ABSOLUTELY SHOCKING
If I could give these people 0 I absolutely would. If I were them I would be embarrassed of the "service" they provide. Their reviews on here and google speak volumes and I wish we'd have known well before now who our buyers were using, I honestly would have paid for the conveyancing myself just so that the buyer did NOT to use them. They ought to be ashamed.
I suggest you steer well clear. We (well my partner) have spent over 6 months of our lives since the property was agreed with money tied up on a zero chain property which is sat empty after being refurbished, selling to a first time buyer whose mortgage funds were available months and months ago. Excuse after excuse and promises of exchange/completion every week. They are TOTALLY INCOMPETENT.

AVOID PMPL - you will thank me in the long run!
PM Property Law conveyancers were appointed via a broker i used, so I didn't get to review the business reviews in advance. I wish I had!
The legal process started off well, with the app showing searches were being carried out etc. I am buying and the seller is selling with no Chain so should be straight forward! However, 6-8 weeks into the process I contact my solicitor to find out what was going on as there had been radio silence and searches must have come back and during that call I found out all but one of the searches were in and the seller had returned a form completed but another form had been issued for completion by the seller. I also had questions of contradictions on the forms that required clarification. so emailed these into the team email. After a weeks holiday (my solicitor) and 2 weeks of radio silence and unanswered emails and voicemails, I called my solicitor who did phone me back at the end of the day and told me she was too busy and a new team was appointed at 5pm on a Friday. By 5.30pm on the same day, another team had been appointed! I finally got a new locum conveyancer who started off really well. we found out none of my questions had been returned to the seller and within a couple of weeks these had all come back with a lot of prompting from me and the sales progressor from the agents. I am now 14.5 wks into a quick sale and purchase with no chain and I still after a week of trying cannot get hold of my solicitor or a completion date. I think I may just find a new solicitor to complete things for me.

I am a first time buyer and proceeding with a simple purchase with no chain and no estate agent. The communication has been very bad and have had to chase via calls for updates to my case as otherwise it would be left unactioned for days/weeks at a time.
We were told multiple times after they had all documents that our case was in "internal sign off" and Exchange and Completion could be done in 1 week. 2 weeks later and still it's in "internal sign off".
Throughout this I am ready to send the money, as me and the seller needed to complete and we were both happy with completing ASAP. The only issue was this company just not progressing anything internally.
This has caused mental health issues and stress beyond belief and still no finish line in site even though both me and the seller have been ready to complete for 2 weeks, everything in place on both our sides.... just this company being a blocker in progress.
Please do yourself a favour and avoid this company at all costs and go with another company that will be far more professional and reliable.

Zero communication loses the house
After 25 weeks of trying to sell our house (with no chain) to our buyer who is using PMPL, he's about to lose the house due to the dire lack of communication this company has afforded everyone involved. Our solicitor simply cannot get to speak to anyone; our buyer tells us the same and when there is some information they're sharing it's incorrect as the latest case handler hasn't got the right info. It's seems chaotic and unprofessional and heartbreaking they get to send peoples lives off in a direction they were hired to prevent. Hire them when you've had an offer accepted and chances are you won't come out with the purchase. Not the result anyone wants.

