Highly Recommended

Paige & Petrook managed the letting of my flat in Pinner for 5 years after I became an 'accidental landlord' through work circumstances. I found their service always to be extremely professional including the management of various tradespeople as and when things needed fixing. Communications were always clear and timely. They made the whole process as pain free as it could be and this became particularly helpful to me when I moved overseas. Highly recommended.

I found a flat through Paige and…

I found a flat through Paige and Petrook, from the viewing to completing the tenancy agreement, found them to be professional and friendly in their customer service, approachable and timely responsive communications, referencing, inventory check ups done by independant professionals and documented, deposit money is secured, they use an online platform to report faults 24/7 and dealt timely, I am sure this is because of their long time experience in the business, I am satisfied with their service so far and would not hesitate recommend them and wish them the best to continue for many more years to come...

As a landlord

As a landlord, I have been using P&P for over 10 years and had great service over the years, including:
- quick call outs of urgent services if something is broken
- decent rates of maintenance work (small and large)
- pro-active to raise upcoming maintenance
- paperwork, certificates, etc are always up to date
The last few years I have had excellent service from Samantha de Soysa, who goes the extra mile for urgent issues: even arranging bits after hours and in the weekend.

Treat tenants like second class citizens

We have been a tenant with Paige and Petrook for a very long time, great at first, really nice ladies, nothing too much trouble, everything dealt with swiftly but then the staff changed a lot and the service is now terrible. Had a lot of issues one of which was dangerous, took 10 months plus to get it sorted, asked 6 plus times, chased up, but nothing. Then we got evicted due to no fault from us. Check out came back and the landlord tried to take 75% of our deposit with very unreasonable charges which were not even on the check out. Landlords will try it but I expected better from an estate agent who should have told the landlord that this behaviour is unacceptable but they seem to side on the landlord and treat tenants like second class citizens.

stay away from this agency

stay away from this agency. I was lied to. They said I could move to the HA5 area as soon as possible. They said they would call back to tell me when I can move, I also have recordings of how confirmed agent Shanon. I was put in a position to give up another house and notify the owner where I live that I'm moving considering that my contract is expiring. I want to make a complaint and I hope that this agency will be closed to which I would not be given no stars because of bad management they have.

The living nightmare of an agency.

We've been renting with the agency for 8 years and initially, it had been ok, we had nothing to complain about. But after the pandemic, the service went south. We had a massive leakage in the bathroom (not our fault) that resulted in the deterioration of the wall and rotting lino. Nothing had been done about this during a year though workers kept coming and going. Then we got a notice 21 because after one year it suddenly became obvious to them that they couldn't provide the work needed with us staying inside this moldy, rotting apartment. The end-of-tenancy cleaning company told us that the agency would charge us anyway because after 8 years the property was in poor condition and needed a refurbishment. Since our move there already 2 months passed and we haven't got any deposit that would be at least halved by them (for counting 500! for the end-of-tenancy clean of a small 2 beds). Any tenant in a sane mind would avoid P&P because his interests are nothing to them and all they want is to rip you off. They would just ignore your requests. So angry!

Dont touch this company either as Landlord or a Tenant

I personally have worked in the property sector albeit in the commercial sector for 40 years and have a Signiant understanding of property management. I can candidly state that I have never come across a poorer company than Paige and Petrook (P&P).

There is no internal day to day management as such and it seems from speaking to others with similar issues that the current owner has led the company in a downward direction since taking full control. The team behind that owner lie, delay and don't understand their obligations. If a tenant is not 100% fully compliant, they are on top of it immediately but when the roles reversed the computer either says no or it take for ever.

From our experience they do need keep their owners fully aware of any issues, do not clearly communicate with them and during hand back did not explain the process. In our instance we were being asked to remove items that were on the landlords inventory and secondly that we had, under P&P insistence, wasted considerable monies in arranging for professional cleaners to do a deep clean and cleaning of the carpets when a complete redecoration of the flat after 12 years of occupancy by our parents.

To make matters worse they delayed the repayment of the deposit, tried to get it reduced for matters that were not our responsibility and showed a complete lack of an understanding of the landlord and tenant matters (which I did). Fortunately, the landlord interjected and TOLD then to release the funds.

BEWARE avoid Paige and Petrook!!!!

Zero stars should be an option!

Over a 2 year period P&P never ceased to shock and surprise me with how poor and disgraceful their service was.

They continually mislead, lie and constantly hide behind blaming the landlord, stating he was holding up the process, even when we know for a fact that the landlord had not been contacted.

They display incredibly few ethics and the few employees that seem to care and wish to help, leave quickly and you are passed to another person.....repeatedly.

Without doubt they made the last 2 years of my parents (age 90 & 92) tenancy as challenging and as unhappy as possible.

Second worst agency in Pinner

This is second worst agency in Pinner IMHO .
We had rented the property and lived for past 3.5 years. The house was fine but during tenancy we faced a lots of civil issues and agenecy never got involved and asked us to resolve ourselves. This was earlier a small "family business " (many years back) and service was amazing but in recent years most of the key management retired and new folks took over deteriorating the customer service and thus reputation. Now, they are more after money as you can see from the recent feedbacks. As I write , I've filed TDS dispute against the agency as I was another victim of not returning complete deposit. Deposit dilapidations were made for some pity things and neither receipts nor reasonable justifications were given. I would definetely not recommend to anyone who is renting atleast in Pinner.

Avoid at all costs!!

Avoid at all costs!!! This is the worst management agency. I had been them for a few years and noticed their service started getting worse and worse over the years. It seemed the turnover in staff was too high therefore the service and care was just not there. We had to sack this company at the end as they failed to deal with any of the queries but we’re so quick to take the monthly payment! They charged about 12% for full management and were completely crap. To top it off the ceo - suzie is rude and useless and just cares about money. Our tenant was left in a damp flat due to a leak and P&P failed to tell us. They are quick to get a tradesman out for the tiniest of issues so they can get money from the jobs without actually investigating properly!! When we approached suzie about the poor service she didn’t even address our concern properly! The worst in the industry!!! Do not use unless you are ready to be ripped off!!! I would give 0 but unfortunately 1 is the lowest rating they have!!! Jason and carol are also just as useless as suzie and extremely unprofessional !
