Absolutely horrific experience

Absolutely horrific experience, WEAPONISED incompetence. I would give them zero stars if I could.

Completely incompetent staff, consistently made accounting mistakes without rent payments and tried to get us to pay THOUSANDS more than we were meant to - took myself calling every day for 3 months and sending countless emails to fix this issue. The house was not clean when we moved in, and the bathroom sink was blocked which they charged us for (£150 to unclog a drain by the way) even though we'd just moved in - bet they charged the previous tenant too by taking it out of their deposit. Old, broken boiler when we moved in - didn't get fixed until 3 months into the tenancy. Consistently didn't tell us about 9 am house viewings until either late the night before or the morning of, and then sent emails complaining that it wasn't spotless despite the lack of notice.

Took £560 of our collective deposit just for cleaning - even though we thoroughly cleaned the house. Prolonged the deposit repayment process - I phoned multiple times while waiting for the process to continue and every person I spoke to blamed it on someone else in their department. Again, weaponised incompetence - the length of time taken meant my house had to accept the charges as we needed the money back and they were deliberately taking advantage of the fact that we're students and don't have the money to let the deposit issue go on for as long as they tried to make it.

Please please never use this company.

Back street set up…….

If I could give this estate agents a lower rating I would. They come across like a professional outfit but you soon find out they operate like a back-street set up. Book viewings for them not to show up without any cancellation notice and run you the same line about an offer being accepted. Sounds dodgy but unless you know someone within the company or if you grease the right palms you’ll be fine if not stay away!!

Fantastic service from start to finish

The team here were amazing when we made the decision to sell our home. When putting our house on the market, the process was very professional and quick. Viewings were taken care of by the team which really took the pressure off ourselves. Definitely would recommend.

Do not touch this company… they are…

Do not touch this company… they are crooks. If your youngsters are renting from them currently… be aware. They don’t carry out repairs, landlords enter the properties without notice, they then refuse to return deposits claiming the reported maintenance requirements (boilers, extractors, radiators leaking, etc) have been repaired. Hot water really is a luxury too far… disgusting.

Giving this a single star but only…

Giving this a single star but only because you have to select one to leave a review. This company are an absolute disgrace to the profession. They rent at an extortionate price, ignore any online maintenance reports, allow landlords full access to properties without notice, are uncontactable and do not respond to emails or voicemails. And BEWARE!!!! They will keep your deposit stating that when you leave the property, there are repairs to be done - these are all the repairs you will have reported during your tenancy. They should be struck off and their letting licence removed. DO NOT USE THEM!!

scummy, scammy and slimy

scummy, their office should be vandalised.

they'll rent you an uncleaned property, not give you inventory (this part is important for their deposit scam), wont answer the phone for any questions/guidance, and after your tenancy, they'll charge you for stuff that was broken before you moved in (but they didnt give you the inventory first-have fun with that). overall unworkable, awful business, scummy, full of scammers and lazy do-nothing soulless slobs. save your time and be homeless instead, the customer service will be better at least ✌️

Appalling communication and lack of…

Appalling communication and lack of process. Spoken to a couple of willing people at one of the branches but the whole set up seems disjointed and badly run. Had problems at the start of a rental which could be fixed in a day but still outstanding a month later. Really surprised how bad communication is. Infuriatingly you can't email anyone directly (there is a contact us form that I have used 3 times with no response), if you get through on the phone they don't get back to you, neither do they respond to voicemail massages (have left several). Just fed up with chasing them now.
Trustpilot reviews suggest some constructive feedback, so here is some, put in some decent processes, provide email communication, and respond to people when they have a problem and keep them updated please, it's not rocket science

DO NOT USE THEM

Absolutely disgusting how they are even still legally allowed to operate. Somebody needs to shut them down. Two years ago I started a cleaning company and they asked me to do there end of tenancy cleans. At first this seemed like the lucky break, the houses where always horrific and the time expectations / work load was almost a joke however being younger and newer to the business world it was done without question.

A month or so passed and I was still getting jobs to go to, but no money was coming in yet which got me feeling nervous understandably but got reassured by the dirty lying team at Nicholas Humphreys that it can take a small amount of time as they have to wait for the landlords to get the deposits from the new tenants ect or are just inspecting the job same believable bulls&@t every time. Fast forward a while and I’m sat with the manager of the Portsmouth branch in there office being told if I take them to court I will lose everything as there’s no proof besides the bible size folder full of email and text conversation and confirmation of quotes and job notes / payslips signed and sealed by none other than himself.

Anyway long story short the court case was won and I am owed the money but because the bailiffs are so short staffed and busy and Nicholas Humphreys can’t afford to pay there bills I’m left out of pocket still to this day over 2 years later.

Students don't expect to get your…

Students don't expect to get your deposit back anytime soon. 3 months and counting so far. Lots of excuses with its TDS, not us. Our contract is with you, you get a management fee, spend it on serving your customers.
Nobody answers the phone, nobody calls you back when you raise an issue on chat. In fact they only do something when you are about to start small claims court.

