Inconsiderate to current tenants and home owners.

We originally had a viewing for our property and the agent gave us two days warning prior to this viewing, which was great; but on the allotted time slot on the day that we agreed, they never showed up. I phoned their office and emailed them to see if they still wanted to view the property on that day and they never answered! A day later I got an email from the agent again saying they wanted to show people round the property but could only do it at a certain time. The time they wanted really didn't suit me, as I am a nurse and was working long night shifts at the time. They wanted a late morning appointment to view the property, when I would normally be asleep; but I understand that people can't always be available in the afternoon so I agreed to the time.

So after inconveniencing my day and sleeping pattern completely, guess what? they didn't show up Again! I tried again to email them to see if they where coming, in which I had no reply. I then rang the office where I was met by the most incompetent human ever! After explaining why I was calling not once but three times the lady on the phone said she "didn't know, as her computer was not on yet and that she would give me a call back once her computer computer was Warmed up!" Needless to say I never got a call back!

So to the company I say "I can appreciate that it is hard to organise house viewings in a pandemic, but please show more consideration to current tenants and home owners at this time."

If I could give it 0 I would

This is by far the worst agency ever. The only thing on their mind is picking up there paycheck at the end of the month.

I rent an appartment with two other roommates for a whole year. When I arrived, nothing had been cleaned, it was disgusting. There were stains everywhere, the kitchen hadn't been washed in over 4 months. They were old moldy fruits under the counter, and it was just so so dirty. When we told them, they told us it was up to us to clean it as they did not clean underneath the kitchen. If I could post pictures to show how disgusting it is I would!!

There were broken lamps, and all the rooms were covered in dust and dirt. In addition, in one room, there where remaining vomit stains with an unbearable odour. Another room was full of mold.

We also did not want them to enter the appartment with visitor during the covid crisis for numerous reason, but they did not care, and said they could sue us if we didn't agree.

They are thieves and don't care at all about what they rent you, as long as you pay them. I tried to terminate the contract but cannot as I signed for a whole year. Biggest robbery ever, and they do not care at all.

Broke the contract and took away the house without telling us

Me and my flatmates put a deposit down for a second year house and after getting into contact with them after not hearing from them, they turned around and told us we don’t have the house anymore! Completely broke the contract and let us down in the middle of the term so a warning to anyone thinking of going through these people.

AMAZING! 100%!

I have been working with this estate agency for the past two years andthere was never a problem they couldn't fix.
Jack is a very helpful person with an amazing personality! There was several times I called for enquiries or help around the house and he would come as soon as possible.
Needless to say I am 100% satisfied with the agency work and will be seeking them for housing next year!

Very happy client!

We had dealt with NH (Burton on Trent) before, but this was the first time that we had sold a property through them.
We dealt with Simon for the valuation (again) and Mike for the first (and only) viewing - and both were excellent - professional, friendly and helpful.
The flat was sold immediately after that one viewing!
Unfortunately there were mortgage and solicitor problems, which led to significant delays...
BUT Annie was like a terrier in chasing-up all parties and we finally got the sale completed.
I really don't think it would have happened if it had not been for her expert help in dealing with both sets of solicitors, the buyer's mortgage broker, as well as the buyer and ourselves.
10/10 - thanks Annie!

One of the worst parts of my university experience

One of the worst parts of my university experience was with this estate agents. I don’t understand how on google they have 4.9 stars. The only explanation I can think of is that in 2018 they got every member of staff to review it 5 stars because they couldn’t find anybody else to do so.
This company is incompetent and treated us with little to no respect. They let us move into a uninhabitable house, complained when we would contact them about it, refused to give us any money off and told us not to contact them anymore as it’s embarrassing that we keep calling them for updates. The way that they talk to us is disgusting, especially Andrea and Ben, who have repeatedly shouted to us on the phone and have talked down to us. The house had large mould stains on the carpet and in the bathrooms, the kitchen was covered in some random sticky substance and the drains were covered in hair just to name a few. This was after they promised us the house had been deep cleaned. This is especially worrying considering coronavirus.
We are currently disputing money off rent for the month our house was disgustingly inhabitable and not only is their maths wrong, but the way they are communicating with us, by being rude, is horrible. Shouting to us down the phone isn’t going to change the fact that you are wrong. We are not stupid students and we will not stand for this.
I never write reviews, but I am warning anyone who wants to use this company to not waste you time, you will never have a good experience with them. Everyone who I have spoken to about them, has only bad things to say. Don’t give them your time because they will waste it and try to make a fool of you.

