Do not even go near these sumbags!!!

My sisters in law are currently renting a shared uni house from this company an it has been nothing but a joke from the start e.g radiators falling off walls, broken beds and furniture filthy mattresses, insect infestations a broken back door which does not even lock the list goes on the latest is the gas and electric has been cut off as this company hasn’t paid the bills which are all included in this overpriced accommodation yet when you try to contact these people for repairs you can’t get an answer which as most know a landlord has a reasonable amount of time to make a repair an believe me these repairs have not been made in reasonable
Time some are yet to be completed but they can randomly contact an ask residents to clean up because they have a viewing or in one case someone turned up an demanded extra money one month this company is disgusting an should not be operating full stop we are going to have to take legal action against this company as this is breach of contract an is completely unfair an out of order. As now they are stuck in a property with no electric or gas can’t cook or wash or anything.

AFTER A FEW MONTHS THEY TRY TO SAY THAT BILLS ARE NOT INCLUDED AND REQUEST ADDITIONAL MONEY HOWEVER THAT IS WHAT A CONTRACT IS FOR... Stay away from this agency.
lack of communication tried getting over 750 pounds off me.when I provided evidence with their lack of communication.
They tried blaming me for everything even though I had full evidence if their wrong doing.
they only gave up with I choose to take legal actions

I live next door to a rental property…

I live next door to a rental property with this lot . The previous two tenants moved out due to poor maintenance . The property shares a small flat roof with mine that now needs replacing . They will not respond to emails or phone calls from me OR my roofer . It is leaking both sides so nobody is going to want to rent a house in this state ! This is the Loughborough office . No idea what they are being paid for as they aren’t offering a service here ! Good customer service is phone calls returned the same day and other responses within 24 hours , just so we are clear .

I would give 0 stars if I could

I would give 0 stars if I could. I lived in one of your houses for a year and we had so many problems due to the poor conditions of the house. The water of the bath dripping from the kitchen ceiling, floods outside the house due to the pipes, oven that once turned on smelled like gas, fridge that drips, the grass in the garden that took a year to be cut and finally we had rats. Once they were supposedly dead, we had to live with the smell for months. Everything took an eternity to be fixed and the payments that we made for the gas, because we had to top up ourselves, were always late including the deposit which I had to wait 4 months to receive while they ignored my calls and messages.
For all these reasons I wouldn't recommend it to anyone.

Ripping off students

Students & parents of students, avoid this company at all costs.
My son rented a property in Durham & we have nothing but issues with Robbie Bell, the Director of the Durham office.
Firstly, the rental was due to start in July 2019, but when our son's housemate went to collect the keys, she was told the house was not available, as the current students had agreed their tenancy with the landlord until September. So, my son & his friends had nowhere to stay for 2 months - total incompetence.
The property was OK, but the kitchen had subsidence & was moving away from the rest if the house (you could see the gap between the walls).
When the tenancy finished Nicholas Humphreys are trying to hold back £130 of their £300 deposits claiming the walls were marked, blue-tac marks were left, 2 beds were broken, the oven was dirty & the property not cleaned. All this despite the landlord messaging my son telling them was wonderful tenants they had been & how well they left the place.
Despite trying to contact & speak to Robbie on numerous occasions to discuss the matter, I have had no reply & my son still has not received any of his deposit refund.
As you will see from numerous other reviews, this is the standard practice for this company & therefore they should be avoided at all costs.

We bought our first home this year and…

We bought our first home this year and Annie Hurst from Nicholas Humphreys (Burton Upon Trent) couldn’t have been more helpful. We really appreciated all of her help and advice throughout the process and we are now happily living in our new home. From our experience we would thoroughly recommend Nicholas Humphreys, and if you are lucky enough to work with Annie Hurst you are definitely in safe hands.

AVOID THIS ESTATE AGENTS

LEICESTER (DMU) - DO NOT USE THIS ESTATE AGENT IF YOU'RE A STUDENT [AVOID!] [AVOID!]

- With our deposit they ripped us off at the end of the tenancy. From our deposit they took off cleaning fees which they charged us £140. The house was cleaned by us before we left, however, they are claiming it wasn't and it cost £140 to clean the house.

- They don't respond to emails
- Overcharge you for deposit
- Extremely rude

Bad experience

We moved in summer 2020, they agreed to a move in date and then decided a few days before that actually we couldn’t move in for weeks, after several phone calls we finally sorted it. Since then there has been several issues that have never been sorted, such as the shower leaking and growing mold which they said they would sort but never did.
When we moved out, they wanted to take £200 for a missing TV which definitely wasn’t missing as I was the last one out and definitely locked the door, and when I tried to email back asking for proof they ignored the email and we had an email from the tenancy deposit scheme saying we could take the reduced deposit or dispute, which we are still in the process of now.

100% satisfied

We have just sold our home with the Burton Branch - all I can say is Annie H is fantastic!
From the start the communication and efficiency was 100%
When the chain nearly fell apart for our purchase not only did Annie call and email everyone involved, but successfully managed to keep a firm communication with the top of the chain.

Annie is empathetic and proactive - If you want to sell your home with confidence I’d definitely recommend NH but also suggest from our experience you ask for Annie to manage your sale!

Apsolutly awful

Apsolutly awful. Women called Shannon at derby Humphreys was horribly rude to me, wouldn't let me talk, hung up on me, was so rude i cried. Seemed like she just couldn't be bothered.
Horrible experience for a student please dont go with this estate agency.

Worst experience..Avoid this seller!!!

