Misleading Profile

The house itself was really quite lovely, but they overstated the number of physical beds. They advertised 9 beds sleeping 11. What they actually had was 4 normal beds and two, thin twin air mattresses that had holes in them. I think it was an honest mistake (4 vs 9), but folks had to sleep on floors, couches, etc. Whether intentional or not, it was falsely advertised. As a resolution, OBV offered us a 2-night stay in the off season at one of their properties. We tried to access it, but they identified that there was a time limit to use it. I tried to go back into the resolution center, but they have switched systems. In all fairness, we did wait to try and use it (its hard to pull 10 people together for a reunion)...but I definitely don't remember any time limitation. None-the-less, our original issue is just not resolved at this point.

Still Concern about the Extra Fees

Still Concern about the Extra Fees

Total Price: Edge Waters, Unit 411, 3/31/26 to 4/3/26, $430.92
$195 (3 nights) + $183 (OBV fees) + $52.96 (tax) = $430.92

Total Price: Best Western, Siletz Bay View, 3/31/26 to 4/3/26, $254.73
$224.44 (3 nights) + $30.29 (tax) = $254.73
Daily cleaning, GYM, Pool, Hot Tub, and daily hot breakfast for 2

Difference: $176.19 Extra at Oregon Beach Vacations

I am still confused about the additional fees charged at Oregon Beach Vacations.

Why does the booking fee increase as the number of nights increases?!!!
3 Nights - $32.66
5 Nights - $54.93
7 Nights - $76.90
14 Nights - $160.00
I wonder why it would take longer to book 14 nights than 3 nights.

The same applies to the Limited Damage Waiver.
Also, why is the cleaning fee $105? I can guarantee that the person cleaning the unit is not paid $105.

Dealing with liars

We recently stayed in one of this company’s Lincoln City properties. While the home itself was attractive and well located, our experience was significantly impacted by the lack of basic utilities.

For the first two days of our stay, the home had no heat and no hot water. Maintenance was sent out on two consecutive days; however, the issue was not resolved during that time. Being without heat and hot water on the Oregon coast was extremely uncomfortable and disruptive.

We were initially offered an alternative property located approximately 45 minutes south of Lincoln City, which we declined as we specifically chose this location for our stay. We were then offered what was described as a “better” home. Unfortunately, the replacement property did not have an ocean view and was not comparable in quality or amenities. It was also listed at a lower nightly rate, so referring to it as an upgrade was misleading.

Relocating two days into our vacation required us to repack and move, further interrupting our trip. When we inquired about compensation for the lack of heat, lack of hot water, and the inconvenience of relocating, we were offered either early checkout or an $85 refund. We did not feel this adequately reflected the disruption to our stay.

VRBO did attempt to assist and provided a $100 OneKey credit, which we appreciated. However, our experience with the property management company fell short of expectations.

We ended up receiving no compensation of any kind from anyone.

We hope this feedback encourages improved communication, transparency, and responsiveness for future guests

BEWARE - Price gougers!!

I booked one of their properties through Airbnb. 2 weeks before my trip, the company messaged me and cancelled our reservation due to an "emergency" at the property. They also claimed they called me, but I had no missed calls in my call log, for either contact number I had in the booking. After looking for other houses to rebook, I found the same property immediately relisted, on the same dates I originally booked, for just under 3x the price I had ALREADY paid for the booking.

I sent a message asking for explanation for them canceling. I received a response that they would reach out to the property manager for an explanation, but it's been radio silence since then. The only other change I've seen was them pulling the listing from AirBnB, but the house still shows up on their website (still more expensive than what I originally paid) for the dates I originally booked. Clearly, they just want to scalp a higher rental price for the house and were willing to throw a wrench in my vacation plans to do so.

Not. Pleased.