NH have let my properties on find only basis since they opened in Fallowfield. I have found them great answering phone and providing advice - service has been first class

I can’t give them zero or I would

I can’t give them zero or I would . Arrived last year to a studio flat that was ready late. Promised internet in the contract as included -which is essential for students -but over a dozen phone calls once moved in just made us realised that what they say, and what they do are two different things. We had to eventually install it and pay ourselves for the whole ten months with no thanks or even an offer to reimburse . The top floor of the property had a kitchen left as a homage to the previous tenants including “naughty shot glasses” and a fridge/freezer with an ice monster made up of the unwanted food of previous tenants. We coped and caused no problems. The fridges downstairs were mouldy and left from previous tenants x we cleaned them and didn’t moan. Once again.

So we are cleaning, paying for internet, and the tenants next door whose boiler was broken, are using the shower room. We made no issue. We coped.

Time to leave x we get instructions to leave by 12.00 as new tenants moving in next morning. My son contracted Covid and I had to go and help him. I told them but it was- you have To be our as new tenants moving in. Thanks to one lady with a degree of empathy I got an extra 12 hours to move him. As a professional of nursing I showed concern that they were moving someone into his room within 12 hours of him vacating but apparently that was no problem. I packed him up and brought him home where he was quite ill. Rent was taken out of his account every month and then today, Omer three months after he left he was sent the threat of a CCJ for unpaid rent. We paid for ten months of internet at 400£ and no reimbursement then today we are given 7 days to pay some doubtful arrears with no offer to pay us what they owe.

To be honest, when we signed up and moved in I really wished I had read the reviews. They tell you its all about the landlord but don’t tell you that They ARE the landlord- it’s the same company that owns the houses. If you see This don’t go with them x find another letting agent and breathe easier x honesty isn’t part of this company’s policy x

Nicholas Humpreys Stoke-on-Trent Good Experience

Went with NH when they first opened in Stoke-on-Trent and been many successful years working on my HMO. Rob and Becky have been excellent over that time. As they are now focusing on student accomodations I wish them all the best for the future.

We moved out of a Nicholas Humphreys property before the end of June and still have not had our deposits back despite many unanswered emails and calls.

We cleaned the property to a MUCH better standard than when we moved into it, and after they had completed their review of the property (a month after we moved out) they have complained over things like “dust between bed slats”.

We all agreed to their RIDICULOUS review of the property as we knew that it would drag out the process of getting our deposits back, and yet months later we still have had nothing returned to us.

We chased them on several occasions, being ignored every time. Eventually they sent a breakdown of the costs that would be taken off our deposit (in response to one of our many emails chasing, not of their own accord) and asked that we all send confirmation we agreed to the deductions, along with our bank details.

We did this THE SAME DAY of their email requesting it. We agreed to the deductions advising this was ON THE CONDITION THAT RECEIPTS WERE PROVIDED FOR THE WORK DONE.

3 weeks later we’ve still had nothing back.

15 days after sending our bank details and requesting receipts, I sent further emails (which were ignored) and eventually had to try calling multiple times before getting an answer. I was then put on hold while someone spoke to Glynne, when she came back she advised that “Glynne had not been sent our payment details” and asked for us to send them again.

I then forwarded them our original email to Glynne containing our bank details (proving they were clearly lying) and received no response again.

I chased this email - no response.

Eventually I had to call back and request that Gary respond to my email to confirm receipt of the details while I was on the phone - which he did.

Again, we heard nothing from them after this, so I chased multiple times a day until we were advised that they had “included us on their next payment run” which was scheduled for Monday 7th. It’s now Tuesday and still nothing, and of course I am aware that the payment may take a few days to credit with us, however I have emailed them AGAIN requesting the receipts we requested 3 weeks ago now. Obviously this has been ignored.

I have now emailed again and will be emailing multiple times a day until someone decides to do their job properly.

