Okay but still do not understand why I’m being subjected to a survey when I have had someone who both checked and adjusted the door to comply with regulations

Moved into flat then noticed mold on walls, they obviously tried wiping it away, after a while I noticed windows had tiny holes in them, Bath tub fell apart, the side was glued together. I refused to pay rent unless they sorted it, nothing was repaired and I left then they bill me 8k for rent arrears and repairs, I went back to flat and found they refitted the kitchen and bathroom, obviously passed the costs to me but luckily I didn't have to pay the 8k due to a debt relief order. Better social housing associations out there.

I have dealt with Orbit group housing association as a Landlord when Orbit approached me to ask for accommodate one of their tenant for 6 months. I signed a tenancy agreement with the Orbit rep and that was my big mistake . The tenant was not obliged to act as per the tenancy agreement and she did not care about leaving the house as she received it and neither Orbit group did. I tried to contact the customer relation hundred times but no respond to my call or requests to put things right. In addition I paid some bill on behalf of Orbit for 6 months and I did not get it back until I made complaints and after 5 months of my initial request to reimburse me the cost of the bill. That has been a nightmare dealing with Orbit so if you are a landlord who been asked to rent out your property to their tenants be careful and do every thing to protect your right, money and your property as Orbit do not care about that. Their customer relation rep would not answer your phone calls or emails unless you call from different phone line ! They left me with no option except to go to the court to get my money back !
