Unfair treatment

Absolutely ridiculous treatment . I have applied 1 bedroom property for rent and unprofessional staff dealing with me begging and they cancel my application because I have told them I had a bad credits right on the beginning they say not to worry. But now. They keep my deposit. I try to explain to manager but he doesn’t want to know he is more interested to call police .i should take that matter to court because you are unfairly stolen people money no reason .Dear manager I might be foreign, but I am not criminal if any one make it complaint easy way you are getting result calling to police . I m the tax payer all Britain resident I only want to my money back you are stealing from me All that happen I believe because my background because I m foreign clearly discrimination. Can’t believe got that racism treatment 2026 . Thank you by the way unfairly treatment. Thank you disgusting reply that is showing how unprofessional you are. I have no provide nothing fake. I am not pretend I’m the landlord but your stuff not enough being trained. Actually your stuff good enough you are disgusting. You represent this company. You lied to us repeatedly about your credit. You verbally abused several team members including sexist and aggressive comments to a young female employee. You were abusive to the referencing agent. You also tried to give a fake landlord reference. We have the records to prove our position. If you think you've got a genuine complaint, you may complain to to the ombudsman. You have been provided details of this. We will send them your dishonest application form and the referencing agent has a record of you trying to pretend to be your own landlord.

Highly incompetent - read before using

A property came on the market I was interested in purchasing. I reached out to PACE as soon as it hit the market as it was a previous family home and very much wanted it back in the family.

Enquired on Rightmove the day it came to market - no response. Called the office a couple days later - told I'd get a call back. I didn't. Called the office the day after - told again I'd get a call back - I didn't. Called again, and again, being told I'd get a call back - and I didn't.

This is to view a property a seller has entrusted them to sell for them. It took an entire week just to get a response.

Went to the property and did a viewing - followed by a few days of back-and-forth asking the usual questions with Mitchell (the 'negotiator'). Waited a few days in between for responses - which I didn't get. Constant having to call to get updates.

Emailed an offer. SIX DAYS later I still hadn't heard anything back on the offer being discussed - SIX DAYS after an offer had been submitted. Only responded after a number of chasing calls and emails.

Said they'd only accept full asking price - despite him telling me something completely different on a phone call - which was highly frustrating and obviously wasting a lot of time.

The property price dropped twice in quick succession, I chased again asking what they'd need to get a deal completed - and Mitchell said the offer would be discussed 2 days later with the manager, Marcus - which I can only assume did not happen, seeing as how again, I didn't hear anything.

Now, 1 month later, the property has been sold, and I still hadn't heard anything from the office - it took me calling them again for an update - and even then, Mitchell said he'd need to speak to Marcus - which was supposed to happen over 1 month ago - to get back to me. Awaiting a call back - yet again.

Terrible, terrible service. Incredibly unprofessional from both Mitchell and Marcus. I had to physically go to the office just to get some sort of response - they seem to like hiding in offices.

As a seller - I'd highly advise you to use a more proactive agent who wants to communicate with those interested in buying. And as a buyer - good luck. You'll have a LOT of time wasted and it'll be constant chasing. Would give zero stars if I could.

Brilliant letting agency

I have been a Pace tenant for nearly 5 years now. Right from the start the branch manager Marcus went out of his way to get our new flat ready when we were nearly made homeless during the lockdown.
My experience with this company since has been nothing but positive.
Sarah Threadgold has always been very helpful and easy to talk to. She is a credit to the firm.
I would like to add that Pace keep their properties to a very high standard and are very quick to resolve any issues. They have a dedicated team of professional tradesmen on standby to help.
Finally a big shout out to our new property manager Grace Gamble. She is utterly lovely and is a pleasure to talk to.
No complaints here

Greedy incompetents thinking they own the streets

As other reviews clearly stated on Google and here... Pace are the most unprofessional, incompetent, dishonest, greedy and corrupt estate agencies I've ever came across. There is No Parking Enforcement anywhere around my street but these jokers have unlawfully contacted another ghost company called Link Parking to come all the way and put a ticket on my car which was parked for last 3 months in the same place outside my own garage next to my house. Note that there are no double lines, nor parking enforcement rules on my street or nearby, everyone parks where is room and I park outside my house across my garage not disturbing anyone. I have the parking attendant on video walking just to my car after 5pm and unlawfully placing the ticket on my car. If you really think you will get away with tricks like that I'll have to inform you both you and the parking thieves as clearly stated in their reviews by hundreds of people that this will not get unnoticed and I won't rest until this matter is resolved

You are parking your range rover on land that is privately owned by the block next door. As you know, you have access across the driveway to your garage but you do not have the right to park there. Your car has caused problems for an ambulance to reach an elderly tenant, and regularly causes everyone there difficulties accessing their own spaces. The parking firm is legitimate and legally instructed and will pursue the matter further. You will continue to get tickets if you continue to park there.

You have not been charged £99 to see a copy of the report and invoice. Both the report and invoice were sent to you on the 17th August and you acknowledged receipt. The charge is for us, as freeholders, to arrange this important legal requirement and action the results. Our charges are reasonable and properly explained. May I remind you that the condition of the garden is leading to rats affecting the neighbouring properties. Before you make slanderous accusations against us, you should consider your own legal duties and responsibilities to your neighbours. We have tried to help you by in ways I won't put publicly here (even though you don't afford us the same courtesy). We’re not obliged to do these things to help you and the offers will be withdrawn if you leave untrue comments about us on the internet. I suggest you get in touch with the people in the office who are trying to help you and engage in the process of keeping the property safe and habitable, for the other residents as well as the neighbours.

they booked me a viewing the man walked straight past us, we rang them up to let them no they says they would ring back to re book but never did. Rung them again and they change the story to say I rung up and said I was late but I certainly wasn’t we watched the man just walk straight past us. Still haven’t re booked or anything.
Have sent emails in about another house viewing but they just don’t get back too you. Think it’s terrible.

Pace have managed my flat for 5 years…

Pace have managed my flat for 5 years now, I also instructed them to manage the freehold as my experience with them has always been really positive.

They are super quick, pragmatic, professional and extremely knowledgeable about the wider property industry legislation as well as the local area.

Craig Gibson has always been especially helpful in assisting me with any accounting queries and ensuring I have all the paperwork required when completing tax returns.

Highly recommend!

Renting experience

My name is Samantha, I've been a tenant with Pace Properties for almost 8 years now. In that time Sara has been my property manager through 2 flats. She went above and beyond to help me in any way I needed and always took time to take my calls. Even when the landlord sold the first flat she was fantastic, I didn't even have a change to worry as she searched for an available property and we were moved in straight away. I've been in that flat now for over 5 years and it's truly been a happy home. I'm sad to be moving on but I would always recommend Pace and would use them again in the future.

We brought a property through Sophia and it’s has been a pleasure to deal with her. She’s let us know everything we need to in a timely manner even when there has been time delays with our vendor.