All that aside, Gary was helpful. Since moving out of the property Glynne has been useless.

two-bit con-men

we had a fantastic landlord. unfortunately, we also had a crooked estate agent who completely made up an imaginary law (verified as an absolute fabrication by a housing expert from the charity shelter and also by multiple landlords) so they could try and force us into getting another housemate in the spare room, presumably to gain some sort of commission, and this is not even to mention the problems i had with them the academic year previously. they treat their staff badly as well. don't waste your time with this lot.

Have no problem breaking the contract…

Have no problem breaking the contract to try steal your deposit because most people won't bother to dispute. Will do anything to keep your deposit.

Also useless at sorting contractors and failed to sort a single issue. As soon as it came to rent and deposits they were efficient.

A petty, irresponsible and childish company. They forget about you as soon as you leave their field of sight and ignore you as soon as work is involved.

AVOID AT ALL COST

My friends and I had decided to go through this letting agency for a uni house, from the moment we moved in up until the moment we moved out this company has been absolutely useless and poorly managed.

When we had first moved in we were greeted with a house that had NOT been cleaned, the carpets were dirty, many items had been left from the previous tenants, and there were bins in our garden that had not been emptied out. And we were expected to clean these things, they did not offer to take care of the mess left by previous tenants. It was a complete mess and they thought it was acceptable for us to move in to a house in such bad shape.

Throughout our stay here, we had many problems, such as the dishwasher (which didn’t even have a door when we moved in) needing regular checks, broken lightbulbs which were never replaced throughout our stay, the bathroom continuously needing to be fixed and old mattresses which we never got replaced.
Whenever we would call and report problems they would never get someone on the job right away, they always needed more than one of use to call in, or for us to call in multiple times, just to get something fixed. They are very stingy with money, of course all of this could have been avoided, if they had fixed everything BEFORE we moved in.
Even in tough times during COVID-19, when many of us couldn’t go to work, they hounded us to pay rent and couldn’t show any remorse, or even allow us to end the contract early, considering that they knew many of us had already moved out. As students it’s important to be in a stress free environment however, they made somewhere that was supposed to be a safe place for us nothing but stressful.
When moving moving out they try their hardest to steal as much money from you as possible, no matter how stupid or small the issue may be, they will charge you the most amount of money they possibly can, we are students and they know we don’t have a lot of money but THEY DO NOT CARE. They scam tenants every year and people don’t know because the truth only comes out once the tenancy has ended. They claim to use this money to ‘deep clean’ the houses every year, but when we moved in the house was a complete mess. All they want is your money and they will use horrid methods to get money out of you. This is a warning, DO NOT LET THEM SCAM YOU, FIND ANOTHER AGENCY. They have the worst customer service and all they want to do is steal your money, they have no care for your safety or wellbeing. Absolutely horrible experience had with them. I would NOT recommend.

Really disappointed

Really disappointed . Our tenancy with Nicholas Humphrey recently ended and we have all been so frustrated and upset with their service throughout the year. Mid way through the tenancy, two of my house mates had no where to sleep with one sleeping on the floor with no mattress for 2+ weeks as a result of a major leak in the roof. It took the company over a week to address the issue and another week to arrange for someone to visit the property despite their out of hours maintenance informing us there was a good chance the roof could collapse in certain areas and the property was unsafe. Our property was not in adequate condition upon arrival including the carpet on the stairs not being fitted properly. Of course every house is not expected to be in perfect condition but even after informing the company of the issue after a member of the house injured themselves, the end of the tenancy came and the problem was never addressed. These are just two of the many issues we have experienced with Nicholas Humphrey and are still yet to receive any form of acknowledgement of our complaints despite numerous emails and telephone calls. To add to this, when it came to receiving our deposit back, we had £105 taken off - after contacting the company over the telephone to clarify what this was for, we were told by a member of the team that this was because there was some dust in the rooms. We vacated the property a month before the end of the tenancy as a result of covid and provided evidence of the property as it was left, in perfect condition. To be told that after awful service throughout the year, we would then have to pay such a large amount for the company to hire someone to clean dust, which naturally would occur in an empty property, is very unfair. It's so important as a student to feel comfortable where you are living and know you can rely on the letting agency to address any issues and concerns but this is just not the case with this company and I would not recommend.

