Absolutely terrible experience

Absolutely terrible experience with Philip James — I would strongly advise others to stay away.

At the end of our tenancy, they attempted to make unfair deductions from our deposit for reasons that are simply not justified. The flat was properly cleaned before we moved out, yet they still tried to claim cleaning costs with no reasonable evidence.

On top of that, they charged us for “missing” chairs that were never actually lost. We had temporarily left them outside the flat while moving our belongings, and the building management removed them without any notice. This was communicated to the landlord, but he failed to inform us — which is clearly not our fault. Despite this, the agent still tried to hold us responsible.

Even more concerning, they attempted to charge £400 for four old, worn-out chairs, which is completely unreasonable and far beyond their actual value. It honestly feels like an attempt to inflate deductions rather than resolve things fairly. Besides that they tried to take almost all our deposit around £800 for infiltrated claims that something is not cleaned or damaged.

This situation made it very clear where their priorities lie. Despite tenants also paying fees and trusting them to act professionally, they sided entirely with the landlord and showed no interest in being fair or balanced.

Overall, the whole process felt dishonest and opportunistic. I will not be dealing with this agency again and would strongly recommend others to be cautious.

Hello this is my second review…

Hello this is my second review regarding my experience dealing with this company I’m not going into the details of my first because l hope it can still be seen. We are now out of the property and we now have more details. As l said in my first review the letting agent and the people that sold the property that the Landlord were living in turned out to be the same company. And as l thought their representative was also the same person that eventually took over the sale of the property,so she knew that we would be asked to move out of the property when the Landlords partners property was sold. And also did not tell us that we would be required to more out until property was sold. Resulting in her giving eight weeks to do the impossible job of finding a new place to rent. Nothing illegal here true but here’s the thing ,we know all of this because not only is the representative proud of the fact that she did what she did she took great pleasure in giving us the details and they are also very happy with the fact that they can legally claim most of our deposit. Now my wife is sleeping on a couch in my brother in law’s home and my Daughter who is my is sleeping on the floor while we wait for the work to be completed Bungalow the council have kindly given us, so hopefully it will be a case of alls well that ends well. As the Agents will once again be very quick to point out they did nothing illegal, l would ask them how do you sleep at night, the answer would probably be in a very nice house in a very comfortable bed. I am sixty eight years old and as you can see though it all l have managed to retain my sence of humour . Thanks for reading and have a nice day. You are of course choosing to miss my point as you well know l am not refusing to pay I’m challenging your right to charge what you are asking for. The fact that you decided not to share information that could have saved us a lot of expense in my opinion is dishonest quite Frankly the fact that you think that you should hide behind the fact that you did nothing illegal is joke. But people can read the reviews and make up their own minds about what sort of people we have had to deal with. But l would suggest that in the future you might not make it so obvious that you take so much satisfaction out of talking advantage of nice people. There has definitely been nothing in the way we have dealt with you or the Landlord that would anyone think differently.

As you said we have only carried out the landlords instructions as it is THEIR HOUSE after all. This is a risk that you take if you rent a property instead of purchasing for what ever reason. You where told as soon as I knew that they wanted the house back and I called the counciletc on your behalf. What you have failed to state is that thereason the landlord needed her house back was because she was very poorly. I think very unfair to put a second post on, but as you said i have done nothing illegal, it is now you refusing to pay the outstanding rent and costs as you are aware due.

Cold, Impatient Customer Service

Inquired about renting a 2-bedroom place nearby that was listed as "no students, no smokers, no children" for my girlfriend and I (which are none of the above). Emailed Friday morning, nothing by Monday afternoon. Figured, fair enough, might be closed for the weekend. Then called for all of about 15 seconds to be told "We don't take sharers". Tried to ask what that meant or the minutia, in case I was being misunderstood, got told "Nah. Nah." Can't tell if they're actually trying to sell their listings or not.
But yeah, don't expect any actual help if you're not a landlord, I imagine.

When you called I advised that we had six viewers already booked as they have been dealt with in date and time order. I also advised that there were another 39 plus enquires as well. I asked you situation ie on your own . On no time did I say NAH NAH. I do not use speech like that. Sorry we could not assist but we have to be fair on the order we place viewers in house and also be aware of any restrictions the property has. I am sorry did not go your way. Also for your information all my tenants and landlords are happy with my professional service. Also I think I may have spoken to your partner and if so she is booked in as the email call was made.

Maria couldn’t be more helpful

Our viewing representative Maria was very knowledgable and helpful. When we struggled to contact the office directly she was able to awnser our queries via text and made the process a lot easier for us.

You won’t be able to get in contact

You won’t be able to get in contact. I rang 16 times over three days as I was interested in 3 properties (all still on the market now) and no one picked up. I left three voice messages saying I can make an offer/let one of these properties right now, please call me back - didn’t receive a call back. I emailed twice and received no response. All three properties are still on the market and I’d take any one of them right this second.

Landlords you should avoid this estate agents if you’re looking to sell or rent because they actively don’t sell your properties and ignore any interest in properties.

Tenants you should avoid this estate agents because if you’re waiting for one of these properties all other properties will go in the time you can get hold of them and you’re be left with scraps. Also they will not answer the phone or emails if you’re in need of any repairs/help.

Avoid at all costs

This is the worst agency in Manchester

This is the worst agency in Manchester, avoid at all costs. They are unprofessional, lazy and can not do their jobs. Embarrassment of a company.

When we first moved in the washing machine was broken and the property was not very clean. I reported this instantly and after many visits from engineers we were informed that a wire had been cut behind the washing machine that could have been life threatening! I contacted the agency multiple times and they did not seem to believe us even after engineers had done several reports and then eventually would ignore all our calls and emails leaving us without a washing machine and a live wire in our house! This took over 3 months before they finally got the machine fixed. Everything should have been checked before we moved in and working.

We were also entitled to a parking space, a few months down the line we got a fine for a space that we owned as the agency failed to give us the details about a permit even after we had asked them several times. They said they would get the fine removed which they did not do and then the fine went up. When we confronted them about this they then lied and said they never agreed to get rid of the fine even though it was their responsibility. If you do unfortunately end up with this agency make sure you get everything they say written down and proof as they will try and lie and deny.

When we moved out the property they kept contacting us asking for codes to get into the building, you would think if they actually did their jobs properly they should know this. They also did not justify fees that were taken out of our deposit for cleaning, when we asked for invoices to prove how much the cleaning came to they advised that they would not do this, which proves they were keeping the money for themselves and not getting the property cleaned.

Extremely unprofessional and incompetent. My housemates and I could not have been more disappointed with the whole letting experience.
It took us over 6 months to receive our deposit back - the deductions to our deposit were absolutely extortionate!
Would have given it 0 stars if I could have.

Worst first experience at least now I know what's the worst to expect...
really unsafe house and poor condition with flooding, moulding and unsanitary when moving in.

No care for their tenants

I rented out a property for a year with Philip James as the agent. Throughout the year we had emailed and rang them in regards to maintenance issues, some emails were completely ignored and some were replied to after constantly repeating our emails and calling up. They don’t help tenants and will only communicate with you if it is them chasing payments. It came to the end of our tenancy and we had the deposit dispute sent to us claiming £200 for cleaning, I had taken photos of the apartment showing the stains and condition it was when we first moved in but they tried to claim we had done this. After asking for our deposit and having to go through TDS, 3 months after we finally got a decision and our deposit is being released. I won’t be using again as working for an estate agency myself we put tenants and landlords first and want to make their life as easy as we can, Philip James do not do this and the employees don’t seem to want to do their job.