Worst renting experience ever

Worst renting experience ever! I would have give 0 star if I could.
The house look fine when we did our house viewing, but after we sign the contract, things just got worse and worse. First, We were not able to move in according to our contract starting dates. They claimed is because they need to clean and double check everything's alright. But the fact is, they did nothing about the house! beds were broken, heating were not working, the house condition was extremely awful !! They haven’t done ANY CLEANINGS. We weren’t able to use the internet for a Month! and no tele was working even though we paid for tv license! Everytime we called them reporting these issue, they just make excuses and not solving those problems. Our shower head was broken as well and we could not take a shower at all. We told them the situation and hope someone could fix it ASAP, they said ' you can take a bath', I mean, who will take baths only for 3 months straight.This is just ridiculous!!
Worse case, they lied about 'bills included'. They said all bills are included on the website and contract, but we actually need to pay an extra 24 pounds each week where we already need to pay 90 per week, which is a total scam!
I would never ever recommend anyone to rent house through Humphreys.

I’ve dealt with countless estate…

I’ve dealt with countless estate agencies, for both renting and buying properties, and I hate cliches but - if I could give 0 stars, I’d give -1 to this happy bunch.

Nicholas Humphreys Northampton is one of the most poorly organised, unprofessional, condescending, and frustrating estate agencies you will ever deal with. A family run business, with each family member being given glorified titles of ‘directors’ and ‘managers’, when frankly they could barely direct and manage a low budget YouTube video. The Carpenters are a plague in the property industry.

I had the misfortune of renting a property through them for a year. We arrived on our tenancy start date 14th July 2022, to find the property had not been cleaned yet, there was plaster around every socket, there were cables hanging down from the ceiling, the cupboards were greasy and yellowed, the oven was filthy and so much more was wrong - I still have the several pictures I sent them. The email was so big, I had to upload the images onto One Drive, as they would not fit onto a normal email.

Time went on, and more problems arose. From damp/mould, to a leak through the boiler, which I reported promptly and never got an update as to when someone would be coming out. When I called to check, a few weeks later, Kate Banas informed me someone could come the very next day. I politely informed her I would be away at a wedding and would like to be there - could they come a few days later instead. She said it was fine, but then emailed me later to suggest if the boiler were to ‘get worse’, due to this ‘delay’ that I had apparently caused, I would have to foot the bill. In short, I replied absolutely not - to which she responded rudely as if it were my fault and apparently the delay was caused because of me - even though I had reported the issue weeks ago, and she was only able remember I had reported the boiler issue because I had made the follow-up call, to ask for an update. This email exchange took place over a shared email inbox - which the directors have an overview over, but no one stepped in to say - you know what, that’s not great customer service, Kate.

The damp/mould mentioned earlier was always dealt with via email - ‘open the windows and use heating’. The windows were opened daily, and heating was used often. Our laundry was done at a laundromat - we were not actively causing any moisture, but Michael Carpenter did not seem to have the critical thinking skills to think - maybe these tenants are not lying and there is just a lot of moisture in that poorly maintained property.

I had many of these exchanges with the Carpenters. At the end of it all, they withheld a lot of my deposit - some of it I agreed with. Other bits, I contested, and some money was taken off after Michael finally agreed. Be wary of this and keep all email threads with this agency. They will also use Kate’s husband, Jacek Banas, to do dodgy work around the house, and then invoice this to the tenant. They will then tell you that he’s cheaper than other quotes, to make it seem like they’re doing you a favour - yes, he is cheaper and for good reason. His work is awful. Poor landlord.

Michael decided to be rude and condescending once again via email about the deposit, to which I responded in the same manner. I got a lovely email from his wife - another self-proclaimed DIRECTOR - saying she did not ‘appreciate my tone’. I advised her to speak with her team about tone and customer service, before commenting on mine, as I’d been nothing but polite and cordial to them, until I had those exchanges with her husband and Kate.

There were many other things that I do not have the time to go into. The titles that these poor-excuses-for-estate-agents have given themselves, are not worth the paper they are written on. Strange individuals with no people skills, decorum or moral compass. Even if I did love a property in the future, I would not look twice at it, if it were being marketed by these individuals. Stay well clear. They will likely respond to this with lies, and I expect nothing less.

Nodding dogs all

I wouldn't have given a star if I could. A property manager in an office in Derby is not empathetic, does not represent the tenant's interests, and does everything the greedy landlord thinks up, not caring how it affects the tenant. Avoid the whole office if you can. By the way, the lady's name is Jodie Santo. There is no humanity, no decency, no desire to help. Humanly, it's a double zero. Never again with this agency. Nodding dog all.

Every untrustworthy company. And unprofessional.They put bills on my name without my knowledge.
The bills were included in the rent. And they are not willing to sort out. Every rude managers as they call them self. Stay way from this money grabbing company

!!WARNING!!

Be very careful what you complain about, they WILL divulge information, they shouldn't, but they do.
We had a Nicholas Humphreys Tenant next door that were utter nightmares. We made several complaints which were never looked into however, they told the nightmare next door where the complaint came from. Then the proverbial hit the fan! They were finally evicted for none payment of rent, not the trouble they were causing the neighbours!
These people/staff, couldn't run a tap.
The damage had been done but looking into the trail of complaints, and now having all of the proof that they broke the law, it's time to hit them where it will hurt.