Disgusting nightmare vacation

This was our second time using this company for our family vacation, and I say without hesitation that our stay this time was nowhere near the standards of cleanliness, customer service or pleasant as our first.
When we checked into our place at 1521 Franklin St in Seaside, OR. We immediately noticed the washer had a tape placed over the lid with writing on it saying “ Do not use, I leak”. This was very disappointing because we specifically looked for a home with this amenity as we have children and it is a necessity. We called the company because we were NOT told prior to us “seeing” it on our own that this was not in working order. When my husband called the rep on the line stated she would contact maintenance and call us right back, we got no call back that day or evening. I even texted an after hours line and still no response. The very next morning my husband called again, the rep stated in the notes maintenance looked at it. He told her nobody came to the house as we were there all night. She then stated she doesn’t know that is just what’s in the notes and that the washer needs to be replaced. Again, very disappointing. Second, I noticed the home was not very clean. There was a small pile of dirt that was swept up against the counter by the bar stools, there were dust bunnies in the corner of the first bedroom, and when my son dropped his shirt on the floor and picked it up, it came with some unswept garbage (third bedroom). There is a standard of cleanliness and this was not it. We could not walk on the floors without shoes because you could feel the dirt on your feet. The home looked as tho the beds were made & toilet paper was stocked and that was it, no cleaning at all. Thirdly, our 14 year old child was putting her stuff away and found a sex toy and lube in the night stand that was left by a previous guest. That is both disgusting and embarrassing. We are vacationing with our children and for them to see that and have to explain that was embarrassing. This proved the house was not clean to ANY standards. The next morning (Wednesday) my husband called first thing in the morning since nobody called us back regarding our first issue of the washer. When my husband told her about how the home was not cleaned and how we found a sex toy left from a previous guest, she put him on hold to laugh, then came back on the line and said a member of management would call us back. Again, not to our surprise nobody called us back. Having to wait for a phone call regarding the broken washer, the dirty floors & unsanitary items left in this house put a huge damper and stress on our family vacation. Our stay was short but everyday that we were there we called the company a couple times a day to get these issues resolved but our calls, text, and emails went unanswered.
Between the conditions of the rental property and the poor, or lack of customer service we received from this company is disappointing to say the least. If you want a relaxing vacation then do NOT go with this company.

I was a housekeeper for Oregon Beach…

I was a housekeeper for Oregon Beach Vacation Rentals. I quit my job after they hired a new supervisor named Talina. She cut all the time allowed for cleans per home in more than half. A house that took 4 hours to clean was cut back to 1 hour. It’s impossible to properly clean a 3 bed, 2 bath plus kitchen, laundry, living room, decks, vacuum, mopping and etc. I take pride in my cleaning so instead of getting fired for not staying in her time frame I quit.

Booked for 4 nights at Thanksgiving

Booked for 4 nights at Thanksgiving. Hot tub as a main consideration and 4 bedrooms.Deceptive rental description. Broken hot tub? No heat in living room, TV room or pool room. 2 space heaters provided. Ammenties stated walkin shower.
Baths are small and from the 90's. Bedrooms and kitchen had based boards. Floors, rugs and furniture were filthy. Blood and urine stain mattress and sleeper sofa. Security cameras in main living room. Half the games were broken. But kitchen was good and views were spectatula. Mydaughter descrped as Grandpartens meet frat boys house. Billing practices are deceptive. Was supoose to get one night free due to a 2 night credit from a previous rental that had a severe ant infestation. Ended up telling me only a discount for the night and not free after the fact. First night was offered at a specail rate of $252 due to not being booked.Ended having to remind them ended up paying $3,600 when it should have been $2600 including booking and cleaning fees. Ridiculous

Ridiculous. Like a similar review below, they ran my card multiple times and said each time the card was declined when the funds were already pulled from my account. Called my bank and they assured me that the funds were on the companies end and have been pulled from my account and that the company needs to give me the rental or offer a refund. After talking to various people, got told there were no funds on their end, therefore no refund necessary.