Contacting Nicholas Humphreys or our property manager was easy and simple. The correct measures were also put in place for the pandemic such as only one resident collecting everyone's keys.

Scamming Students

We agreed to rent a property on the agreement that the carpets, desks and Tv would be replaced along with a new coat of paint. We and Nicholas Humphreys signed the tenancy agreement including an amendment stating the 'landlord of the above property, has agreed to the following:
· New carpets will be fitted
· New desks will be provided
· A new TV will be fitted in the communal lounge'
One month before the tenancy would begin we received a call from Nicholas Humphreys Stoke. They said the work on the property would only commence if we paid increased rent. This is a total of £4800 added on to our rent. We have also had to request changes to the tenancy agreement as rent payments were higher than the advertised rate. Personally I believe Nicholas Humphreys are intentionally trying to mislead students who have never been in the renting market before.

DO NOT RENT from this estate agents

DO NOT RENT from this estate agents. They provide students with dirty houses that are unsafe and charge high amounts and demand money before the date on the contract.
They gave us a house with no beds, broken glass in the oven, a mouldy fridge and the washing machine uses the same water as what the sink drains!
All the staff have a very bad attitude and won’t provide you with any money back or any help.
Even the fire brigade deemed the house as unsafe!
Do not waste your time!

Honestly the worst Experience I’ve ever…

Honestly the worst Experience I’ve ever experience with an agency and the landlord was no better.
Imagine having a dirty carpet in the bathroom
Broken fire alarms that constantly went off, which weren’t fixed for months and even now they’re still not functioning correctly.
The landlords will contact and call you shout at you over the phone.
They tried to make me pay rent twice a month for most my stay. No matter who I spoke to I didn’t receive any help and they’d constantly forget when my rent was due.
They’re sooooo rude over the phone it feels like extortion the second floor bathroom basically didn’t work nobody could use it.
The boiler is ancient and would make weird noises. It’s old not too sure how old but it’s made out of copper.
I could go on for a while about the tree at the front that isn’t safe because of a storm huge beaches fell nearly hitting cars and putting the residents in danger.
My curtains were mouldy I had to buy new ones from my own pocket, the hardest part was tacking the old curtains off seeing as they infused with old fashioned C clips they used.
Moreover, the heating caused arguments because you couldn’t control how hot it was from your room and because half the house faces away from the sun my room was freezing whilst the other half had constant sun meaning the rooms were boiling. The way this was sort of resolved was through the agency threatening to increase prices or money would be taken from are deposits if we didn’t stop using the heating

but overall the agency is shouldn’t have the right to continue with their standards and the landlords need to stop the extortion for student accommodations, especially when the house looked like even if we made it spotless they’d still take are deposits.

What makes it worse is that through this pandemic the agency would call those who couldn’t pay anymore because they’d lost their jobs threatening us whilst also trying to get us into work during the COVID GLOBAL CRISIS ARE YOU INSANE?

The landlords wife would also call she was extremely rude I don’t know how the landlords or why the land lords could contact us but they did whenever they chose to do so and this was all okay with this agency.

To summarise if they could keep your family hostage for the money you owed them they would, they would be deceitful whenever they had the chance and get you into contracts without explaining very important things.

I was put onto a contract that had already started I don’t know if this is okay they explained things briefly and knew that I was in a tight spot with finding accommodation

They even gave me the wrong key so I was locked out my own room for a week which I still had to pay for and the key snapped when I tried to open the door which they tried to make me pay for. Plus I would have to keep my door open because it would lock by itself I once got locked out after a shower and simply getting help proved to be very challenging

I can provide more information however, because my tenancy is still active I’m worried I won’t get my deposit back and more

Great efficiency and range, deposit and signing up are affordable, modern and easy

Everyone has a different experience but mine has been excellent. As a tenant the Sheffield branch re-housed me with a three day turn around. Deposit amount is very good especially given the virus situation, and Matt has responded quickly to all my requests since moving in. Patient as well.

Great guy and really impressed with the quick turnaround as other companies can take weeks to even get back to you.

10/10 would and have recommend(Ed) to friends who need somewhere quick and affordable but also a decent place to live and spend time.