If your in no rush and want to save money
It’s disappointing to find that what should have been a straightforward sale and purchase process, without a chain, has now exceeded six months—something PMPL has managed to delay significantly. Unfortunately, this firm has been consistent in one thing: offering excuses and delivering poor service.
In hindsight, I regret not thoroughly researching before signing with your solicitors. This has resulted in an unacceptable delay of nearly six months. While politeness has never been an issue, the constant and unnecessary delays have turned this process into what feels like a fourth job—balancing the sale of my flat, dealings with the management company, PMPL, and the buyer’s solicitor. Despite my relentless follow-ups, progress has been nearly non-existent, and with my mortgage due to expire soon, the likelihood of completing this process in just a month feels increasingly unrealistic.
Adding to my frustration, I discovered that my case was neglected for two months, with no action taken. Searches were completed within a few weeks, yet protracted searches were blamed for the delays. Excuses have piled up, with particularly poor practices coming to light—like using an incorrect email address to contact the management company, and then leaving the lack of response unquestioned.
Despite logging a formal complaint about the lack of communication, that complaint is still pending responses from the very same team responsible for the delays. I cannot express how disappointed I am with this entire situation. I now find myself on the verge of being homeless because it’s clear that this team has zero interest in resolving matters swiftly or with any urgency.
When I requested a callback, I was informed this wasn’t possible due to a lack of headsets, which is hard to comprehend given that a phone works perfectly fine without one. I’ve also been told that the delays were due to the other solicitor’s lack of response, though I have reason to doubt the accuracy of this claim.
This entire experience has been exhausting and riddled with inefficiencies. Let me be clear—if this process extends beyond the 8th of November, I will escalate this matter further.

Avoid at all costs. Please find someone else!
Avoid at all costs! For some inexplicable reason, PMPL were recommended by the Estate Agent ( a National chain) so we didn’t look at their reviews - all those 1 star ratings are correct. The National chain have told me they will NEVER use PMPL again.
We were cash buyers on a property with no chain. It should have been the simplest possible transaction but PMPL were so poor/slow/incompetent that the sellers nearly ditched us.
Communication is dreadful; despite being told I was second in the queue with a wait time of 8 minutes, I finally gave up over 60 minutes later! This was the norm on every attempted call. Even when I requested a call back, that they confirmed by email and text, it did not happen.
They don’t respond to simple email requests to confirm safe receipt of documents.
My file was passed to 4 different team leaders over the 18 weeks it took, and for a 6 week period, there was no communication whatsoever.
I received an email that was meant for another client.
Despite making a Formal Complaint before we had exchanged/completed, so they knew I was not happy, they still tried to over charge me by about £750. It was only when I queried this, did I discover they had charged me for mortgage work and searches, neither of which I had, but which added over 30% to their bill. They put this down to human error, but they are supposed to be the professionals and I wonder how many people pay their fees without checking. Clearly no management over site, or checks in place.
Formal complaint was upheld and they acknowledge their service was not up to standard and are very sorry! Offered lousy amount to compensate!
I’m about to submit an SAR and report to the Legal Ombudsman!!!

AWFUL experience from start to finish.
Believe the bad reviews, and save yourself the stress and anxiety we've had.. PM Law and Team Cutts were absolutely terrible through the whole process of buying our first home.
Emails and phone calls totally ignored from ourselves, our estate agents, and the sellers solicitors.
They denied having received answers to enquiries and delayed our purchase by 2 months, with sellers almost pulling out multiple times.
3 months into the process I called and after waiting an hour on hold got through to Michelle, who told me that nothing on our file had been marked as completed by Team Cutts, everything was still outstanding, which was a total lie and she was able to find all our signed documents within a few minutes!
We sent our signed mortgage deed at the start of July - it took until the end of September for them to flag issues with it, a week AFTER we were meant to be exchanging.
I also called to check where we were at with the delay to exchange and complete, and was told on the phone that Donna was on the phone with the sellers solicitors and we would definitely be exchanging the same afternoon. Called back later to check it had all been processed.. and it was a total lie, and our file was still down for sign off!!
Dealing with Team Cutts and the situations they have put us in has caused:
Frustration and delays for the estate agents and sellers solicitors, as they've been unable to get in contact easily during any stage of the process.
A delay of our purchase for over 2 months, meaning we had to extend our tenancy past it's end date.
Severe anxiety and emotional distress for myself and my partner for 4 months, with multiple negative health impacts. Numerous times we believed the purchase would fall through as the estate agents and sellers solicitors completely lost confidence in Team Cutts to provide accurate and timely responses. As first time buyers this has been a highly upsetting and confusing process, with no clarity or support.
We will be submitting a formal complaint for their negligence.
Finally we have completed today, only due to our amazing estate agents.
If you get given Donna and Team Cutts.. good luck.