The money was literally pulled out of my account (THE BANK SAID SO) and is on my statement. Bye vacation, hello fraud claim.

Terrible customer service, payment issue

Oregon beach vacations ran my card multiple times, once specifically against my wishes without my permission after assuring me they wouldn't. I showed them screenshots of the payment coming out of my account but they showed declined and kept trying anyways. I was never put through to a manager. The DAY of my stay I was still having issues and had been transferred to over 5 different people who "couldn't help me", hung up on once. After telling my story for the millionth time to the millionth person, clearly and calmly, she asked me "ok so....what do you want me to tell my manager?" Are you kidding? My stay for my boyfriend was a surprise and hours before had no info on codes or anything. I ended up having to tell him about it so they could run his card. The amount is STILL pending in my account and effecting my available balance. Zero customer service skills by this company. I wasn't even granted early check in or late check out after this mess. Will never go through them again. Big headache.

Meredith Lodging

We have reserved a house with Meredith Lodging twice and a bad experience both times. The first time we reserved our vacation rental a year in advance got an email a month or so before we were to go, telling us it was no longer available to us without offering another option. We found another house having to change our dates. Now due to the COVID-19 and family situation, we have had to cancel our reservation for October. BEWARE.....they are not the least bit sympathetic to the situation having no compassion that these are special times! I asked to speak to the manager and she wouldn't talk to me passing messages on to her worker. Bottom line we are getting charged $230 for not being able to go on vacation! Heartbreaking when so many are showing kindness during this time and they are not.

Unclean house, unethical business practices

We arrived in the evening and despite all the Covid disinfecting signs posted, the house had clearly been barely cleaned. I scrubbed sinks and surfaces, which left the cleaning cloth brown with scum. Found globs of jam or sauce on the table, and jigsaw puzzle pieces in the middle of the carpet, so it clearly hadn't been vacuumed. Contacted the rental company the next morning and didn't hear back. Didn't want to ruin our time away, so scrounged in their closets to find cleaning supplies and cleaned it myself, then followed up again with the company, asking them to refund the cleaning portion of our rental. They first pretended they hadn't heard from me, so I was out of luck. Then they had to admit they had received my email and sent me to their "resolution center." Once they received photos, the posted that they would refund $130 cleaning fee but only if I signed an outrageously legalese waiver stating that I would never, in any way communicate a negative review. I declined and they refused the refund. If you're seeing positive reviews of this outfit, it's because others took the easy way out. This is an unethical business and I wish I had dug more into reviews before renting from them. Clearly this is how they do business: post misleading photos, promise cleanliness they never intend to supply, and then try to extort renters from not letting others know. Renter beware.

Utterly disgusted

So to start I want to say if we could give a negative stars we would. Our family suffered a loss in January. My grandmother passed. So her husband of 64 years was all of the sudden alone. So my sister and I almost immediately made plans to set a time and saved our hardworking money so we could go help take care of our disabled veteran grandfather. As we understand at this time in the world people are scared and taking precaution. As were we the entire time we traveled. Brought our own groceries. It was just her and I and we were practicing social distancing. We had gloves booties for our shoes and masks. Before we even left CO we made sure that we called to see if our reservations were still valid and that the COVID-19 situation would effect them at all. They said no we would be fine. Then we called again before we checked in. We asked again if we were ok, we were told absolutely. We even checked in a night early only paid $17 bucks we were thrilled. We paid that right there and then. We were told it had been cleaned but not inspected. We didnt mind we were just glad we were able to check in early. So the very next day my sister and I are at our grandpa's taking care of him and visiting we get a call about 1:30 in the afternoon saying we have to leave watersedge by noon the next day. Obviously upset and in a panic not knowing what we were going to do or how we were going to get home. From lincoln city to my residence is 18 1/2 hours driving. So instead of the people of this company apologizing for the inconvenience obviously knowing it's not our fault, or showing any sort of empathy at all for our situation. We werent even offered a full refund given the situation. Even though we were in compliance for the state order we werent out galavanting around. We went to our Grandpas and back to the condo. We were there to spread our grandmothers ashes. We explained our situation it didnt matter. Not only were we not offered a full refund. They charged us again for the night we paid for to check in early but the second charge was for $89. But they charged us for A extra night that we werent even there. We checked out the next day at noon. And we were not given a discount the 1 night of our reserved stay that we were there. We were told we would get that discount by Dean director of operations. However given the situation and the absolute rudeness we have experienced after we got kicked out on our butts. We deserve a full refund. We were also charged the booking and cleaning fees. Our total amount for the stay for 6 night was 750$ and the want to return $375 to us they are charging half the price for one night. Unbelieveable. And our efforts of getting ahold of management we have been ignored they have neglected to get ahold of us. Probably one of the most difficult times of our lives and we have been treated like absolute dirt. I hope this helps get there attention!

