes, especially for vulnerable families. Do not trust their PR. Trust the lived experience of their tenants.