Avoid this awful law firm, particularly if you're purchasing/selling your property. This firm caused a number of problems with my transaction from start to finish.
The main issue was on completion date. My other solicitor completed the sale of my property early in the morning and sent funds straight to PM Law (Team Speller) as expected.
It took me all day to get in touch with PM Law and it wasn't until late in the afternoon that I found they'd made a complete and utter mess of the transaction. Within the space of one hour, they told me that they'd received too much money, and then they told me that they hadn't received enough money before then telling me that they didn't think they'd received any money before finally confirming that they had actually received the money all along. It took until 4.55pm for them to confirm money had been sent for my purchase. Their complete incompetence to simply send to some money to another solicitor left us in a position where we were told to find a hotel for the weekend as the purchase was unlikely to go through.
If that wasn't bad enough, I spent weeks after chasing them asking for them to confirm the transactions which took place and return any excess funds to me. They've finally confirmed that they've been holding on to extra money from my transaction and said they'd send it to my bank account. Several weeks have passed since then, I've chased them constantly and not had a single response from them since. I'm now left out of pocket and with the only option of raising the complaint directly with the Legal Ombudsman and SRA.
Conveyancing firms tend to get a bad reputation, however I have used several in the past and I can honestly say that this one goes out of it's way to provide the worst possible service it can - wish I'd read the reviews before instructing them as seems like others have had similar experiences - but at least they're consistently bad I suppose...

Inexperienced, do not have a clue how the process works.
My solicitor was whinging she had 100 cases.
My sale has fallen through because my solicitor doesn’t know how to do her job.
Chases enquires she’s had for months.
My buyers mortgage offer expired because she was unable to escalate the last outstanding item she had been chasing for months.
Unable to explain to me how the process worked. I had to constantly get help from my estate agents sales progressor
These people have caused me so much stress.
Do not use these solicitors. They’re friendly yes but they have no experience and don’t fill you with confidence that they know what they’re doing.

A solicitor who Forgets to pay your estate agent so you get a call threatening to take legal action if I don't pay up.
Have a solicitor who has a complaint team that don't really look in to your complaint and try and fob you off with sorry ....

This is the solicitor for you ! I highly recommend asking them to look after your sale / purchase... if you have loads of time to chase them, check what they are doing and correct their work, reach out to them and get them on your case.

Maryam Azam went above and beyond during my purchase, as a first time buyer I was nervous, stressed and not that knowledgable on the actual process
Maryam was my legal advisor of the team and was always responsive, kept me up to date, provided me with reassurance and kept me sane! In fact at one point I thought Maryam was my solicitor. She truly was amazing!
I know my actual solicitor was off for a period of time being unwell and Maryam pulled out all stops to ensure my purchase went through. In fact the chain had to complete on a certain date, if not a chain collapse looked probable. Maryam ensured this tight deadline was met with the help thereafter Emma stott (thank you Emma) who took over from my original solicitor not being present.
We completed on time!!!!

Would not recommend using this company at all. I’ve never dealt with such lack of accountability.
Files sit with the admin team for 5+ weeks even when all forms have been returned and deposits paid, before they are then passed around different departments before anyone takes any (or lack of) ownership.
Emails & calls go left unanswered and ignored.
No one deals with your query even if you manage to get through after spending 40+ mins on hold.
Conflicting information is given when you actually manage to speak with someone.
Confirmed call back requests booked through their app are not honoured with no explanation why.
Legal documents have been issued with the incorrect spelling of names.
They sit on documents for 4+weeks before issuing them out.
When they finally email, they forget to attach documents they refer to, meaning you then have to spend time on hold trying to get through to someone to request the missing documents because they do not respond to emails.
Emails are again obviously ignored as queries raised are not passed up the chain.
This company is now severely jeopardising my sale and onward purchase, I’ve tried to escalate internally to no avail. My next step will be logging an official complaint prior to getting the ombudsmen involved.