cheated

Stayed at “Above it all” in Lincoln City. Main and lower floor furnace was not working. Opened door where furnace was and found main power off and gas valve also off. Turned both back on and went through start sequence 3 times then Called it in to after hours maintenance and they sent someone over after a couple of hours. I explained what I had done and the maintenance guy went through the sequence twice himself. He stated that the ignition unit was bad and would pick up a new one. Also stated he didn’t know why it was left that way. Never saw him again for the entire weekend. We did, however find 4 space heaters which indicated they had known about the problem for quite some time. They just chose not to tell anyone and take the rent money anyways. Problem is, they wasted my precious vacation time going through all the motions as well as not providing what I paid for. A house that works! Deceitful money grubbing greedy B!:-)$&/!!!!! I was cheated!

Absolutely disgusting

Absolutely disgusting. Dog stench permeated everything, even after 30 minutes of airing, none of us wanted to breathe through our noses. Or mouths. The house itself is gorgeous, what a shame and tragedy Oregon Beach Vacations has allowed this to happen. This kind of neglect takes time to accumulate, it doesn't happen in a week. Muddy spots all over bathroom tiles, human hair accumulated in the drain. Blobs of black dog hair all over house and upstairs carpet. Filth build up on surfaces and in every corner. Thick dust and sand coating every surface. Dog hair build up in every crack and around edges of every room and stairs. Animal and human footprints on dirty floors. Bits of debris coating carpet, floors and seats of furniture. No window coverings but many many windows. Difficult key keepers, very hard to open and close, it took us five minutes get the place locked up. Garbage cans with trash piled up around, visible from house windows. Overpowering dog urine smell throughout house, especially upstairs. Absolutely unprofessional staff Kelsey handled the situation upon my phone call, what she's doing in the hospitality business who knows. She treated me like this was all my fault, then started talking accusing the housekeeper. They sent one housekeeper to a huge house requiring a team. Rudely said she'd return our money and leave us on the street with no place to stay. I had to INSIST they give us another rental, some of us traveled all day to get here for a girls getaway and it was already 5 pm. The house we were given at the last minute was one I would never have chosen, wasn't comparable. Bare light bulbs with no covers, pictures hanging crooked on every wall, lots of clocks but not one battery in any of them. Dated, shabby, in desperate need of remodel. It was clear from both houses Oregon Beach Vacations has the lowest standards, taking those homes owners aren't willing to invest the barest minimum in, while charging more than they're worth. What a complete shame, (original) house itself is very special, I've admired it for years every time I'm in Gearhart.

In the photo with leopard carpet, the dark spots are all blobs of dog hair we could pick up with our hands.

I feel terrible leaving such a brutally honest review, but since I rely on reviews to find a great place, and this was such a terrible experience, I feel it's important to be truthful. Hopefully other will benefit and save their vacation as a result of me having mine ruined.

I will never ever use this rental company again. Beware-they're on Airbnb and other sites.