I had a very bad experience with the Nicholas Humphreys Sales team, Reading; particularly Mr Garcha who was our point of contact for the purchase of the property. He asked me to pay £2000 deposit initially to confirm that we were not time wasters. We signed the contract and paid £2000 as we seriously wanted to buy that property. Once we signed the initial contract, after one month or so, he repeatedly phoned and warned me every time saying that, the process was going very slow and the seller was not happy about it. And, if the seller pulls out the property, that would be my fault and I would lose the £2000 deposit. In addition to that, he expected me to answer his every call every time as if i have no other things to do in my life.
He would come up with this random completion dates and threaten both buyer and the buyer’s solicitor without knowing how far the process has actually gone. In my case, banks were taking more time than usual to survey the property, and other necessary paperwork were also taking longer than before which could possibly be due to the pandemic. Still, he didn’t show any appreciation about the current situation. Instead, he kept on suspecting the buyer and complaining about the buyer’s solicitor.
During the purchase, there were few issues on the property that I wanted the seller to sort out before exchanging the contract. Mr Garcha confirmed verbally in phone saying that the seller will sort out those issues, and I would not need to worry. I sent him an email to confirm me in writing but he never did that and always told me verbally that the seller is not stupid and he would not do it until the contract has been exchanged. When I did the enquiry right before exchanging the contract, he said that the seller is a very trusted customer of them and he will fix the issues as soon as the contract is exchanged. He kept on pushing me to complete the purchase in a hurried manner by telling that the seller could pull out any time and the small issues could always be addressed later. I did as he said trusting his words and the reputation of the Nicholas Humphreys.
A week later when I went to check the property, things were still the same as it was earlier and none of the issues were addressed by the seller. I called Mr Garcha immediately and informed him about that unfinished job. He spoke very rudely when I told him about those issues that we spoke earlier. He started to pretend as if he doesn’t know anything at all .When I told him I have also an email to show as a proof of my request, he straight away asked if I received any reply? I said yes your phone call. He said that doesn’t count. I didn’t had any as he never send anything in writing. He ended up the call saying that is not his issue anymore, and his company will not do it on the behalf of the seller although the seller promised earlier.
He was like a con man to us which we found out very late. During the process, If you asked something over an email he will not reply in writing instead he would call you so that he would not leave any evidence and never reply email. We didn’t know this until we found out and it was too late.
Overall, it was a very bad experience. We only sticked with him because we really liked the property and we didn’t want to miss this stamp duty exemption. I would never use them again and wouldn’t suggest anyone to use them at all. They are very bad in terms of their service and never trust their words. Please do compare with other agents and you will know what I am saying. Please do not ever pay an initial deposit until you get every terms and conditions in writing, it’s a Big TRAP! They will use to intimidate you and make the decisions in their favour. Please always communicate in writing. I will say do not receive their call at all. Do everything in writing, this way you have everything in writing and he cannot fool you. And also be careful with these kind of sellers.

Highly recommend.

Excellent customer service. Found tenants to rent our property, 2 lots actually as we weren't sure about the first prospective tenants. Kept us up to date and informed throughout; all of the staff were knowledgeable, friendly and helpful. I always spoke to a human being, and if they didn't have the answer it wasn't long before I had a call back with the response, and none of this "You need to speak to a different department". I can't think of anything they could have done better. Thank you Matt and all of the team at Burton.

Would've rather slept on the streets

Our entire experience with Nicholas Humphries ruined our 2nd year of university. The house we stayed in was completely uninhabitable, the list of issues was endless. The main issues involved severe damp, mould, lack of sufficient heating, rats, leaking toilet and sleeping on mouldy mattresses, not to mention other continuous issues we encountered the 3 months we stayed there. Surveyor reports even reinforced that the excess damp was from recently completed building work which had not dried out. The landlord and estate agent were so disrespectful throughout the entire process, doing little to help any of the issues or even completely disregarding them. We suffered mentally and physically, all 3 of us experiencing health problems, one even involving hospitalisation in the short time we stayed there. One tenant had severe asthma and could not even stay in the house due to its condition, which was just ignored on multiple occasions. We asked to leave the contract, offering that we would not even seek to gain compensation but that we just could not live there any more. The estate agent and landlord argued against every issue encountered, undermining the serious effect the condition of the house had on all of us tenants. They argued that there was no mould or damp, even after surveyor reports confirmed there was. The estate agent even went in after we had left to turn the heating on in order to get rid of evidence of damp, then claimed we were lying. After months of discussions and delayed responses from Nicholas Humphries, we finally had to pay the months of rent that we were not able to live there just so that we could leave the trauma behind. All in all, no one should have been able to live in that house, let alone experience the rudeness and incompetence of those working for Nicholas Humphries. They are few of the most unpleasant people we have ever had the displeasure of meeting, and should not have been involved in the housing of 4 young girls.

Great service

I was looking for a house for 2 people to rent from 1st July 2021 for my daughter and her friend in their final year of Uni and had an excellent experience with this agent.
Gary Head was fantastic throughout, excellent communication, speedy responses and answered all of my questions. I was very sorry that I couldn't take the house in the end, as the other guarantors had been put off by bad reviews.
To give you some perspective I am also a landlord and rent property in Edinburgh, so I know what to look for when going to a property agent.
The property had all the safety certificates, over and above what is legally required in England, and the recent video of the property showed it to be in great condition with tenants currently in residence.
Personally , I would have no qualms and not be put off by the bad reviews as I feel it is important to have the conversations and get a feel of the agency for myself.
I get very suspicious when I see multiple bad reviews within the same time frame as this could represent malicious spamming.
Renting a property is a serious business in terms of money spent by parents and the investment a landlord makes. The safety and experience of tenants is paramount.
I will be looking at property to rent with this agent for the next academic year.
