They are the worst housing provider in the UK, and they have put my family’s life at risk multiple times.
I moved into an Orbit property in December 2021, and it’s been nothing but trauma since. Here's what we've been through:
🔥 A FIRE in August 2022 caused by neighbours dropping cigarette butts near our bins — something I reported multiple times before it happened. The fire broke out in the middle of the night and endangered my children’s lives. Orbit did nothing to prevent it and took 4 months to carry out repairs — despite the emotional damage they caused my family.
💧 A massive leak in July 2024 from the flat above that got so bad, it was raining in my living room. I reported it as soon as it started, but no one came. The ceiling was about to collapse, furniture was ruined, and black mould took over the house. My daughter, who is asthmatic, suffered even more — and Orbit still delayed repairs for months.
☠️ The leak came back in March 2025 — and once again, NOTHING has been done. We’re still living in unsafe, unhealthy conditions. Their customer service is completely useless, and no one updates me despite endless calls and emails.
This company does not care if you or your children are suffering or even dying from unsafe housing.
I will not stay silent. I am taking legal action and I will keep sharing my story until someone holds Orbit accountable.

Shocking people to deal with. Always blaming other people for the issues they have caused, say issues are being resolved by certain people and they don't do anything and forget. If I knew they was this bad I wouldn't of bought a house from them

Completely useless, always takes ages to get through on the phone and whoever you speak to if you do is useless. Jobs have to be repeatedly chased and are then done poorly. Charged for cleaning and gardening in service charges that is never done. Online account doesn't work properly. Don't appear to have any complaints procedure

Awful Housing Association. Expensive rent and Service charges. Getting anything done takes ages and repairs done by bodge a job clowns!

Disgraceful company that should be ashamed of themselves. Still owed over £250 from them since November. They cut off our water tap outside and still charged us legionella testing. Charged us over £30 per property every 6 months to clean ONE shared window. The list goes on.
They hire third party engineers or repairmen who can’t even fix things properly. I now have a damp window from a bodged replacement. They took 6 months to fix our battered fences and then dumped the broken ones in our bunched which has never been taken.
They charge extreme amounts a month for service charge and we don’t get any services back.
We went without cleaners for around 5 months and was not compensated until someone complained and they only gave us £30 each back. The place was filthy.
We were all told our doors were no longer fire compliant. That was two years ago and no one ever came back to replace them. They are quick to take your money but don’t seem to care if you’d perish in a fire. Thanks for nothing.

Having paid £420,000 for our new home, we are beyond disappointed by the number of problems we are still experiencing with the property over 18 months after moving in. Although Orbit are fixing the issues, the feeling of happiness of being in a new home has become one of stress and huge disappointment. We are dismayed that our formal complaint has been brushed aside. Not once have we received an apology and certainly don’t feel valued as a customer.

Absolutely disgusted with orbit housing. Rang to ensure the safety of my grandfather due to them housing a drug dealer in a vulnerable housing block for the elderly and the lady “coleen” couldn’t care less! One of the elderly residents were spat at in the face by one of his lovely customers and lovely Colleen couldn’t care less. When asked to speak to her superior she wouldn’t forward me on. Can’t get into their offices. I would NEVER recommend them for anyone!!! Absolute disgrace!

Dean from MPS Housing (Orbit affiliate) came to fix my front door today. He was extremely professional and did an excellent repair job! I am ever so pleased with what he did. When I asked him to do certain parts, he was happy to oblige. He even cleaned my door for me so that no dirt would remain! Such a lovely man! Definitely would request for him to come back.

Ever since myself and family have been with orbit you have made our lives a living hell, moving us from our home in earl Street to a motel then to temp accommodation (none of it our fault) you have caused stress and anxiety, you have caused upset and you have besically destroyed our lives, your solution was to move us to a property that is miles from anything, shops (fourty minutes on a bus that's now every HOUR) no schools will accept our four year old and again miles from where we live, no jobs (again an hour and a half to find any job on the bus) job centre (an hour and a half on the bus x 2), you basically have put us in the middle of hell, we asked for your help we asked for a decision to be made to move us and you refused, it's like you knew we were desperate and just offered us this place knowing we would have to accept it and didn't care about the aftermath of it all, we have just found out that the bus that takes us absolutely everywhere had changed from a half hour to and hour or more service, so now we are more isolated than ever before, we cant even go to the local shop to get bread and milk(because there are NONE) , we have to do a full shop online just to get the few essentials we need, we can't get anywhere without spending £6-12 on the bus everytime we go out and more and more buses are being cancelled daily, so YOU have isolated us with our four year old, no shops, schools, jobs l, anything and YOU don't care about it, it's not like we don't pay our rent or bills because we do every month, we have tried hard to get out of arrears and still YOU don't care, You have ruined our lives and taken every bit of amenity away from us and unless YOU do something about it I will be talking legal action, it's not right what YOU have done and can quite easily rectify it but it's like we arent worth the time to make happy as we are just another number in your portfolion of customers, I want an answer and for YOU to rectify this or I will be seeking legal action.

Test was carried out effectively and efficiently however this was the 3rd time it had been booked, the first 2 occasions a man turned up at the wrong time and had a phobia of using the ring doorbell. It was only once I had contacted the office I was told they had already been but I did not answer,upon checking the camera I see he arrived at wrong appointment time and knocked on the door. 3rd time luckil... correspondance with appointment booker confirmed a PM slot twice only to then have the engineer arrive at 8am!! He then told me he had driven nearly 2 hours for my appointment and was told it was AM, making me feel bad then told me I would have to be home the whole morning for it to be completed, meaning I then had to cancel my child's swimming lesson and my own dentist appointment leaving me out of pocket due to the admin's incompetency.

Orbit don’t want to spend the money doing repairs , they send people out to do a repair that’s just been taught basic knowledge but don’t know what they doing , I’ve had several people out to repair my windows in whole house over the last 4 years or so to be told the windows need replacing as about 28 yrs old and don’t retain the heat causing me to have to pump endless amount of money in the heating , windows don’t open fully so no escape if there’s a fire! Get a grip orbit!!

Orbit housing occiation is the best that iv experienced so far in the renting sector. I'm a tenant and I'm very proud to say there customer service is very high rated from me as there tenant. Every staff gives you a kindly spoken friendly helpful service..and solves any thing and everything..love you all very proud to be one of your tenents.Thank you all so so much.

The guy that came to do the electric test was great. BUT…. We have had so many different electrical tests and get told each time that work needs to be done yet nothing is ever followed up. Just another electric test. Let’s just hope nothing goes wrong. One guy said that one part of the electrics was a hazard!!!
